Puffers Cottage is situated close to the centre<br />
of North Newton which h<strong>as</strong> a primary school<br />
and a pub. The larger village of North<br />
Petherton is close by and provides a good<br />
range of local shops. Nearby is the Taunton<br />
to Bridgwater Canal where it is possible to<br />
walk or cycle along the towpath.<br />
Puffers Cottage is a most attractive detached<br />
period cottage which is full of interesting<br />
features of character. The dining room and<br />
sitting room are the two main reception rooms<br />
and both are spacious and have window<br />
seats, beamed ceilings and inglenook<br />
fireplaces. The inglenook in the dining room<br />
h<strong>as</strong> a beam above it and a woodburning<br />
stone, whilst the inglenook in the sitting room<br />
h<strong>as</strong> a bread oven, beam and a canopy over<br />
the stone hearth. The kitchen is extensively<br />
fitted out and there is a wide opening into the<br />
conservatory which looks out over the<br />
garden.<br />
On the ground floor there is also a study and<br />
living room/fourth bedroom. If this room w<strong>as</strong><br />
used <strong>as</strong> a bedroom, it might be possible<br />
(subject to any necessary consents) to create<br />
a shower room in one corner or in the store<br />
room above, which is approached by a<br />
secondary stairc<strong>as</strong>e and h<strong>as</strong> under eaves<br />
storage are<strong>as</strong> and a window. The main<br />
stairc<strong>as</strong>e leads to the three first floor<br />
bedrooms and bathroom.<br />
There is ample parking space beside the<br />

Behind the cottage the conservatory opens<br />
out onto a paved terrace which is bounded by<br />
natural stone walling and, at a slightly higher<br />
level, flower beds well stocked with plants<br />
and shrubs. On one side of the garden there<br />
is a lovely shaded area with paving, cobbles<br />
and gravel interspersed with ornamental<br />
trees, an apple tree and shrubs.<br />
Just beyond is a small orchard with<br />
established fruit trees and soft fruit and there<br />
is a greenhouse and a garden store. The<br />
garden is mainly laid to lawn with one side<br />
bordered by trees including a Jud<strong>as</strong> tree and<br />
a Tree of Heaven.<br />
Directions:<br />
From Taunton take the A38 towards Bridgwater. Continue p<strong>as</strong>t the turnings to West Newton and Thurloxton. Shortly after p<strong>as</strong>sing the Thurloxton<br />
Fruit Farm advertising hoarding and on a short length of dual carriageway, turn right into Moon Lane where signposted North Newton. Turn left at<br />
the next T-junction. Continue into the centre of the village, follow the road round to the left on the long U-bend, heading towards North Petherton and<br />
the cottage will be seen shortly on the right hand side.<br />
