In EPIPs the above permission will also be subject to the condition that the allottee<br />

concerned will commit for earning <strong>of</strong> specified percentage <strong>of</strong> foreign exchange<br />

through the Hotel activity.<br />

8.4.1: Regularization <strong>of</strong> existing unauthorized use <strong>of</strong> industrial plot for hotel activity :<br />

For rregularizing existing unauthorized use <strong>of</strong> industrial plot for hotel activity, following<br />

guidelines will be observed :<br />

(i) Allottee shall apply to the concerned unit <strong>of</strong>fice for regularizing the existing hotel activity<br />

on industrial plot along with existing layout and building map <strong>of</strong> hotel.<br />

(ii) After receiving the application, the concerned unit <strong>of</strong>fice will examine the case in light <strong>of</strong><br />

the existing building bye laws, applicable for hotel purposes, annexed with <strong>RIICO</strong><br />

<strong>Disposal</strong> <strong>of</strong> <strong>Land</strong> <strong>Rule</strong>s, 1979. In case, the existing structure is found suitable for running<br />

<strong>of</strong> hotel activity in light <strong>of</strong> technical parameters, the case will be forwarded to the Head<br />

Office. In case existing building/structure is not found as per the applicable bye laws, the<br />

applicant would be advised to make suitable changes.<br />

(iii) If the case is found suitable, the applicants will be required to pay the regularization<br />

charges, equivalent to 50% <strong>of</strong> the prevailing rate <strong>of</strong> development charges <strong>of</strong> the industrial<br />

area concerned, towards unauthorized use <strong>of</strong> hotel activity.<br />

(iv) Other statutory and requisite approval such as, Food/Bar License, Fire NOC, Forest<br />

Deptt. Clearance etc. from the competent authority for running a hotel activity shall be<br />

obtained by the applicant at his own level.<br />

Note: Marriage Garden and Banquet Hall will be allowed only as allied activity <strong>of</strong> a hotel (attached to the<br />

hotel) and not as independent set ups. (clarified by IDC in its meeting held on 9.6.2011)<br />

(Inserted as per approval <strong>of</strong> the IDC vide item 7 <strong>of</strong> the meting held on 4.5.2011 read with the approval in<br />

the meeting on 9.6.2011)<br />

8.5: Permission to set up a Hotel on an institutional plot:<br />

Permission to set up a hotel on an institutional plot may be granted on payment <strong>of</strong> differential<br />

development charges calculated at the prevailing industrial rate (-) the development charges<br />

already paid for the institutional plot (industrial development charges+coversion charges in<br />

case <strong>of</strong> land use conversion cases).<br />

The above permission will be granted by the constituted committee and subject to<br />

observing the technical norms / building parameters etc. as are relevant to the hotel set<br />

up, in the rules and also the requisite clearances from the statutory authority / bodies, if<br />

any required.<br />

8.6 Permission to set up petrol retail outlet and weigh bridge in industrial plots as a service<br />

enterprise.<br />

a) A weigh Bridge may be permitted in part or full industrial plot as a service<br />

enterprise and supportive use, without any additional payment/charges.<br />

b) A petrol pump may be permitted in part or full industrial plot as a service enterprise<br />

and supportive use, without any additional payment/charges.
