Analysis<br />

This site comprises of a two storey shopping centre with associated car parking.<br />

The site abuts the eastern banks of the Ward River. The river has a relatively low<br />

level of passive surveillance. Opportunities exist to create a more pleasant<br />

pedestrian/cycle route along the river with future development providing a strong<br />

frontage overlooking the river. To allow for sufficient and safe vehicular access to<br />

the site the removal of one building (either McNamaras Pharmacy or Vodafone)<br />

would be necessary. This use can easily be accommodated in the new site.<br />

To allow the density of the town core to increase, whilst maintaining the urban<br />

grain and avoiding excessively large monolithic development.<br />
