protected parts of the littoral. Due to numerous marinas opened recently<br />

in Europe <strong>an</strong>d the USA, local governments have become more cautious<br />

when <strong>is</strong>suing construction permits. Such opposition are related to frequent<br />

objections of local residents, like (Robinson, 2002):<br />

• Threats to the ex<strong>is</strong>ting views<br />

• Threats to the pollution of the environment<br />

• Residents will not be able to have cheap berthing for their<br />

vessels<br />

• Tour<strong>is</strong>t navigation <strong>is</strong> a hobby of wealthy people.<br />

In order to ease such objections <strong>an</strong>d obtain permits for construction<br />

of a nautical port it <strong>is</strong> necessary to present clearly to local authorities <strong>an</strong>d<br />

residents the project <strong>an</strong>d if necessary to adjust it to reasonable<br />

requirements. There the import<strong>an</strong>t role <strong>is</strong> at the investors’ team of experts<br />

who will make a quality presentation of the adv<strong>an</strong>tages of a nautical port,<br />

especially of a marina <strong>an</strong>d thus increase the interest of the residents <strong>an</strong>d of<br />

local authorities, such as (Čičin-Šain, 2004):<br />

• Employment possibilities<br />

• Increased attractiveness of the locality<br />

• The use of access roads<br />

• Increased capacity of sewage <strong>an</strong>d water supply network<br />

• Market d<strong>is</strong>tribution of local products<br />

Nautical tour<strong>is</strong>m has to be developed within the framework of<br />

acceptable density <strong>an</strong>d recogn<strong>is</strong>able features of the area, taking maximum<br />

care of the preserved <strong>an</strong>d attractive natural environment – the adv<strong>an</strong>tage<br />

of the Croati<strong>an</strong> l<strong>an</strong>dscape. The use of space should be based on integral<br />

m<strong>an</strong>agement, <strong>an</strong>d not only on protection (Favro, Sag<strong>an</strong>ić, 2006).<br />

Nautical ports <strong>an</strong>d their construction in natural parks (The Kornati<br />

<strong>is</strong>l<strong>an</strong>ds, he Pakleni <strong>is</strong>l<strong>an</strong>ds, etc.) are particularly unacceptable for the<br />

environment, since they could ch<strong>an</strong>ge the view <strong>an</strong>d pollute the natural<br />

ambience. Because the supply points are remote <strong>an</strong>d communal<br />

infrastructure <strong>is</strong> scarce there might be difficulties in supply <strong>an</strong>d<br />

preservation of the natural environment. Th<strong>is</strong> <strong>is</strong> <strong>an</strong> reason why the<br />

employees in marinas <strong>an</strong>d yachtsmen are const<strong>an</strong>tly adv<strong>is</strong>ed to<br />

coex<strong>is</strong>tence between natural <strong>an</strong>d hum<strong>an</strong> communities.<br />

Economic <strong>an</strong>d political factors<br />

Selecting the location of a nautical tour<strong>is</strong>m port includes the <strong>an</strong>alys<strong>is</strong><br />

of the market of a nautical port <strong>an</strong>d of the development policy measures at<br />

the national <strong>an</strong>d regional level. The market <strong>an</strong>alys<strong>is</strong> <strong>is</strong> the most import<strong>an</strong>t<br />
