At the <strong>Urban</strong> <strong>Land</strong> Institute, our mission is to provide<br />
leadership in the responsible use of land and in<br />
creating and sustaining thriving communities<br />
worldwide. <strong>ULI</strong> <strong>Los</strong> <strong>Angeles</strong>, a district council of the <strong>Urban</strong> <strong>Land</strong> Institute,<br />
carries forth that mission as the preeminent real estate forum in Southern California,<br />
facilitating the open exchange of ideas, information and experiences among local,<br />
national and international industry leaders and policy makers.<br />
Established in 1936, <strong>ULI</strong> is a nonprofit education and research institute with over<br />
40,000 members across the globe–1,500 here in the Greater <strong>Los</strong> <strong>Angeles</strong> area.<br />
As a nonpartisan organization, the Institute has long been recognized as one of<br />
America’s most respected and widely quoted sources of objective information on<br />
urban planning, growth, and development.<br />
The membership of <strong>ULI</strong> <strong>Los</strong> <strong>Angeles</strong> represents the entire spectrum of land use<br />
and real estate development disciplines. They include developers, builders, investors,<br />
architects, public officials, planners, real estate brokers, appraisers, attorneys,<br />
engineers, lenders, academics and students. Members of the <strong>Urban</strong> <strong>Land</strong> Institute in<br />

For nearly twenty years, and now as Chair of your <strong>Urban</strong> <strong>Land</strong> Institute’s <strong>Los</strong><br />
<strong>Angeles</strong> District Council, I never cease to be amazed and humbled by the amount<br />
of time and effort, the vast array of creativity and the high degree of passion and<br />
commitment our members volunteer to enable <strong>ULI</strong> to execute its land use<br />
leadership mission here in <strong>Los</strong> <strong>Angeles</strong>. Always a pioneer and program of work<br />
leader among <strong>ULI</strong>’s District Councils, the hard work of our volunteers and<br />
dedicated staff has enabled <strong>ULI</strong> to exponentially expand its community impact<br />
and serve the needs of its members. In the last year alone, <strong>ULI</strong> <strong>Los</strong> <strong>Angeles</strong><br />
launched a variety of bold new initiatives that will not only showcase the<br />
innovation and creativity of its members, but will impart lasting and positive<br />
impacts on the communities in which we all live, work and play. These initiatives<br />
build on and expand the leadership demonstrated by our Executive Committee,<br />
leadership that has positioned <strong>ULI</strong> <strong>Los</strong> <strong>Angeles</strong> as the recognized leader in land<br />
use issues in the region.<br />
In the midst of the most wrenching changes our profession has seen in<br />
generations, it has been particularly gratifying to see significant increases<br />
in attendance at <strong>ULI</strong> events and member participation in organizing these high<br />
quality, full-of-take-home-value initiatives. Perhaps counterintuitive at first<br />
glance, but not necessarily so on deeper reflection. When members channel their<br />
passion to making a difference in the community and elect to make <strong>ULI</strong> their<br />
engagement platform, good things happen and there is a palpable clamber for<br />
more – more programs, more volunteer opportunities, more chances to interact<br />
with and share time with fellow industry leaders. <strong>ULI</strong> LA is dedicated to helping<br />
effectuate those opportunities.<br />
I invite you to see the body of work we have completed and know that you will<br />
agree, there’s a lot going on at <strong>ULI</strong> <strong>Los</strong> <strong>Angeles</strong>... and we’ve only just begun.<br />

Benefits of Being a Member<br />
One of the factors that drew me into a career in real estate development is that it’s a business<br />
which deals with many of the issues central to human life: where are we going to live, where<br />
are we going to work, where will we procure our sustenance, what kind of structures will house<br />
these activities, and how will we travel between them.<br />
Moreover, if we succeed in doing our jobs well, we provide significant benefits to our<br />
communities in ways that are harder to measure, such as beauty, quality of public and private<br />
spaces, community interactivity, efficient use of resources, cleaner air and water, traffic<br />
reduction and many more. These can, in turn, contribute to better public health, decreased<br />
crime, improved economic activity, and many other factors that are ingredients of a better quality<br />
of life.<br />
When I joined <strong>ULI</strong>, I was introduced to a network of people who think along these lines – who<br />
work for the bottom line but also have their eyes on the greater good (and who insist that the<br />
two are not incompatible). I have done my part by becoming actively involved with the<br />
organization, saying “Yes” when offered the chance to sit on a committee or help organize an<br />
event. I have met many of the most interesting people I know in the process, and have gained a<br />
more and more well-rounded satisfaction with my professional life.<br />
If you are new to <strong>ULI</strong>, please attend some of our events, large and small. You will not be<br />
disappointed. If you have been around awhile but have not got involved, by all means pull that<br />
thread. You will be happy you did.<br />

neighborhoods. The <strong>ULI</strong> LA <strong>Urban</strong> Marketplace has become a national model over the past<br />
eight years, attracting 700 real estate and related professionals as well as community and<br />
government leaders to its case studies, roundtable discussions, and exhibits. Attendees learn<br />
best practices and solidify relationships with key professionals and leaders at the forefront<br />
of revitalizing the inner city.<br />

FutureBuild LA<br />
This year, FutureBuild LA <strong>2009</strong> made its debut bringing together developers, financiers, builders, law professionals, policy makers,<br />
planners, politicians, product innovators, building owners and operators, utilities, and other land use and real estate professionals,<br />
to explore sustainability from concept to execution. Through a series of panel discussions, workshops, case studies, seminars and<br />
roundtables, FutureBuild LA created a dynamic forum and fostered dialogue allowing participants to explore.<br />
Lance Williams, U.S. Green Building Council, shares a cultural perspective on green<br />
building.<br />
LARC Awards<br />
<strong>Los</strong> <strong>Angeles</strong> is known as a place of big dreams and big ideas. This year, <strong>ULI</strong> <strong>Los</strong> <strong>Angeles</strong> recognized four recipients who, through their<br />
extraordinary vision and creative action, are helping to change our world (and our lives) – as Angelenos, Americans, and global citizens.<br />
The presenters included a dynamic foursome of <strong>Los</strong> <strong>Angeles</strong> design and development luminaries: Frank Gehry, Bowen “Buzz McCoy”,<br />
Stuart Ketchum, and Stan Ross. The LARC Award recipients include Hollywood Cap Park for Design, Academy of Entertainment<br />
Technology for Place, YOLA – <strong>Los</strong> <strong>Angeles</strong> Philharmonic for Enterprise, and Imagine Mars Project for Idea.<br />

In a changed economy, <strong>ULI</strong> <strong>Los</strong> <strong>Angeles</strong> held a series of capital<br />
markets and trends programs to help its members gain the<br />
insight needed to get deals done. The series culminated with<br />
the <strong>ULI</strong> and PricewaterhouseCoopers Emerging Trends in Real<br />
Estate ® program which provided an outlook on U.S.<br />
investment and development trends, real estate finance and<br />
capital markets, property sectors, and other real estate issues.<br />
The program featured industry experts and a candid<br />
discussion among seasoned developers and capital providers<br />
on their evolving strategies.<br />

Segundo and Plaza El Segundo in the South Bay;<br />
the redevelopment of Santa Monica Place with YLG; and<br />
an exclusive tour of the Ritz Carlton Residences and LA Live<br />
also hosted by YLG.<br />

LAND USE LEADERSHIP<br />
Climate Change and the<br />
Future of Development<br />
<strong>ULI</strong> <strong>Los</strong> <strong>Angeles</strong> created a series of programs<br />
to keep <strong>ULI</strong> membership abreast of California’s<br />
evolving climate change policy and to implement<br />
sustainable development within the region.<br />
In collaboration with the <strong>Los</strong> <strong>Angeles</strong> Chapter of<br />
the American Planning Association, <strong>ULI</strong> LA led a<br />
lively discussion with the <strong>Los</strong> <strong>Angeles</strong> members<br />
of the Regional Targets Advisory Committee<br />
- Richard Katz and Michael Woo on changing<br />
climate change regulations and regional<br />
thinking. A panel forum was also held on infill<br />
and development on the edge with Rick Cole,<br />
City Manager of the City of Ventura, Rick Bishop,<br />
Executive Director of the Western Riverside<br />
Council of Governments, Bob Santos,<br />
President - Heritage Fields <strong>Land</strong> Division for<br />
Lennar Corporation, and moderated by Bill<br />
Devine of Allen Matkins.<br />
TAP<br />
Infrastructure Summit<br />
Cities are built and sustained by the quality of<br />
their infrastructure. Through the Infrastructure<br />
Summit, <strong>ULI</strong> LA created a heightened<br />
awareness of public infrastructure–especially<br />
the relationship between infrastructure and land<br />
use, developing models for better infrastructure<br />
decision making, and financing models.<br />
1000 Homes<br />
1000 Homes is an initiative focused on helping<br />
to end chronic homelessness in LA County.<br />
It represents a long-term commitment by the<br />
<strong>ULI</strong> <strong>Los</strong> <strong>Angeles</strong> District Council to remain<br />
engaged in this complex and multi-faceted<br />
issue and provide leadership in a form that is<br />
contributive to the cause of ending<br />
homelessness. The involvement of the private<br />
sector in the battle to end chronic homelessness<br />
is critical in order to develop solutions that are<br />
effective, practical, and attainable. This year,<br />
1000 Homes included a design competition and<br />
a conference.<br />
The <strong>ULI</strong> LA Technical Assistance Panel (TAP) program brings the finest expertise in the real estate, planning and<br />
development fields together to collaborate on complex land use and redevelopment projects. TAPs are designed to<br />
offer public agencies, private firms, and nonprofit organizations expertise and objective advice on a specific land<br />
use and real estate issue.<br />

YOUNG LEADERS GROUP<br />
The mission of the <strong>ULI</strong> <strong>Los</strong> <strong>Angeles</strong> Young Leaders Group (YLG) is<br />
to create opportunities for young professionals to develop skills and<br />
build relationships that will help them advance in their careers, to help<br />
foster a connection to, and an understanding of, thoughtful land use<br />
and development practices.<br />
Programs and Case Studies<br />
The Young Leaders Group hosted a number of exciting programs that<br />
sparked insightful discussions and highlighted best practices of exciting<br />
new initiatives and development projects, including: Public Private<br />
Partnerships and New Ways to Create Open Space, Downtown Loft Tour,<br />
LA Live Development Tour, and the Repositioning Retail: Remaking Santa<br />
Monica Place.<br />
Leading the Way Breakfast Series<br />
YLG launched a new monthly breakfast series titled Leading the Way<br />
which provided an up close and personal opportunity sit down with top<br />
real estate industry professionals and gain insight into leadership, career<br />
paths, success, lessons learned, and what <strong>ULI</strong> means to them. Thank you<br />
to Scott McMullin of HFF, John Adams and J. Kevin Heinly of Gensler, Gail<br />
Goldberg Director of LA City Planning, Scott Bottles of Wells Fargo, Ethan<br />

Community Service<br />
YLG hosted two community service projects this year: Project Chicken<br />
Soup and Canstruction. For Project Chicken Soup, YLG members<br />

Future of Downtown <strong>Los</strong> <strong>Angeles</strong> explores challenges<br />
and opportunities for attracting and retaining established and growing<br />

FutureBuildLA creates a dynamic forum and fosters dialogue<br />
allowing participants to explore sustainable technology, and the connection<br />
between transportation, green infrastructure, incentives, LEED, building<br />

LARC Awards The <strong>Los</strong> <strong>Angeles</strong> Real Creativity Award is designed<br />
to discover and bring into the limelight new innovators in the <strong>Los</strong> <strong>Angeles</strong><br />
region. The awards program recognizes four recipients which are presented by<br />
creative giants in the industry.<br />
High Speed Rail Summit offers California expertise and best<br />
practices for development of high speed rail transit stations that create and<br />
develop quality mixed-use communities.<br />

Technical Assistance Panels offer public agencies, private firms,<br />
and nonprofit organizations facing complex land use and real estate issues in the<br />
greater <strong>Los</strong> <strong>Angeles</strong> region expert and objective advice.<br />
<strong>Urban</strong>Plan is a simulation classroom exercise from January to June for high<br />
school students created by the <strong>Urban</strong> <strong>Land</strong> Institute. Students work in development<br />
teams to analyze and respond to a hypothetical “Request for Proposal” for the<br />
redevelopment of a specific urban area. Development teams compete to secure the<br />
rights from a fictitious city council made up of <strong>Urban</strong>Plan volunteers.<br />
1000 Homes is an initiative focused on helping to end chronic homelessness<br />
in LA County. Spearheaded by <strong>ULI</strong> <strong>Los</strong> <strong>Angeles</strong>, 1000 Homes includes partnerships<br />
with several prominent organizations working jointly with <strong>ULI</strong> LA to achieve<br />
this important goal. The program educates the <strong>ULI</strong> membership on the issue of<br />
homelessness and supports innovation in the creation of permanent supportive<br />
housing.<br />
Breakfast Programs is a monthly program series for the whole <strong>ULI</strong><br />
membership to gain new perspectives and skills for <strong>ULI</strong> <strong>Los</strong> <strong>Angeles</strong>. In the past, <strong>ULI</strong><br />
LA has featured a Resuscitating Retail program, Capital Markets series, Beyond the<br />
Bubble: housing solutions, the Century Site Tour, and more.<br />
The Young Leaders Group creates opportunities for young<br />
professionals to develop skills and build relationships that will help them advance in<br />
their careers, and to foster a connection to the <strong>ULI</strong> broader membership.<br />
Site Tours & Case Studies offer members the opportunity to tour<br />
project and construction sites to get a first hand look at the process in action. These<br />
tours are led by individuals instrumental to the project, providing a one of a kind<br />
experience.<br />
Meet and Greets are opportunities to learn about and discuss current<br />
projects, initiatives, and future goals from prominent individuals in the planning, design<br />
and government realms in the <strong>Los</strong> <strong>Angeles</strong> region.<br />
