associations <strong>an</strong>d 5% stays within in municipalities. For the municipality<br />

of S.C<strong>an</strong>dido/Innichen th<strong>is</strong> tour<strong>is</strong>t tax last year created <strong>an</strong> income of<br />

31.015 euro. Originally every tour<strong>is</strong>t had to pay th<strong>is</strong> tax but now only<br />

second home owners pay it. Th<strong>is</strong> regulation should prevent the<br />

development of the second home phenomenon from becoming too<br />

extensive. Table 1 shows the amount of the stay contribution in the<br />

municipality of S.C<strong>an</strong>dido/Innichen. To the basic fee there <strong>is</strong> added a fee<br />

according to the size of the apartment.<br />

The high property prices in South Tyrol are almost unaffordable for<br />

local residents. Second homes are certainly not the only reason for the<br />

high property prices since the factors which affect the property prices of a<br />

certain area are numerous <strong>an</strong>d complex. When we asked local residents<br />

what they think about the property prices in their hometown 65% of the<br />

residents said that the prices are either high or very high. Only 8,25%<br />

affirmed that the prices are low.<br />

To find out more about the social impact of the second home<br />

phenomenon in South Tyrol, 80 local residents were interviewed. The<br />

interviews were conducted in the 4 most affected municipalities of South<br />

Tyrol. 74 out of 80 local residents affirmed that they are aware that in<br />

their municipalities there <strong>is</strong> a high percentage of second home owners.<br />

There was only a small percentage of people (5%) who were not aware of<br />

th<strong>is</strong> phenomenon. Most of the people who didn’t notice that the<br />

phenomenon <strong>is</strong> quite widespread in their municipality come from a<br />

municipality where most of the second home owners are from South<br />

Tyrol <strong>an</strong>d therefore are not perceived as outsiders. In a further question<br />
