Dear Readers,
Aah, February!
Love is definitely in
the air at this time of
year. Every store you
go into is covered in
red hearts and other
words and symbols of
love. You can’t help
but feel good. Who doesn’t want love?
Valentine’s Day has become an important
American tradition. Couples like to
exchange gifts with each other and enjoy
going out for a romantic dinner. Even the
children get into it with Valentine’s parties
and giving cards to all their friends.
This month’s issue of FloridaWise
Magazine is full of very informative and
entertaining articles, from a very
interesting article to help you start
thinking about your taxes to several on
real estate in South Florida. There is even
an article on treasure hunting. On behalf
of the staff at FloridaWise Magazine, we
hope you enjoy this February issue and
thank you for your continued support and
positive feedback.
Jetsetter
Lounge
By
Chef Joe
“The Jetsetter Lounge,” hidden in
an area of Lake Worth off North Dixie
Highway, was an absolutely delightful
experience to say the least.
This “Art Deco,” Hawaiian, ’60s
themed restaurant and lounge was very
entertaining, and reminiscent of my
younger days. Even the furniture, tables
and chairs, which are for sale by the
way, reminded me of my Uncle Nick’s
house when I was a child. The food
was equally delightful as we soon
found out.
Upon entering the “Lounge,” we felt
as if we walked into Austin Powers’
swanky pad. The word “groovy” came
to mind right away. Quickly greeted by
a lovely hostess, we were told to go
ahead and look around to see where we
DiningWise
Owners:
Mike & Natalie Jones
would like to sit. We ventured
outside and decided to sit on a
very cozy patio, complete with tiki
torches, Hawaiian “Totem” Gods
and more “shagadelic” furnishings.
My wife and I chose to sit near the
Chiminea, as the owner and
“brainchild” of this kaleidoscope,
Mike Jones, poked away at the
fire.
As we were seated, Mike
quickly greeted us, made us feel
very comfortable, and saw to it we
were taken care of immediately.
Our server was very enthusiastic
as she guided us through the
menu. She made some wonderful
suggestions as we soon found out.
Always ready to try something
new, we decided to take Chelcey’s
advice and go with a Chilean red wine.
The wine was served in a small
decanter, and was surprisingly very
tasteful. Although all the appetizers on
the menu looked wonderful, my wife
decided to start with sesame seared tuna
over Asian greens with ginger dressing.
The tuna was expertly prepared and
very fresh, absolutely delightful.
We were pondering over what our
other appetizer should be when Mike
suggested the wakisaki scallops. We
decided to take his advice and were
glad we did. The scallops were served
on the half shell with a seaweed salad
and wakisaki liquor over the top, along
with wasabi and pickled ginger on the
side. They were tender, fresh and
delicious.
For the entree selections, we were
told that the lamb chops were excellent
as well as the fish. It was a difficult
choice. However, since my wife and I
are trying to watch our caloric intake,
we decided to go with two different fish
selections. I chose the grilled Halibut
with a horseradish dill sauce. The fish
arrived with a sweet potato pancake
and stir fry vegetables on the side. It
was flaky and well prepared. My wife
decided to order the spicy ginger
grouper which was equally as good.
After we finished our entrees, we
were pleasantly full and enjoying the
beautiful night air and ambiance. Our
server strongly suggested the Jetsetter
Sundae. Our dessert was a sight to
behold. A giant martini glass arrived
filled to the rim with bananas,
strawberries, kiwi, ice cream and
whipped cream. We poured Godiva
liqueur over the top to finalize the
experience. We devoured it.
From the moment we walked into
this unique establishment, we were
rewarded with a myriad of delights.
Jetsetter Lounge is definitely a treat for
the senses. I highly recommend it.
Well worth the experience, the
Jetsetter Lounge is located at 1132
North Dixie Highway in Lake Worth.
Phone: 561-533-7999. It has a full
liquor bar available and an awesome
happy hour.
Asian Chicken Wraps with Spicy Peanut Sauce By Chef Joe
The Chicken
12 (3-4 oz. pieces) chicken tenders
2 Tbsp. soy sauce
2 Tbsp. vegetable oil
2 Tbsp. grilling seasoning
The Salad
1 seedless cucumber peeled and halved lengthwise
and thinly sliced on an angle
4 cups fresh bean sprouts
2 cups shredded carrots, available in pouches in
produce department
6 scallions sliced on an angle
6 Tbsp. chopped mint leaves (4 sprigs)
2 Tbsp. sesame seeds
1 Tbsp. sugar
3 Tbsp. rice wine vinegar or white vinegar
Salt
18 leaves of basil chopped or torn
The Spicy Peanut Sauce
1/2 cup room temperature chunky peanut butter,
soften in microwave if it’s been refrigerated
4 Tbsp. soy sauce
2 Tbsp. rice wine vinegar or white vinegar
1/2 tsp. cayenne pepper
4 Tbsp. vegetable oil
12 (8-inch) flour tortilla wraps
Marinate chicken tenders with soy sauce and oil; let
stand for one hour. Heat grill to a high heat. Brush grill
grates well and season with oil to prevent sticking. Grill
tenders for 6 minutes on each side.
Combine cucumber, sprouts, carrots, scallions, basil,
mint and sesame with a generous sprinkle of sugar and
vinegar. Next, season salad with salt to taste.
Whisk peanut butter, soy sauce, vinegar and cayenne
together in a mixing bowl. Stream vegetable oil into bowl
slowly to emulsify the ingredients.
Place cooked chicken tenders in with the salad. Toss with
veggies and herbs. Do not over toss.
In a very hot nonstick skillet or over a burner, heat
tortillas 15 seconds on each side.
Pile chicken and veggies in wraps and drizzle liberally
with spicy peanut sauce before wrapping and rolling. Serves
4-6. Enjoy!
FashionWise
You’re just dying to make an
impression on your beloved, and you’ve
heard through the gym grapevine that
lacy lingerie will win her heart. Well,
you’re on the right track! But how are
you going to navigate the frilly, sexy
displays at your local Macy’s or
Victoria’s Secret? Do you even know
what constitutes a great lingerie gift?
Let’s begin with a couple of rules that
you shouldn’t break until you’re better at
this.
1. Skimpy does not
necessarily resonate with
females the way it does
with males.
Unless you’re entirely, 100 percent,
bet-the-rent-on-it certain that your woman
loves crotch-less panties or is dying to
wear a thong, you might want to start
with some more standard fare. You want
a Wow! from your woman? Look for topnotch
fabrics and name brands. You
can’t go wrong with silk. Ever.
Microfiber is nice, but silk and satin will
get you that smile that you’re looking for.
8 February 2006
Buying Lingerie for Your Lady:
Getting Past Skittish
Lingerie by Dreamgirl available at After Midnight Lingerie & Video
2. Sleazy is not the same
as sexy.
The red panties and matching bra
with fringe hanging 10 inches from the
edges may make your heart leap, but
you’d better check your lady’s lingerie
drawer and her choice in reading matter
before you invest. The same goes for
edible undies, bras that have a cut-out
space, and anything that even vaguely
reminds you of something you once saw
on a centerfold.
3. If you have to guess
what size she wears, you
probably don’t know her well
enough to be investing in such
a personal gift.
You can make the process easier on
yourself and avoid the obvious pitfalls by
going either in person on online to the
stores whose labels your woman loves to
see under her Christmas tree. Victoria’s
Secret may be the Number One choice
in this arena, but don’t rule out other
options. If your sweetheart has a favorite
store, you should know what it is. With
the exception of some of the very small
local boutiques, most decent-sized stores
will have an online or mail-order version
for your shopping pleasure. Nordstrom,
for instance, which is one of the betterknown
department stores, carries the Le
Myst re brand of very sensual and classy
ladies undergarments. You can shop
online at Nordstrom.com or visit the site
and get the phone number so you can
speak directly to a helpful sales person.
Chantelle.com sells lovely French lingerie
which may impress her with both your
taste and your worldliness.
Silkytemptations.com sells equally
tempting and tasteful gift items.
Pajamagram.com offers a wide variety
of nighties from the sturdy flannel winterwarmers
to the frilly alternatives, and the
gift will arrive in a pretty, reusable
hatbox with a “Do Not Disturb”
doorknob hanger and bath salts
included as part of the deal.
Enlist the help of the sales staff at
the site or store you’ve chosen. They will
be happy to be of service. Check to find
out whether the package can be sent in
an unmarked shipping container if
you’re nervous about an obvious lingerie
delivery causing your secret to be
spoiled or, if you live alone, your
neighbors to raise an eyebrow. This
should not be a problem.
Shopping for intimate apparel for
your lady should be a trauma-free, if not
actually enjoyable, experience, so go on
and give it a shot. You’ve got nothing to
lose but your inhibitions, and your lady
will love you for it! ❂
DecoratingWise
Do you want to decorate your home? A room? A window? If
you’re like most people in today’s society, you want a beautifully
custom designed look, but might have a few reservations about
how to make that look a reality!
Here’s another challenge you may face. You lead a very
busy life, and you simply don’t have the time to run from store to
store looking for just the perfect fabric, accessory or area rug.
Perhaps, you’ve been “burned” before by selecting fabric under
fluorescent lights, only to find the colors have changed
dramatically when you get them home.
Has this happened to you? You purchase a sofa, have it
delivered and find that it is entirely too large for the room. You
may not be sure of what goes where – or with what! And you
might not know if you can build on what you already have, or if
you need to throw everything out and start from scratch.
You might fear that if you call in a professional decorator,
your home will end up featuring the decorator’s taste and not
yours. You may not even be sure you can afford the services of a
professional.
Well, fear not! Let us help you put your decorating concerns
to rest! From design concept to completion, a professional interior
decorator can save you valuable time, and money. They will be
with you to help you every step of the way.
You may know the feeling you want to create in a room but
Interiors by Decorating Den
Before
don’t have the decorating expertise to make it become a reality –
but the right decorator does! You may know the colors you want
for your room, but may be unsure how to put those colors
together beautifully – but the right decorator does! You may know
the type of furnishing you want, but don’t know where to get them
– the right decorator does.
The lists of benefits could go on and on. The bottom line,
however, is that a professionally trained interior decorator can not
only make your ideas work better, but knows how to make your
decorating dreams a reality!
A complimentary consultation with a decorator at your
convenience and in your home is time well spent. You will have
an opportunity to discuss your decorating needs, what will be
your color-scheme and what budget you have in mind.
Maybe it’s time for you to consider calling in the
professionals!
Are You at Risk for
Melanoma?
Moles are something that most
everyone has, at least somewhere on
their body. Many moles go overlooked,
as simply cosmetic imperfections for
years. What appears to be a harmless
mole however could be skin cancer
(melanoma). One in seventy-five
Americans will develop melanoma at
some point in their lives.
What is melanoma?
Melanoma is a form of skin cancer
that develops on the surface of the skin.
If caught early and removed, it is usually
less deadly than other cancers and
HealthWise
spreads less quickly. The cancer can
spread to the lymph nodes in the body
however, and become fatal if not
treated.
What causes melanoma?
Melanoma is most closely related to
sun exposure; however you can develop
melanoma on parts of your body that
have not been exposed to the sun. With
the gradual decline of the ozone layer
and the increasing fashion of being
"tan" melanoma cases have increased
dramatically over the past 20 years.
Who is at risk for melanoma?
Everyone is at risk for developing
melanoma. Those with very light skin, a
family history of melanoma or those with
over one hundred moles are more likely
to develop the cancer than others.
Is melanoma fatal?
If caught early melanoma is rarely a
fatal cancer. Melanoma that is left
untreated however can spread to other
parts of your body at which point it can
become a fatal disease. For that reason
it is important to do regular checks of
your moles and get any suspicious moles
checked out and removed early on
before they begin to be a problem.
How do I know if my mole is
melanoma?
l. It is important to regularly inspect
the moles on your body, looking for any
warning signs that they might be
cancerous.
Continued from previous page
2. A harmless mole is usually round,
and for the most part symmetric. If your
mole is asymmetric it may need to be
looked at by your doctor, and could be
melanoma.
3. A harmless mole is usually all
one color. Most regular moles are either
all black or all brown in color. If your
mole is several different shades of black,
brown and or red it may need to be
looked at by your doctor, and could be
melanoma.
4. A harmless mole usually has
smooth even edges. If your mole has
jagged or rough edges it may need to
be looked at by your doctor, and could
be melanoma.
5. A harmless mole usually remains
a constant size. If your mole appears to
be growing in size or if another mole
develops beside a preexisting mole it
may need to be looked at by your
doctor, and could be melanoma.
6. A harmless mole is usually about
the size of a pencil eraser or smaller. If
your mole is larger in size, it may need
to be looked at by your doctor, and
could be melanoma.
What can you do to protect
yourself against melanoma?
Wear sunscreen.
A good way to protect yourself
against melanoma is wear sunscreen
whenever you leave your home. Even on
cloudy days, your skin can be damaged
through sun exposure and you increase
your risk of melanoma by being outside.
Try to wear a sunscreen with at least an
SPF of 30 every day before you go
outside. If you are spending a good deal
of time outside, such as when you go to
the beach or if you have a job outside
14 February 2006
try and reply your sunscreen every two
hours.
Get a hat.
A Hat can help protect your body
from direct damage from the sun’s rays.
If you plan on spending an extended
period of time in the sun, a hat can help
protect you from harmful rays and keep
you cool.
Do monthly self-exams.
Each month do a self-exam where
you look for new moles, and check the
status of your old ones. Melanoma can
develop off of pre-existing moles, so
even if you’ve had a mole all of your
life, still keep an eye on it and make
sure it doesn’t start to grow larger or
have an additional mole attached to it.
Check even locations that have not been
exposed to the sun. Melanoma can
develop anywhere on your body.
Visit your doctor.
If you think you have a questionable
mole, don’t wait to visit your doctor.
Visiting your doctor immediately and
having the mole looked at and or
removed can be one of the best steps
you can possibly take in protecting
yourself against melanoma. If you catch
the cancer early on and it is removed, it
will often do little or no damage to your
body.
How is melanoma treated?
Melanoma is treated different
depending on how long it has been on
your body and if the cancer has spread
to other parts of your body and your
lymph node. After removing the
cancerous mole from your body, your
doctor will often do a biopsy to
determine whether or not the mole is
cancerous. They will also remove some
of the regular tissue surrounding the
mole site to determine if the cancer has
spread.
In the biopsy, your mole will be
looked at under a microscope to
determine whether or not the mole is
cancerous. Cancer cells can be hard to
detect, and errors can happen. Even
though the biopsy for one mole comes
back negative that also does not put you
in the clear for all of your other new
moles. It is important to have each mole
checked separately to determine whether
or not they are cancerous.
If the cancer has spread to your
lymph node or other parts of your body,
a PET scan, CT scan or MRI may be
necessary to determine the extent of the
damage and the best treatment options
for you.
If the cancer has not spread, then
the removal of the mole and regular
follow-up checks are all the treatment
that is necessary. It is possible for a
cancer to be removed, and then develop
melanoma again in the same location or
elsewhere on your body. It’s important to
keep checking and make sure no mole
gets by without being checked. ❂
Pucker Up and
Kiss Me Darling
By
Susan M. Keenan – © 2005
Could finding the perfect shade of lipstick help you in finding
the perfect man?
Definitely! Lips are a prominent feature on the face. What other
facial feature can demand more notice than soft, sensual, voluptuous
lips?
While he is looking at your mouth, envisioning kissing those
soft, sensual curves, you are snagging a place in his memory. What
better way to hold a man’s interest than to capture his libido and
hold it in limbo?
Is he going to want to kiss lips that glare out at him from a
delicate face or run from them before they snap at him? Will the
man of your dreams find himself drawn to lips that seem to beckon
him with their delicately shaded vibrancy? Can any man resist a
woman with lips that seem to say: Kiss me darling, I am yours?
Finding the perfect shade of lipstick is as important as finding
the perfect outfit. Your lipstick is a major part of the personal
statement you make through your fashionable appearance.
Everyone notices the perfectly dressed woman with the perfectly
shaded lips and envies her.
How do you discover the perfect shade of lipstick? Sometimes,
it takes a little trial and error to find the shades that compliment your
skin tone. A good place to start is at the cosmetic counter of almost
any mid to high-level department store. Free makeovers are a staple
16 February 2006
of their day and give you the benefit of
the expertise of their cosmeticians. Even
though the goal of giving the makeover
is to get you to make a purchase, the
result is the discovery of several different
shades that you can wear with selfconfidence.
Whether it is red, pink, brown, or
somewhere in between, the ease with
which you put on your lipstick reflects the
confidence you have in the shade you
have selected. This, in turn, is reflected in
the way that you carry yourself. This is
what gets you noticed.
Not only have lipsticks been
perfected to color our lips provocatively,
but also they have been perfected to
offer them protection from the elements.
Lipsticks keep our lips soft, moist, supple
and noticeable.
In general, remember:
• Muted colors (purples and
browns) are better to tone down large
lips.
• Light colors work best for thin lips.
Remember that putting on lipstick
can be as easy as putting on a happy
face! So, put a little razzle and dazzle in
your life by putting a little sparkle of
color on your lips. ❂

General and Cosmetic
Dentistry
By Dr. Anna Ostrovsky
Do you have problems with your
teeth? When was the last time you’ve
had a REAL checkup? Are you afraid of
the dentist? Dr. Anna Ostrovsky has
been serving the community’s dental
needs for the past 4 years. A graduate
of the University of Florida College of
Dentistry, she is well versed in all of the
latest techniques to make your dental
experience more enjoyable while giving
you a healthier, better smile.
A smile can be the most eyecatching
feature of your face. Even a
subtle change can make a big difference
in the way you look and feel. Bleaching,
bonding, veneers and white fillings allow
us to create a beautiful smile with
minimal changes to existing teeth. New
technology in veneer fabrication allows
us to perform dazzling transformations
with minimal surface preparation.
Although white fillings have been around
for a long time, the new materials can
now be used in a wider range of
applications allowing you to keep your
smile as white as it can be!
We are also leaders in the
assessment, prevention and treatment of
oral bacterial infections, and other
cutting edge approaches to patient
education and dental procedures.
According to the American Dental
Association, at least 60 percent of adults
in the United States have moderate-tosevere
gum disease! No doubt, you've
heard some of the terms: plaque, tartar,
calculus, gingivitis, periodontitis,
pyorrhea, periodontal disease and gum
disease. But what does it all mean?
Quite simply, gum disease (periodontal
disease). It starts when plaque and tartar
(calculus) are allowed to accumulate at
the base of your teeth. The bacteria in
the plaque leads to an infection in the
gums (gingiva) called gingivitis. Left
untreated, the infection spreads to the
tissue and bone that holds your teeth in
place, a condition called periodontitis
(pyorrhea). Because of the bacterial
infection associated with periodontitis,
tooth abscesses are also common.
Patients with gum disease, or patients
that build up large amounts of tartar,
may need to have their teeth cleaned
frequently to help control the amount of
bacteria in the mouth. A thorough exam,
which includes x-rays, visual inspection,
and an analysis of hard and soft tissue,
helps determine the health of your gums.
Our number one priority is your
satisfaction.
We are continuously working to
build up your trust and confidence. That
means better treatment and better
service to you. Our multilingual doctors
and staff go through intensive training,
continuing education and expanded duty
certification.
We offer the latest range of
treatments and technologies such as an
intraoral camera, multimedia dental
health education. Our treatment areas
and our waiting room are equipped with
state-of-the-art, patient-education DVD
systems. If you are uncertain about a
particular procedure, we will be happy
to play the DVD video segment for you.
Treasure hunting has always invoked a certain fascination
with most people over the years. I remember as a youth in Ohio,
hoping to find some lost treasure as I trudged off into the local
woods with my father’s shovels. Seldom do you visit our local
beaches without coming across
someone using a metal detector
looking for watches, money or
possibly a historical treasure. As
treasure hunters go, local
resident Mike Daniel is the real
deal. Searching for historical
and monetary lost treasures and
sites for the past 35 years,
Mike’s life bears a resemblance
to Hollywood screen legend
Indiana Jones. Well, that is with
the exception of dodging
poisoned-tipped arrows or
running for his life from 12-footdiameter
round balls of stone.
Mike started out with an
interest in diving while
in high school. After
graduation, he moved to
the Virgin Islands where
he was employed full
time as a hired diver. In
1971, Mike moved
back to the states and
started diving
professionally as a
treasure hunter.
In 1972, Mike
discovered his first lost treasure when he found the Spanish
galleon, the Maravillas. It was at this site that he would find some
of the richest pieces of lost treasure found under the sea,
including a emerald cross valued at $400,000. The Maravillas
sank in 1656 with $5 million of treasure on board at the time. It
would have a value today of over $500 million.
One of Mike’s most important local discoveries was that of
the Seminole Indian War battle sites which took place right here
an 11 foot, 5 pound gold chain
from the Maravillas
in Jupiter. Pushed south
from Georgia and
through Florida by the
“white man.” The
Seminoles made their
last stand at this site. If
not for being led into
the Big Cypress
Preserve in the
Everglades by their
medicine man, Arpeika,
the Seminole tribe
surely would have been
brutally
wiped out
there. This
historic
area was
also used
as a The emerald cross valued at $400,000
training
from the Maravillas
ground for Civil War generals.
In 1996, Mike was asked by a friend to help him
find the lost treasure ship The El Salvador. The
research was too vague to give Mike a clear starting
point so he declined the offer. It was then that he was
asked to help locate the Queen Anne’s Revenge. This
was a challenge that Mike was more than willing to
attempt since this would be a very historic find.
Queen Anne’s Revenge, the former Concord de
Nantes was the flagship of Blackbeard the pirate.
Blackbeard had commandeered in November, 1717.
The Concord de Nantes was a slave vessel carrying a
crew of 70 and over 500 slaves. This find would
have had both historic and monetary treasures
abound. Queen Anne’s Revenge had sunk after
running aground off the coast of Beaufort, N.C., in
1718. It took Mike only eleven days to find her.
“Good research is the most important factor
when trying to locate a lost treasure or historical site,” Mike
informed me. “Unfortunately, treasure hunting isn’t what it used to
be. Prior to 1987, discovered shipwrecks were ruled
internationally by Admiralty Law which dates back to the 1600s
and basically states, finders -- keepers. The United States
government changed all of that in 1987 with the passing of their
Abandoned Shipwreck Act, which states that any treasure found
is the property of the state in which it is found. This has changed
treasure hunting immensely, moving it offshore past the 12 mile
international waters boundary into very deep water. By contrast,
Blackbeard’s Queen Anne’s Revenge was discovered in only 30
feet of water.
“I discovered early on that treasure hunting is a crazy
business, often consuming the hunter with the monetary prize. I’ve
seen many lives ruined because of this,” said Mike. “To allow
yourself to be fixated with the treasure, is to allow yourself to be
eliminated from the project,” Mike added. “I truly enjoy the
excitement and the challenge of the find.” That sounds to
me like the kind of treasure hunter even Indiana Jones would
be proud of. ❂

planning committee, she said, he also painted a tie for the event;
with fellow board member Lisa Aznaran placing the winning bid.
The more than 100 guests in attendance enjoyed an
improvisational jam session by jazz trio Blatant Disregard,
cocktails, hors d’oeuvres, a silent auction and raffle. Bidders
competed for a number of items in the silent auction, including
more than forty one-of-a-kind, hand-painted silk ties created
especially for the event by artists from around the world; artwork;
sculpture; and an eclectic collection of Objets d’Art. Raffle items
included gift certificates to East Coast Jewelry and the Mango Inn
Bed & Breakfast, along with a Dale Chihuly book. The list of
artists who created ties was as eclectic as the ties themselves:
from W. Palm Beach Mayor Lois Frankel to French Impressionist
Duav. In all, 25 artists participated in the event.
“We were extremely pleased with the turnout tonight,” said
ArtStart board member Lisa Aznaran. “We want to thank all of
Q. In this throwaway society in which we live, are
there any ways to make our children a little more
aware environmentally?
A. Yes, there are many ways to teach children about the necessity
to take care of our earth and its atmosphere.
South Florida took a big hit on October 24, 2005.
Unexpectedly, Hurricane Wilma, a Category 3 storm, blew
through Monroe, Miami-Dade, Broward and Palm Beach counties.
This storm caused millions of dollars of damage and wreaked
havoc on thousands of people’s personal and professional lives.
Hurricane Wilma was the 13th hurricane of the season and part
of a long line of natural disasters from the tsunami and
earthquakes to blizzards. These are violent outbursts of nature.
While having natural disasters are not new to our planet and its
atmosphere, the frequency and intensity are different. Somehow it
feels like Mother Nature is trying to get our attention. One cannot
help but wonder if we are hurting her.
Disposable Items
Many disposable items pose
environmental threats. Frequently used
ones like Styrofoam meat trays, plastic
plates, cups and cutlery are not
biodegradable. Instead of
disintegrating into the earth and its
atmosphere, they either pile up on the
ground or block the atmosphere with a
heavy cloud. Think about the
enormous number of plastic bags and
plastic containers we all use every
day. Try to picture the huge number of empty bottles from water,
juice, soda and other beverages. How about the millions of
aluminum cans? In addition, there are baby diapers and all kinds
of plastic cloths and covers? Some people are even careless
about throwing away batteries, printer cartridges and other items
with toxic chemicals in them.
What to Do
There is so much we can do to take better care of our earth
and its atmosphere. The best place to start is with teaching our
children … our youngest ones. You can explain to them about the
earth as our collective home with its atmosphere that supports our
We all have
strong and well
developed habits
of health care and
self care. While
bad habits are
always hard to
break, good ones
are easy to make.
collective life. Tell them about using paper items like cups and
paper plates, instead of plastic. Recommend white or natural
paper products that do not have toxic dyes in them. Show your
children how to bring a canvas tote to a grocery store instead of
having to take home so many plastic bags. As you recycle each
day, explain the process. In addition, encourage your children to
be the ones to wash and/or dry your disposables or even to be
the ones to put them into the bin.
We all have strong and well developed habits of health care
and self care. While bad habits are always hard to break, good
ones are easy to make. As you go about your daily living and
loving of your children, do what you can to teach them how to
listen to and respect Mother Nature. If she feels better, she is
more than likely to act better to all of her children.
What Should You Know Before
Buying Real Estate?
By
Larry E. Bray, Esq.
Everyone wants to buy real estate. And you can’t figure out
why it seems everyone else is making a fortune buying, selling
and flipping property while you don’t even know what a deed
does. This article is not an attempt to teach the complexities of
real estate flipping and investing. But for those of you who have
never purchased before, or perhaps didn’t know what that
blizzard of papers going back and forth across the closing table
was, this may be a good starting point for you.
Most purchase contracts require a cash deposit to show the
seller that the buyer is serious. It should contain details about who
will hold the deposit and how it will be applied. If the buyer
doesn’t go through with the deal, the deposit may be lost. The
purchase contract contains provisions which govern all aspects of
the transaction including payment, financing, closing date,
contingencies, clear title, insurance, inspections, repairs, wood
eating organisms, expenses and prorations. Most broker/realtors
and attorneys utilize a form of contract that has been approved
by both the Florida Bar and the Florida Board of Realtors.
Although it is a good basic form document there are indeed many
blanks which need to be filled in and terms which are open to
negotiation.
At the closing table, legal title is usually transferred by way
of a Warranty Deed. A title insurer will usually only insure
conveyances with this kind of deed because it contains certain
covenants (or warranties) by the grantor to the grantee. Per the
contract, the purchase price will have to be paid by the buyer
and there are also closing costs payable by buyer and seller.
These costs usually add up to between 4 and 6 percent of the
purchase price of the property.
Every penny transacted is set forth on a federal form called
the HUD-1 Settlement Statement. For most people, this is a difficult
document to understand. KNOW ONE THING: Most broker/
realtors are “transaction” broker/ realtors who do not represent
you; they represent the transaction and their function is to see the
transaction close. In my experience most buyers and sellers admit
to having been told this but not understanding it. This concept is
supposed to mean that your broker/realtor will deal fairly with
both parties. But they have no obligation to advocate, review the
deed or HUD for accuracy, or intervene if the HUD is incorrectly
prepared. The title company agent, likewise, is not there to
protect or advocate for anyone. The title agent prepares the HUD
and is there to close the deal.
Some of the costs which will be shown on the HUD are:
Buyer
Tax stamps on the promissory note – $.35 per $100 of the
amount borrowed
Intangible tax – on the mortgage – $.002 of the loan amount
Title insurance (owner’s policy) – approximately $6 per
$1000 of the purchase price
Title insurance (mortgagee’s policy) – approximately $200 if
simultaneously issued
Title endorsements – $50 each
Title search – $125
Exam Fee – between $50 and $100
Closing/settlement fee – $150 - $250
A survey – between $400 and $600 unless the seller has a
recent one
Attorney’s fees – usually between $600 and $800
Courier fees – between $35 and $75
Recording fees for the mortgage – $10 for the first page and
$8.50 thereafter
Seller
Documentary Stamps on the deed – $.70 per $100
Title Insurance – See the title charges listed above
Note: In Palm Beach County, it is the custom that the Seller of
the property pays for the owner’s title policy – in most other
counties, title insurance would be the buyer’s cost. Taxes must also
be apportioned and prorated on the HUD-l.
A lawyer can help with the process by preparing or
reviewing the sales contract, advising you about financing, title
insurance, tax, document preparation and reviewing the HUD1.
The truth is, only a lawyer that you hire will be an advocate for
you. No one else at the closing table will act as such because it is
not their job.
Good luck investing.
This article will discuss various tax
tips for the 2005 and 2006 tax years
that will help in preparing your current
year tax return and to provide additional
tips for the upcoming year.
Retirement Planning
Most of us look forward to the day
when we don’t have to go to work
anymore and the Tax Code contains a
number of ways to help us prepare. If
you contribute to a traditional IRA or
Roth IRA there is still time to maximize
your contributions for the 2005 tax year.
The deadline for making contributions to
your IRA is April 17, 2006. For 2005
through 2007 the contribution limits are
$4,000. For any individual that is over
the age of 50, the government added a
provision to allow catch-up contributions
for 2005 and 2006 of $500 and
$1,000, respectively.
If you are an individual that is part
of an employer sponsored 401(k) or
other qualified retirement plan consider
maximizing your contributions for 2006.
The 401(k) contribution limit for 2006 is
$15,000 and the catch-up contribution
limit for individuals over 50 is $5,000
for 2006. Please discuss this with your
employer to make sure that you take
advantage of these contribution limits
and catch-up contribution provisions.
Capital Gains
Everyone always asks, “Will I have
to pay tax on that stock if I sell it at a
gain?” Unfortunately the answer is yes.
However, if you made some bad stock
investments in 2005 that you sold before
year end, keep in mind that losses taken
in excess of gains will offset ordinary
income up to a $3,000 loss per year
($1,500 for married filing separately).
Any remaining loss not taken on the
current year return can be carried
forward to future years until the loss is
used completely.
For 2006 keep in mind that losses
on consistently underperforming
investments can offset gains taken on
winning investments and it may be
wise to sell them to rebalance your
portfolio and offset any gains.
Small Business Planning
Small business owners have many
opportunities for tax savings to consider.
The first is the Section 179 deduction for
capital purchases, such as furniture and
equipment that would otherwise have to
be depreciated. The Section 179
deduction stands at $105,000 for 2005
and 2006, and it can be applied to
purchases of up to $420,000. This
provision drops back down to $25,000
after 2007 so 2006 may be the time to
make these purchases.
Another tax saving strategy is for
sole proprietorships who can realize tax
savings by putting family members on
the payroll. Putting a spouse on the
payroll allows your business to provide
tax-free medical coverage for yourself as
the spouse of a covered employee.
Children can also earn up to $5,000 tax
free, and at the same time have the
opportunity to put funds into a Roth IRA.
Also you are not subject to Social
Security and Medicare on wages
paid to your children whom are under
the age of 18.
Expiring Provisions
Some provisions that expired at the
end of 2005 were originally added as
temporary economic stimuli. Among the
expiring provisions are the following:
• State sales tax itemized deduction
that provided an advantage for
taxpayers in states with high sales tax
rates or no income tax.
• Educator’s deduction for schoolrelated
expenses.
• The higher education expense
deduction that was useful for taxpayers
that did not qualify for the Hope or
Lifetime Learning Credits.
These and other provisions that
expired may return or be extended but
there has not been any discussion of
them so far. These are just several items
to keep in mind for the 2005 and 2006
tax years. As always please be sure to
discuss these and other possible tax
saving strategies with your tax advisor.
UPDATE TO TAX TIPS FOR
HURRICANE LOSSES ARTICLE IN
JANUARY 2006 ISSUE
Due to Hurricane Katrina, the
government passed legislation to provide
additional tax relief for victims of that
hurricane that live in federally declared
disaster areas. These provisions have
also been passed along to victims of
Hurricane Rita and Hurricane Wilma.
My previous article discussed how
to claim a loss on your 2005 tax return
for hurricane losses. One of the
provisions that the government passed
for additional tax relief was to remove
the $100 limitation per casualty loss and
to exclude the 10 percent of Adjusted
Gross Income (AGI) limitation to the
casualty loss. Therefore, your hurricane
casualty loss will stop at Step 6 (after
you subtract out your Insurance
Reimbursement) and that calculated
amount will then carry forward to
Schedule A. Please keep this in mind
when meeting with your tax advisor.
Innovation,
anyone?
By
Per Lindskog
What does innovation mean? Most
people probably associate the word with
inventions, new things or changes.
Webster offers the following definition:
1. the introduction of something
new
2. a new idea, method or device
In the world we live in today with
everything changing quicker than ever
before, things like innovation takes on a
different meaning. It’s important for
everyone,
“Innovation is whether in
the specific business, small or
instrument of large, or not.
entrepreneurship, What do we
the act that know about
endows
innovation? How
resources with a does it affect us?
How can we use
new capacity to
this knowledge to
create wealth.”
our advantage?
William Pollard wrote: “Without
change there is no innovation, creativity
or incentive for improvement. Those who
initiate change will have a better
opportunity to manage the change that
is inevitable.”
I agree that innovation is closely
connected with change, and how we
handle it, both on a personal level as well
as on an organizational level at work.
When things change it is usually due to
innovation in some shape or form.
During many years working with
people and organizations, I have found
that most struggle with change in
different contexts. Change is often
experienced as uncomfortable and
unpleasant. I will attempt to outline, in a
few points, how a focus on innovation is
a good, or perhaps one of the best,
tools to manage change.
1. Ways of “doing things”: Do you
have a “deeper” understanding and
appreciation of the fact that there’s
always more than one way of doing
something? This will be a precursor to
any true innovation. Start by deliberately
thinking of different possible options of
achieving a goal. Explore the options
further and make it a habit.
2. Continued learning: Do you agree
with the statement: “No matter how good
you are there’s always room for
improvement.” This is another precursor
for innovation. Make sure you never stop
learning. Read books and magazines,
business or hobby related. Continue your
education at a local college or university,
even if only for short courses. Explore
your true potential by working with a
good executive coach.
3. System or framework: Do you
have a system or framework for
innovation in your department or
company? Do you measure it? What do
you think would happen if you did, and
rewarded people for being innovative? If
you don’t have these, consider
implementing one immediately.
4. Your culture: Does your company
culture encourage innovation? Do you
allow mistakes? Are mistakes rewarded
or punished? Most successful companies
allow and encourage experimentation
and the inevitable failures and mistakes.
Give it some thought and try it, in a
controlled manner!
5. Your teams: Make sure to mix the
teams in your organization, i.e. men and
women, from different ethnic
backgrounds, and from different age
groups. Not only is this a legal
requirement in most cases, but also
an absolute must in order to get the
creative juices flowing resulting in
true innovation.
6. Strategic Plan: This one goes
both ways. There should be an
innovation component in your latest
Strategic Plan. Ironically, innovation is
also needed to develop an effective
strategic plan, one that will actually be
an effective tool for running your
business, and one where there’s a “red
thread” through your organization
starting at the Strategic Plan and all the
way down to the objectives and
compensation for all employees.
I call this process Strategic
Transformation, which is a better term
for this entirely new approach to
Strategic Planning.
Peter Drucker said: “Innovation is
the specific instrument of
entrepreneurship, the act that endows
resources with a new capacity to
create wealth.” Steve Jobs said:
“Innovation distinguishes between a
leader and a follower.”
SportsWise
For the last two years, winning the Honda Classic has been a
springboard of sorts to even more success on the PGA Tour later
in the season.
For his sake, let’s hope Padraig Harrington has a better
follow-up in 2006 than Todd Hamilton had in 2005.
Last March, Harrington, a 33-year-old Irishman, outlasted
Vijay Singh and Joe Ogilvie on the second playoff hole after they
tied at 14 under par 274 on the Sunrise course at the Country
Club at Mirasol in Palm Beach Gardens. Three months later,
Harrington won the Barclays Classic at Westchester Country Club
in Harrison, N.Y. These were his first two victories on the PGA
Tour, which he joined in 2003 after several successful seasons in
Europe, including nine wins since 1996.
Even more unexpected was the victory by Hamilton in 2004
at 12 under 276. Here was an obscure native of Galesburg, Ill.,
who had won 14 times in Japan and the Far East but had never
qualified for the PGA Tour. He finally did in December, 2003 and
at age 38 became the PGA Tour's oldest Rookie of the Year in
2004. That’s largely because he added the British Open's
prestigious Claret Jug to his trophy case in July, edging former
champion Ernie Els by a shot in a four-hole total score playoff. In
2005, however, Hamilton made only five cuts in his last 16 starts
in the U.S. after going 12-for-15 at the start of the year. He
dropped from 11th to 134th on the money list, $3,063,778
down to $559,495, and from 20th to 97th in the World
Rankings.
Surely, the demands on the time of a major championship
winner who was also a Cinderella story may have had something
to do with this and perhaps in 2006, Hamilton can get his game
back on a more even and consistent basis.
However, it's not a stretch to think Harrington may be better
equipped to handle his success generated by his initial win in the
Honda Classic. He has nine international victories, mostly in
Europe, though he's never won a major championship, a handful
of T-5s being his best effort overall. But he's played on three
European Ryder Cup teams -- that's three more than Hamilton -and
this year the Ryder Cup is being played in his native Ireland,
a home game at The K Club in County Kildare come September.
He's already assured of being on the European team.
In 2005, Harrington was 14th on the PGA Tour money list
with $2,615,731 but just 32nd on the European Tour with
earnings of 671,615 pounds.
The 34th Honda Classic is scheduled March 9-12 with the
winner receiving $990,000 from the $5.5 million purse. Honda
Who Will Be the Next
Tournament Winner at the
Honda Classic?
By
Larry Bush
Winner of the 2005 Honda Classic ... Padraig Harrington
is one of the most tenured sponsors on the PGA Tour, having been
a part of the tournament since 1982. Previously, National Airlines
and American Motors were the primary backers.
The Sunrise course is also the sixth different venue for the
tournament which began in 1972 as Jackie Gleason's Inverrary
Classic. The East course at the new Inverrary Country Club in
Lauderhill in remote west-central Broward County hosted the
tournament through 1983 before being built out.
A new concept for golf spectators, stadium seating, made its
debut with the construction of the Tournament Players Club at
Eagle Trace in nearby Coral Springs, which hosted the Honda
from 1984-1991 and again in 1996. The Honda Classic went to
Weston Hills in Weston, 1992-1995. Then, to the Tournament
Players Club at Heron Bay in Coral Springs, 1997-2002. After
that, to the wide-open Sunset course at Mirasol in 2003 while
construction was being completed on the tournament course, the
adjacent Sunrise. Justin Leonard was the winner the first time the
Honda was played in Palm Beach County with a tournament
record 264.
If there was a Hall of Fame for the Honda Classic, Jack
Nicklaus of North Palm Beach would surely be a charter member,
winning three years in a row, including 1976 when Inverrary
hosted a new idea for PGA Tour members, the Players
Championship. In 1978, he birdied the last five holes to edge
Grier Jones by 276 and 277.
The 2006 tournament will be telecast by the USA Network
from 4 to 6 p.m. the first two days, by NBC on Saturday 3-6 p.m.
and Sunday from 3 p.m. to conclusion. ❂

Dan Sineway, Head Basketball Coach -- Wellington High School
The 16-18 hour work days, the road trips, the time away
from family, the overwhelming thought
consumption of designing the perfect
play or defense, and the drawing of
plays on the back of cocktail napkins
or anywhere you can draw X’s and
O’s, this is life for most high school
coaches. So why do they do it?
“Foremost, it is for the lifelong
relationships and impact you make on
a young person’s life,” says Dan
Sineway, Head Basketball Coach at
Wellington High School. “The
teacher/student relationship can be
special, but there is something
extraordinary about ‘going into battle’
with your players as a coach and
mentor. The memories that take place
are lifelong and forever lasting.” The
2005-2006 team motto is “I hope you
had the time of your life” as it is in the
popular song.
Coach Sineway is no stranger to
going into battle in sports. In high
school Dan was a three-sport star.
During his very own playing days,
growing up in western New York, Dan
battled former Penn State football star
and NFL All-Pro linebacker Shane Conlon in most every sport. In
particular, Dan and Shane matched up in many big games in
basketball. Dan’s team was coached by Bill Van Gundy, father of
NBA coaches Jeff and Stan Van Gundy. Dan’s teams were always
very good, but Shane’s teams were Dan’s yearly nemesis. Dan’s
teams always finished with top records, however, they consistently
finished second to Shane’s team. The same scenario is presently
holding true for Coach Sineway. Now in his third season, Dan
has developed Wellington High School into a district contender
compiling a 39-18 record in his first two seasons. However, his
new nemesis is district champion Palm Beach Lakes High School.
In 2004-2005, the Wellington Wolverines excelled to a 21-8
record while finishing second in district 6A to Palm Beach Lakes.
The Wolverines were just knocked off by nationally ranked and
No. 2 ranked in Florida Palm Beach Lakes in the district
semifinals. The 2005-2006 squad has had to overcome adversity
with the loss of several key players, but Coach Sineway has kept
the team focused and striving for
success. They are presently a close
second in district 6A and their primary
preseason goal of making it to regional
play with the opportunity of dethroning
Palm Beach Lakes still in tact.
In addition to coaching, Dan is a
longtime teacher in Palm Beach County.
An experienced teacher and coach, Dan
Real EstateWise
“There is nothing permanent except
change.”
-- Heraclites
There is no doubt that our real
estate market is now in a transitional
phase. What was considered a red-hot
seller’s market a few months ago now
seems to be cooling off. Currently, we
are in transition from a seller’s market to
a buyer’s market. Although the market
may have cooled off a bit, it has not
died. A cooling market is actually a
normal trend. It is cyclical. Usually a
market transitions over a period of time.
This time it did not happen that way.
However, it is a challenge should you be
the one selling your home.
Buyers in a cooling market have
more choices than they did in the recent
past. There are more homes on the
market. The challenge in this real estate
climate is to get the buyer in the front
door. In the old market they didn’t have
much to choose from and were willing to
overlook some things. “This rise in
inventory means that buyers will have a
wider choice available to them,” said
NAR President Thomas M. Stevens from
Vienna, Va.
“And the significant price
appreciation over October last year
shows that the demand is still there, as
markets continue to balance themselves.”
David Lereah, NAR’s chief economist,
stated that markets are getting into
balance between demand and supply.
“We are returning to more balanced
markets between home buyers and
sellers, one that places buyers in a more
even footing. Housing activity has
peaked and it’s coming down a bit, and
we expect further cooling in the coming
months. We feel confident that housing is
landing softly as rates continue to rise.”
How to Sell
Your Home in
a Cooling
Market
By
Jackie Ellis
Although the market has taken a
drastic change, it doesn’t mean you are
facing bleak circumstances. It just means
that there are some challenges and
you’ll want to select a Realtor who is
experienced enough to face those
challenges. Here are some ways to help
sell your home in a cooling market:
Price your home competitively
to attract buyers
If you price your home too high
during this trend, you will simply be
ignored; buyers will not even look in the
front door. The number of days a home
stays on the market has practically
tripled; and what would have taken 15
to 20 days to sell eight months ago,
could be over 90 days now.
Stage your home properly
An investment in a few simple, lowcost
touch-ups can maximize your
home’s marketability. Make sure your
home is clutter-free. Take care of minor
touch-ups and spruce up the outside.
Painting is the cheapest fix with the most
dynamic impact. Buyers now have more
choices; eliminate anything that may
cause a buyer to scrutinize the home in
order to search for another.
Select an experienced Realtor
Choosing the right Realtor is now
more important than ever. A Realtor can
no longer simply list your home in the
Multiple Listing Service and call it a day;
and just placing a newspaper ad is not
as effective anymore. An experienced
Realtor, familiar with the area, has
experienced market fluctuations in the
past and will know how to navigate
through such trends. They will have the
skill to develop extensive marketing
campaigns. Through Internet campaigns,
virtual tours and showcasing the home
with professional photography, they will
be able to utilize every tool available in
order to increase the visibility of your
home.
Although the market may be
adjusting itself, getting into better
balance between demand and supply,
this is still Palm Beach County, we still
have an ocean and great weather, and
for that there will always be buyers. ❂
Out to change the way
you think about real estate
For many people, your house
is your most important
investment. Don’t trust it to
just anyone.
What makes Jackie Ellis such
an original in South Florida real estate?
Quite simply, it’s the little things. It’s her
creative approach to marketing homes to
maximize their value. It’s her friendly,
energetic personality. It’s her lifetime of
local knowledge. And it’s her track
Why South Florida? This question is
asked many times each day as
individuals and businesses alike examine
places to live, work and play! At the
outset of my comments this month,
remember that we are speaking of many
personal and business-oriented
motivations and, indeed, of many
different varieties of Florida. For obvious
reasons, this column will concern itself
with Southeast Florida and, most
specifically, Palm Beach County.
First, from a business perspective,
our little corner
of the world is
one of the
fastest growing
economic
geographies in
the United
States. The
market here is
simply too large
and too
wealthy to be
ignored or
underserved.
Further, it is not
difficult to attract a labor force at
reasonable cost in this business friendly
region.
As demographic data confirm,
people want to come and live in our
version of paradise. Quality-of-life
considerations get high grades on any
site selection matrix. In broad terms, our
business climate matches the superb
weather here.
There are difficulties as well. For
example, housing costs are very high
and out of reach for many. It is unlikely
that this conundrum will be settled in the
near future – hence the recognition of
the need for workforce housing, a topic
to which this writer devoted a column
last month.
Overshadowing the availability of
jobs is the fact that wages are relatively
low in an area with a relatively high cost
of living. While one can rationally argue
Perhaps the
single longrange
macroeconomic
issue
threatening
our region is
the need to
create not just
more jobs, but
“better” jobs
Development Dynamics in South Florida
By
Neil M. Shpritz
that low wage levels benefit employers
and local economic development
officials, there is the issue of less than
optimal job satisfaction as workers move
further away from job sites and become
more prone to changing jobs for even
marginal improvement.
Perhaps the single long-range
macroeconomic issue threatening our
region is the need to create not just more
jobs, but “better” jobs. This is the prime
reason why the Scripps project is so
important. While there will be no
immediate panacea, a new and growing
economic cluster will begin to develop
and will continue growing over many
years. Many of the resulting jobs will be
created not just at the Scripps facilities
that will be built – the spinoffs that will
occur promise to transform our whole
economic structure. In
addition, positive
results will accrue to
workers at all levels;
one will not have to
be a PhD to
participate. Just look
at Silicon Valley and
La Jolla in California,
Route 128 around
Boston, the
Washington-Baltimore
area in Maryland,
D.C. and Virginia
and the Research
Triangle in North
Carolina as examples
of sound economic
cluster development.
Though I am
obviously a strong
advocate, I am not
going to delve into
the politics of
location. There is
more than enough
regional benefit to be
derived that it is
clearly time to settle
the political infighting
and get on with it. Given some of the
locations under consideration, first
impacts will be felt almost immediately.
Quite candidly, it is my fervent wish that
a site or sites will have been chosen by
the time this column appears in print!
There are space constraints here, so
permit these comments to conclude with
my thought that the Florida economy will
be significantly improved by this cluster’s
development with all segments from the
entrepreneur to mature employer giants
participating. All residents will benefit
directly and indirectly from this sound,
responsible example of the kind of
growth that will occur.
As “season” rolls on, a brief
mention that Spring Training is upon us.
What a great time of year. Perhaps it
even gives thought to a later column
devoted to sports and the regional
economy.
See you next month.
