<strong>QUALITIES</strong> <strong>REPORT</strong><br />

<strong>FAÇADES</strong><br />

The rear façade and the façades of the internal patios will be finished externally<br />

with single layer stucco.<br />

All of the façades will have thermal insulation in the air chamber and plastered<br />

internal partition wall.<br />

ROOF<br />

Washing line area: transitable, flat, made up of slopes, approved asphalt cloth,<br />

thermal insulation, protection plate and tiled with long thin bricks.<br />

Technical area: non-transitable flat, made up of slopes, approved asphalt cloth,<br />

thermal insulation gravel finishing.<br />

FLOORS<br />

The open spaces and the kitchen will have laminated parquet flooring, with<br />

skirting board painted. The treads of the staircase giving access to the loft will<br />

also be of laminated parquet.<br />

In the bathrooms flooring will be fitted matching the wall tiles.<br />

In the terrace of the rear façade and in the patio there will be anti-slip tiles.<br />

PARTITION WALLS AND FALSE CEILINGS<br />

The stairwell will be of “gero” 15 cm perforated brick, plastered.<br />

The separations between offices will be of sound absorbent<br />

The internal partition walls of the bathrooms and kitchen will be of 4 cm hollow<br />

brick plastered in the open spaces and the kitchen, and tiled in the bathrooms.<br />

The bathrooms and the kitchen will have false ceilings.<br />

TILES<br />

The vertical surfaces in the bathrooms will be ceramic tiled to the height of the<br />

ceiling.<br />

SANITARY EQUIPMENT<br />

In the loft bathroom:<br />

Shower floor of silestone with anti-slippery strips.<br />

Glass screen with one fixed panel and one moving for the shower.<br />

Surround and wash basin of silestone FORO model from ROCA, white, with<br />

mirror above surround.<br />

Low WC tank DAMA SENSO COMPACTO model from ROCA, with ABS seat<br />

and lid, white.<br />

Bidet DAMA SENSO from ROCA, with ABS lid, white.<br />

In the ground floor washroom:


Surround and wash basin of silestone FORO model from ROCA, white, with<br />

There will be water, electricity and drainage connections for an automatic<br />

washing machine and dryer in the external area situated in the terrace of the<br />

and shower head in the shower.<br />

RAMON SOLER monoblock with rotating spout in the sink.<br />

KITCHEN CUPBOARDS<br />

Low cupboards and column unit for oven and microwave melamine clad, with<br />

surface and front plate in silestone.<br />

ELECTRICAL APPLIANCES<br />

Single stainless steel sink and one draining rack.<br />

Balay 4 burner vitroceramic hob.<br />

Stainless steel 6 function Balay electric oven.<br />

Decorative stainless steel Pando hood of 90 cm.<br />

Stainless steel Balay microwave with simultaneous grill.<br />

Inbuilt Balay dishwasher with 4 wash programmes.<br />

Inbuilt combined Balay refrigerator.<br />

INTERNAL CARPENTRY<br />

Plain reinforced entrance door, finished with semi lacquer paint, standard<br />

system, 3-bolt security lock, chrome-plated interior handle, exterior handle and<br />

optical peephole.<br />

Plain internal doors 35 mm thick, solid, finished with semi lacquer paint,<br />

standard system, 3 chrome hinges and chrome-plated handles.<br />

Sliding frosted glass in the internal distribution of the loft bathroom.<br />

EXTERNAL CARPENTRY<br />

In lacquered aluminium, sliding sheets with inlaid lock.<br />

The closure of the external area of the terrace set up for washing machine and<br />

dryer will be of aluminium, practicable ventilation panels.<br />

BLINDS AND SHUTTERS<br />

The external openings will be fitted with aluminium roller blinds and operated by<br />

an electric motor.


ELECTRICAL INSTALLATION<br />

Installation and circuits in accordance with low voltage regulations, for a<br />

maximum power of 15,000 W, with Bticino mechanisms.<br />

In the ground floor and in the loft bathroom the installation will be left finished<br />

but in the open space of the loft it will be done by uniformly distributed<br />

connection boxes for later installation of sockets and lights by the owner.<br />

Non-halogen bull’s eyes in bathrooms.<br />

PLUMBING<br />

Hot and cold water in all sanitary fittings except the WC.<br />

Installation in accordance with basic regulations for water installation.<br />

All damp areas will be fitted with appropriate stop-cocks.<br />

The party wall will have the pre-installation for a second bathroom in the loft.<br />

Production of hot water by electric thermal-accumulator-exchanger, with<br />

additional support from solar panels in the roof.<br />

CLIMATISATION<br />

Installation of heating-air conditioning by split heat pump system, with 2 internal<br />

splits in the ground floor and 2 in the loft.<br />

The loft bathroom will be fitted with 1 electric radiator towel rack.<br />

ALARM<br />

Installation of burglar alarm with microprocessed central unit with basic domotic<br />

kit, control keyboard and 3 radio detectors. Includes 9 months free connection<br />

to security centre.<br />

SOLAR ENERGY<br />

Installation of solar panels in the roof, with electric thermal-accumulatorexchanger.<br />

MISCELLANEOUS INSTALLATIONS<br />

The office will be fitted with TV and FM connections, two in the ground floor and<br />

two in the loft. Collective UHF and FM aerial located on the roof of the building.<br />

A video door phone will be installed that will operate the opening of the street<br />

door of the entrance hall.<br />

Also there will be pre-installation of telephone system with seven connections,<br />

four in the ground floor and three in the loft.<br />

GLAZING<br />

Double glazing with internal air chamber (8 + 6 + 6) in openings of façades.


PAINTWORK<br />

Walls and ceilings with plain plastic paint.<br />

COMMON AREAS<br />

ENTRANCE HALL AND STAIRCASE: Flooring marble, skirting board of marble<br />

and stippled stuccoed with latex finishing on walls.<br />

LIFTS: Electromechanical, speed 1 m/sec. Automatic stainless steel doors on<br />

landing and in cabin. Access to car park with security key.<br />

NOTE: THE PROFESSIONAL MANAGEMENT OF THE WORK RESERVES<br />

THE RIGHT TOMAKE CHANGES OR TO MODIFY SOME MATERIALS TO BE<br />
