THE PROJECT<br />

<strong>Paphos</strong> <strong>Aphrodite</strong> <strong>Gardens</strong> is a small-scale, self-contained residential<br />

project with a residents’ swimming pool, situated in the Kato <strong>Paphos</strong><br />

area of the town of <strong>Paphos</strong>. The site borders on Litras and Ayio Oros<br />

streets, is relatively level and has a regular shape. It is approximately<br />

1000 metres from the beach, the cosmopolitan area of Kato <strong>Paphos</strong><br />

and the fishing harbour.<br />

THE CONCEPT<br />

The two-storey development comprises one, two and three-bedroom<br />

apartments. External concrete staircases lead to the upper floor<br />

apartments.<br />

The project consists of two parallel blocks at a distance of about<br />

17-19m from each other. Trees and common landscaped gardens will<br />

cover the area between the two blocks. The total area of the land<br />

measures 5,500 sq.metres, of which approximately 1,200 sq.metres<br />

will be used for private and public green areas, which will be<br />

landscaped by the promoting company and ready upon completion of<br />

the project. Only 35% of the ground area will be developed.<br />

ACCOMMODATION<br />

All units provide:<br />

ñ Fully fitted kitchen (equipment provided at discounted rates upon<br />

request)<br />

ñ Private bathroom<br />

ñ Fitted wardrobes<br />

ñ Private parking space<br />

ñ Spacious, pergola-covered verandahs<br />

In addition, the three-bedroom units have a master bedroom with<br />

en-suite bathroom. Specific units also have a private storeroom,<br />

while others have a private garden at either the front of the<br />

apartment or the back or on both sides.<br />

ARCHITECTURE<br />

The architecture is based on original Cypriot designs, with flat and<br />

pitched tiled roofs at various levels for aesthetic purposes. Other<br />

interesting architectural features include walkways and arches. The<br />

predominant colour is white, with several earth tones providing a<br />

decorative touch.<br />

SPECIFICATIONS<br />

The project’s construction specifications are described in detail in the<br />

brochure and with the aim to ensure privacy. Measures include sound<br />

insulation in the floors, double insulated common walls between<br />

adjacent units, double glazing, TV and telephone lines, as well<br />

as provision for air-conditioning. Furthermore,all construction is in<br />

accordance with anti-earthquake principles and local regulations to<br />

provide maximum safety.<br />

GARDENS<br />

The common gardens will be planted with mature trees, mainly palm<br />

and forest trees and the walkways will be made of colourful pattern<br />

concrete or similar material. Specially designed lampposts, sitting<br />

areas and other features enhance the overall quality and atmosphere<br />

of the development.<br />

THE DEVELOPER<br />

The developer is a well-known Cypriot property development<br />

company with an excellent reputation. The company is known for its<br />

professional and innovative conceptual architecture and quality.<br />

It was established in 1995 and currently has five other projects under<br />

development, in Nicosia, Limassol, Protaras, Pissouri and Larnaca.<br />

The promoter is the Cyprus Immovable Co (I Dynamis) Ltd which has<br />

already completed and is currently executing large and small-scale<br />

projects all over Cyprus. The Company is scheduled to go public with<br />

a listing on the Cyprus Stock Exchange in the future.<br />

PAPHOS<br />

The Company’s main shareholders are CLR Financial Services Limited<br />

(a public company), the Cyprus Development Bank (government<br />

owned), Hellenic Bank (a public company and the third largest Bank<br />

in Cyprus) and other serious business people with an excellent<br />

standing in the local community and construction industry.<br />

"I DYNAMIS" LTD<br />

The development company undertaking this project was established<br />

in December 1995. The following projects across the island are either<br />

completed or under construction:<br />

Neapolis Complex: This residential project, which is located in<br />

the Law Courts area of Limassol, consists of six blocks with a total of<br />

100 apartments and a swimming pool. The first block was delivered<br />

in 1999, the second in 2000 and the third in 2001. Work is in progress<br />

on the remaining blocks.<br />

Nishia Beach Villas: This complex comprising nine beach villas in<br />

the Protaras area was completed in April 2001.<br />

Apollo Seaside Villas: This development comprising nine seaside<br />

villas in the Protaras area was completed in December 2001.<br />

Psarolimano Beach Villas: Facing the sandy Golden Coast bay<br />

and the fishing shelter of the Municipality of Paralimni, nine detached<br />

beach villas in Protaras area were completed in December 2002. The<br />

complex is close to the location that the Municipality has earmarked<br />

for a marina, which is expected to by completed in 2006.<br />

CLR House: This commercial project bordering on Byron Avenue in<br />

Nicosia houses business premises with a total area of 5,000 sqm and<br />

was completed in June 2003.<br />

Megas Alexandros: This residential project is, perhaps, the most<br />

luxurious and well-designed apartment complex in Cyprus. Located in<br />

the center of Nicosia (Hilton area) off Kennedy Avenue. It consists of<br />

three blocks with a total of 23 luxury apartments and one villa which<br />

were all completed in March 2003.<br />

Nicosia Business Park: The project comprises five detached<br />

blocks of offices which form part of a business park. It is situated in<br />

the heart of Nicosia, close to the Hilton Hotel. The project is<br />

developed on the largest available plot of land in the town centre,<br />

with an area of 7,000 sqm bordering on Esperidon Street. The total<br />

office space in the buildings will be 16,000 sqm. The development<br />

company has submitted an application for approval by the townplanning<br />

authorities.<br />

Olymbos: This residential project is currently at the planning stage.<br />

It consists of 120 apartments in the centre of Nicosia (Hilton area),<br />

near Kennedy Avenue.<br />

Possidon Beach <strong>Gardens</strong>: This development comprises 90 units<br />

on a seaside property in Meneou village within the Larnaca district.<br />

It is marked by the most attractive landscaping in Cyprus, which was<br />

undertaken by US landscape architects. Buyers have a choice of<br />

homes either on the beachfront or around an inland lake. The first<br />

phase will be delivered by the end of October 2003, while the<br />

remaining units will be completed in stages by 2005.<br />

Pissouri Bay View: A 51 detached villa and bungalow project<br />

under development, set on a plateau overlooking Pissouri village bay,<br />

approximately 300 metres away from the beach. Dramatic views and<br />

serenity. All units with private pools, private roads and specially<br />

designed features, 10 minutes drive from 2 international golf<br />

courses , 20 minutes away from Limassol town and <strong>Paphos</strong>. Delivery<br />

STRUCTURE Reinforced concrete.<br />

WALLS External walls will be constructed with 25cm<br />

and internal partition with 10cm thick high<br />

quality hollow clay blocks.<br />

PLASTERING Internal surfaces will be plastered and<br />

painted with three coats of emulsion paint.<br />

External surfaces will be plastered and<br />

painted with three coats of Sandex paint.<br />

CEILINGS Ceilings will be of fair face concrete finish,<br />

covered with light texture plastic coating.<br />

FLOORS Internally, all the floors and verandahs will<br />

be covered with ceramic floor tiles value of<br />

Cy.Pounds 6/sq.m.<br />

DOORS & All external windows and doors will be made<br />

WINDOWS of aluminium. Main entrance solid wood<br />

painted with oil paint. Internal doors on<br />

timber frame will be semisolid flush doors<br />

MDF, beech veneer. All aluminium doors and<br />

windows will be double glazing with provision<br />

for shutters.<br />

CUPBOARDS Doors will be painted with plastic paint<br />

or varnish. Internal partitions will be of<br />

melamine finish.<br />

SPECIFICATIONS<br />

KITCHEN BENCHES Partitions will be of melamine finish, doors<br />

& CUPBOARDS of beech veneer. Kitchen work-top will be<br />

of ready-made vinyl finish with imitation<br />

granite work-top and stainless steel sink.<br />

SANITARY WARE All sanitary ware will be in white colour<br />

and first quality with all the necessary<br />

accessories value of Cy.Pounds 780.<br />

WALL COVERING Walls between kitchen units and walls in<br />

bathroom/WC from floor level up to 2.2m<br />

height will be covered with ceramic wall<br />

tiles value of Cy.Pounds 5/sq.m.<br />

ELECTRICAL Installation will be done according to the<br />

INSTALLATION drawings and EAC approval. Provision<br />

for A/C split units, TV and telephone<br />
