e. Adequate arrangements shall be made such that surface drainage does not enter the<br />

basement.<br />

f. The walls and floors <strong>of</strong> the basement shall be watertight and be so designed that the<br />

effects <strong>of</strong> the surrounding soil and moisture, if any, are taken into account in design<br />

and adequate pro<strong>of</strong>ing treatment is given.<br />

g.Open ramps shall be permitted if constructed leaving the set back area subject to the<br />

provision <strong>of</strong> (d).<br />

h.The access to the basement shall be separate from the main and alternative staircase<br />

providing access and exit from higher floors.<br />

17 Increasing the ground water level by rain water:<br />

i. For water conservation and increasing level <strong>of</strong> ground water, all plot allottees <strong>of</strong> plots<br />

having area more than or equal to 500 sqm shall have to construct Rain Water Harvesting<br />

Structures (RWHS) in their premises to recharge the ground water so as to ensure that all<br />

rainwater is effectively harvested and recharged.<br />

ii. Plot allottee shall intimate in writing to concerned <strong>RIICO</strong> unit <strong>of</strong>fice after the construction<br />

<strong>of</strong> RWHS. No new industrial units will be recorded as “under production” without having<br />

physical verification <strong>of</strong> requisite RWHS in their premises by Unit Head.<br />

iii. Six months time period will be allowed for existing industrial units to construct RWHS.<br />

Request for land use change/transfer <strong>of</strong> plot/change in constitution/No Objection<br />

Certificate <strong>of</strong> existing industrial units will not be entertained without having RWHS in<br />

their premises.<br />

18. For the plot area measuring 10 acres and above, permitted facilities in set backs <strong>of</strong> the<br />

industrial plot, upto 3.5% <strong>of</strong> the set back area in the plot may be constructed. The permitted<br />

facilities for such plots will also include ATM, small reception and waiting room for the<br />

visitors or any <strong>of</strong> the facility in the plot, which may be necessary for the industry/its<br />

employees, besides the facilities as prescribed in <strong>RIICO</strong> <strong>Disposal</strong> <strong>of</strong> <strong>Land</strong> <strong>Rule</strong>s. However,<br />

these facilities/ requirements <strong>of</strong> the industry will be covered under overall limit <strong>of</strong> 3.5% <strong>of</strong><br />

set back area for providing all facilities. The plot allottee, as per requirement <strong>of</strong> industry,<br />

will be allowed to decide area <strong>of</strong> these facilities. The plot allottee shall, however, ensure<br />

that movement <strong>of</strong> fire fighting equipment, ambulance and other emergency services shall<br />

not be effected in set back area <strong>of</strong> the industrial plot. (Inserted as per IDC decision taken<br />

vide item 10 in the meeting held on 12.08 2005)<br />

19. Following essential facilities in set back <strong>of</strong> industrial plots measuring less than 10 acres are<br />

also permitted subject to the condition that no additional area than the prescribed for the use<br />

<strong>of</strong> permissible facilities in the plot set back shall be used on account <strong>of</strong> these facilities:<br />

(a) Treatment plant, cooling towers and chimney in side/ rear set backs.<br />

(b) An underground water storage tank below set back level (over all) <strong>of</strong> the size equal to<br />

two days water requirement given in the project report or calculated on 1000 gallons per<br />

acre per day<br />

(c) One HSD (Diesel) storage tank for self-consumption subject to NOC from the<br />

concerned departments for location, size etc.<br />

However these facilities should not create obstructions to the movement <strong>of</strong> fire tender in the<br />

plot.<br />

20. It will be mandatory in the following categories <strong>of</strong> the buildings to make use <strong>of</strong> Solar<br />

Water Heating System :
