3.8 Opportunity Sites:<br />

Retail/Commercial Core<br />

A number of opportunity sites have been identified within the retail/commercial<br />

core character area specifically. These sites represent significant opportunities<br />

for delivering environmental and economic benefits to <strong>Swords</strong>.<br />

Indicative site development briefs have been prepared for these sites to guide<br />

their redevelopment thus ensuring that future development proposals adhere to<br />

the principles of good design described previously and contribute to the<br />

achievement of the overall vision. To allow for optimum integration with the<br />

existing Town Centre, piecemeal or ad hoc development will not be permitted<br />

within the development brief boundaries. The individual landowners will be<br />

encouraged to coordinate and integrate an approach for the redevelopment of<br />

their sites through use of development briefs. Indicative guidance is provided in<br />

the following sections 3.8.1 to 3.8.7<br />

The heights described in this section of the document are the recommended<br />

maximum permissible heights. However each proposal will be required to carry<br />

out a visual impact assessment to ensure that the integrity of Main Street is not<br />

compromised.<br />

It will be a key principle that new development will positively front onto the public<br />

space network (roads and river), so that they contribute to the activity and thus<br />

the safety of these spaces and routes. Also the development of good connections<br />

will be sought by the creation of links between sites and surrounding areas.<br />

Development proposals must demonstrate compliance with:<br />

● <strong>County</strong> Development Plan standards relating to private, semiprivate and<br />

public open spaces, car parking and seperation distances.<br />

● Relevant Standards relating to daylight, sunlight and overshadowing.<br />

OTHER KEY IMPORTANT SITES<br />

It is an objective of <strong>Fingal</strong> <strong>County</strong> <strong>Council</strong> to ensure that specific site design and<br />

development briefs shall be prepared for potential redevelopment sites identified<br />

in the map adjacent prior to considering any future proposals including planning<br />

applications. These shall clearly present an analysis and vision for how these<br />

areas might be developed in an integrated manner to provide for additional<br />

facilities to serve the Town Centre in a manner that will enhance and improve the<br />

civic and environmental quality as well as the vibrancy and vitality of the town.<br />

The sites include the following:<br />

1. The <strong>Council</strong> car park at Seatown Road<br />

2. Lands south of Seatown Road<br />

3. Garage/forecourt areas along North Street<br />

4. North Street Business Park, Seat garage, Scouts hall and FÁS premises<br />
