Yet another year has passed in Lindø industrial park, and more tenants
have moved into the area. We are very pleased to see the continued positive trend
that existing tenants are increasing their leased areas.
blue Water shipping has expanded
their leased area by two big halls totalling
3,800 m2 , and euro-dk has
expanded their leased area with a
production hall of 1,000 m2 . Heavy activity
is also ongoing at the Fayard area,
where pAciFic orcA, the world’s
largest windfarm installation vessel, is
alongside quay for installation of special
equipment before heading out on
her first assignment.
in our own ranks, interesting developments
are also taking place. our transport
division has introduced its new
marketing material and meets with
success in their load testing of lifting
gear and project lifting for clients from
the industrial park and from outside
the industrial park. We continue to receive
requests and in cooperation with
blue Water shipping we are now in a
position to offer a complete solution
within load testing of lifting gear from
collection at the client’s address, load
testing and issue of certificate at Lindø
to delivery at the client’s address within
very few days.
Next year, Lindø industrial park will
have the gastronomic pleasure of DinnerdeLuxe,
the new canteen supplier.
DinnerdeLuxe has a long experience
with providing lunch arrangements to
businesses all over the country. As
from 1 January 2013 the company will
move their kitchen from odense to the
industrial park where they have leased
the kitchen facilities in canteen 1. DinnerdeLuxe
will be in charge of lunches
in the canteen as well as providing
services at meetings in the conference
centre and the meeting rooms in
the administration building. in addition
they will continue to provide external
catering services. We welcome DinnerdeLuxe
and look forward to the cooperation.
Also our operational division is engaged
in many and extensive projects.
to keep the many projects going we
have employed claus carsten Vindt,
chief operating officer, who joined us
on 20 August 2012. one example of a
major ongoing project is the replacement
of the outdoor lighting by LeD
lamps all over the area. this will
entail big savings for the benefit
of environment and tenants alike.

“Had i been a prime minister, which, fortunately, i am not,
the time after the first 100 days would mean that problems
should now start pouring in. However, i have no reason to
fear that, on the contrary rather when i look back on my first
100 days with Lindø industrial park”
obviously, there have been challenges in
this exciting workplace with its many exciting
actors, but they have come along
with solutions and options. some have to
be solved right here and now, other challenges
need long-term consideration.
When you come to Lindø industrial
park, you walk into the history of Denmark
where the last chapter has been
written and where the first chapter in a
new history is being shaped from a platform
of a proud enterprise with competent
employees. the new history about
to be written contains many of the elements
that were also decisive for the
former odense steel shipyard and its
historic development and significance.
even though many different enterprises
are now providing the buzzing activity
at Lindø, it is obvious to me, being relatively
new in the industrial park, that
everyone is heading towards a common
goal with commitment and cooperation.
the process is characterised
by an obvious pioneering spirit and i
am convinced that in a few years Lindø
industrial park will have developed into
an established name in the business of
green energy and innovation.

right now everyone is contributing towards
this development. in Lindø industrial
park we are engaged in several
clean-up projects, such as the former
steel plate storage, partly to create
space and opportunities, and partly to
make the industrial park look as nice
and tidy as possible. obviously we
hope that everyone will treat the area
as their own. in addition to cleaning and
tidying up we are extending Lindø Nordvej
across the steel plate and profile
storage. the extension constitutes an
access for Lindø steel to their leased
storage building, but it will also create
a possibility for direct connection between
the industrial park and odense
port terminal – and not least provide
direct access to large areas with a fine
leasing potential. We have implemented
renovation of outdoor lighting with
LeD lamps, and in connection with a
new lease a fire separation wall in the
hall area will be established.
to me each day at work is exciting and

this to be the case also in future. i look

Follows the development
the first phase in blue Water ship-
ping’s history at Lindø focused on
transporting production parts from the
former odense steel shipyard which
were auctioned away for recycling.
the shipping company carried out the
transports and was sometimes also in
charge of disassembling large machinery
and facilities. Now, about two years
later, the office is part of an incredible
development in a unique industrial area
in relation to production facilities, lifting
capacity, storage and export by sea.
Lindø industrial park has a large growth
potential within the green and maritime
industries, and blue Water shipping is
pleased to be in a group of optimistic
and innovative companies at Lindø.

two years after being established in
February 2011 the workforce has
grown from one to twelve employees.

and biggesT TenanT OF

With a lease of more than 141,000 m 2 of buildings and open areas Fayard A/s is
the biggest tenant so far of the industrial park. Fayard´s area is buzzing with activity
and often all docks and quays are in use.
every day 700-900 people pass
through the gates of Lindø industrial
park, the majority of whom are employees
and sub-contractors related to
Fayard, and Fayard is therefore a big
contributor to the continued buzzing
with life at Lindø. Fayard has a permanent
staff of approx. 150 people, add
to these a vast number of sub-contractors
for the purpose of scaling according
to current projects.
LiNDø upDAte has spoken to two of
Fayard’s six project managers; kent
Gorm Nielsen, a trained mate, and Jon
Lohmann, a trained shipbuilder. both
used to work at odense steel shipyard
as production managers with 18 and
19 years’ experience, respectively. kent
has been employed with Fayard since

June 2010, and Jon joined in December
2010. they both find that the difference
between working at Fayard and at
the former Lindø shipyard is great, as
newbuildings at Lindø shipyard would
stay for a longer period of time and decisions
often took a long time coming.
With Fayard, vessels have to spend
the shortest possible time as this is an
important competitive parameter in the
ship repair market. this means a working
day with tempo and variation; a project
manager is not exclusively working
with a limited part of the process but
is responsible for the smooth operation
of the entire process, which means that
crew and provisions have to be ready
as soon as a new vessel comes in and
not least that the time schedule must
be observed. the chain of command is
short so as to allow for fast decisions -
which is often necessary.
– it is always exciting to see what comes
in during the weekend, kent records.
one Friday afternoon he saw one single
vessel alongside quay, and on monday
morning there were nine vessels - and
not all of them were planned.
kent says that a somewhat different
project he has been in charge of was
the DFDs-ferry Lisco GLoriA which
in october 2010 was partly destroyed
by fire and was towed to Fayard to
be cleared of cargo and prepared for
further towing to scrapping. the smell
over the area was not exactly a pleasant
one when burnt-out refrigerated
lorries with meat had to be removed

of cargo, as the insurance company
needed time to inspect the damaged
goods between each clearance.
presently, Jon is the project manager
for the newbuilding pAciFic orcA,
owned by swire blue ocean, which is
the world’s largest windfarm installation
vessel. the vessel is alongside quay at
Fayard for installation of special equipment
before heading out on her first
assignment in December. it is a fantastic
sight to see the vessel hovering several
metres above the water by means
of the 105-metre long jack-up legs that
enable the vessel to operate at depths
of up to 60 metres.
since Fayard´s first Lindø vessel –
steNA ForeruNNer – called into
Dock 2 in August 2010, FAYArD has
had a vast number of vessels for repair
or rebuilding in the docks at Lindø.
many different types of jobs are done,
including statutory inspection of vessels
that within a five-year period must
have two bottom surveys at a maximum
of three-year intervals. the typical
work to be done is bottom painting
and inspection of rudder and propellers.
oil tankers are required to have a
steel survey. For this purpose, Fayard
in cooperation with sub-contractors
has developed a special scaffolding
that can travel across the vessel for
inspection and such special tools contribute
to the efficiency and speedy
turnaround of jobs. in addition to the
activities at Lindø, Fayard undertakes
maintenance of oil rigs, most recently
with projects in Hirtshals and esbjerg.
modernisation of the facilities at Lindø
was a decisive factor for Fayard, and in
fact they have invested more than Dkk
200 millions in the modification of their
area, including environment measures
and new dock gates in docks 1, 2 and

support at sea.
svitzer started in 1833 with salvage
operations at sea around scandinavia
and since then expanded their business
activities. svitzer is not only among the
oldest companies of its kind but one of
the global market leaders within towage
and emergency response. svitzer operates
a fleet of a total of 500 vessels and
has approx. 4,500 people employed in
more than 40 countries. the headquarter
is in copenhagen.
A new brochure has been made which
specifically concerns the services offered
by the transport division. At the
same time, in connection with the
agreement with blue Water shipping
on joint marketing, a common brochure
has been prepared focusing on

laseR seminaR aT lindø
the installation of new laser technology with Lindoe Welding technology (LWt)
has led to international networking that may end up securing jobs once the heavy industries
realise the advantages of using lasers for welding thick sheet-steel.
the seminar on laser welding held by
Lorc on 1-2 November at the Lindø
conference centre became an example
of how the introduction of new
technology can lead to new international
cooperation and networking.
the laser welding facility LWt is the
first of the newly founded companies
in Lindø industrial park to install basic
new technology in the area. before the
end of the year a very powerful laser
system with robot control will be delivered
to the refurbished workshop in the
AVA building. the laser system is particularly
targeted the wind turbine production
where it is to pave the road for
lower production costs of heavy steel
towers and offshore foundations. ultimately,
the laser system is to contribute
towards better competitiveness of
power supplied by wind turbines. behind
this, however, is also an anticipation
that the cost profile for the towers,
which is presently favourable for Asian
industries, may be turned around for
the benefit of european workplaces.
As the only such open facility in the
world, LWt’s laser system will be available
to universities and industries that
have the need for testing theories and
practical welding procedures supported
by energy from a high-power laser.
new technology attracts experts
this combination of open accessibility
and ground-breaking welding technology
provides an obvious reason for
inviting the best laser welding experts
in Northern europe to a professional
seminar focusing on laser welding of
thick sheet-steel. With just under 50
participants from industry, specific institutes
and universities, success was
almost guaranteed in advance. some
of the welding experts travelled in
from south-korean cs Wind, one of
the world’s biggest producers of steel
towers, to attend the exposition on
the most recent developments in laser
welding and laser technology.
Welding and cutting with lasers is
widespread today when it comes to
thin sheet-steel as in the automotive
industry. the most recent development
of very powerful lasers, however, now
makes it possible to join thick steel
plates by welding.
the industry is wary
Heavy industries, however, have a
long and successful tradition of using
submerged arc welding (sAW) for
very thick material. Quality and costs
are well known and stable. therefore
there is a certain caution and restraint
in launching into the promising laser
technology which has higher start-up
costs than sAW but lower variable
costs. this caution and how to overcome
it was one of the focal subjects
in the debates at the seminar and in
the incorporated workshop, and several
suggested solutions were given.
so provided with new knowledge, participants
left Lindø industrial park after
two days’ work at the seminar. With
new business cards in their pockets
and a hearty traveller’s lunchbox from
the canteen.

saw a demonstration of the heavy and flexible KAMAG heavy load transporters, of a container

From January DinnerdeLuxe will take
over the canteen in Lindø industrial
park. We are extremely proud and will
do our utmost to live up to expectations.
today we have seven kitchens
around the country and we supply
food to many different enterprises. We
have wide experience within all kinds
of jobs, from lunch arrangements to full
canteen operation.
We do not wish to be too big as that
may soon lead to a loss of love for the
food. therefore we prefer many small
kitchens so that the individual chef can
focus entirely on high quality. We are
therefore really pleased that we have
got the opportunity to show the tenants
of Lindø industrial park what we
stand for. Whether it be lunch, food

and beverage at meetings, sandwiches
or something light for post-workday
meetings we always take pride in making
high-quality food. We arrange and
lay the tables in the canteen or the
conference centre, but we can also
bring food direct to tenants’ offices or

so that the kitchen focuses on

nicolaj’s recipe of a
different Christmas
White glögg
(10 persons)
2 bottles of white wine
2 dl of brown rum – or more
4 star anise
Fresh ginger
½ nutmeg grated
20 black peppercorns
2 cinnamon sticks
2 all spice berries
2 junipers
1 teaspoon coriander
1 bay leaf
Lemon peel (unsprayed)
cane sugar to taste
Crush spices in a mortar. Put
the spices and lemon peel in
a pot with 5 dl water and boil
softly for 30 min. Leave it to infuse
till the next day. Strain the
extract. Heat wine and extract
to just below boiling. Season
with sugar and rum. You may
trim with whole star anise or
lemon julienne.

park A/s changed our financial system
from Navision to unik bolig 4. unik bolig
4 is a system developed in Denmark for
handling properties, buildings and commercial
leases. the system is leading in
home leases and the best system available
for commercial leases. unik bolig
4 is an erp it system that covers the
entire business of Lindø industrial park
A/s. unik bolig 4 will be used from the
first tentative contact with a potential
tenant to the preparation of a lease contract,
handling of refurbishment of the
lease, handling of operation and maintenance,
and last but not least financial
management and collection of rent.

With the new system we are streamlining
Lindø industrial park A/s to be in a
position to act as an even more professional
lease business to the delight and
benefit for all our tenants and suppliers.
previously we had all records in Word
and excel and financials in a separate
system. that was fine at the time with
only few tenants. Now we have many
tenants and a strong belief in growth in
the years ahead. therefore we will need
more than spreadsheets, red binders
and yellow post-its. so we have gathered
everything under one umbrella.
All documents are received and sent
electronically or they are scanned into
our flow management system, so that
all employees have electronic access to
all documents. We collect all documentation
with the individual tenant or lease
in the same spot so it is easy to trace.
electronic rent collection and
receipt of invoices

A/s the introduction of unik bolig 4
means that future rent bills will be electronic
bills. to all suppliers to Lindø
industrial park A/s this means that future
purchase orders will be forwarded
electronically, before any work can begin,
and invoices will also have to be
forwarded electronically.
Only a beginning
even though we have already taken
a big step, the process has only just
started. unik bolig 4 is a very comprehensive
system with many possibilities
and we are currently implementing the
other modules of unik bolig 4. During
the spring of 2013 we will start systematising
operations and preventive maintenance
on all buildings and technical
installations.
implementing a new erp system is
quite an handful, and the employees of
Lindø industrial park will need to wipe
their brows quite often. However, we
will do everything we can in order not
to cause any disturbance to our dayto-day
operation and our service to all
our tenants.

rent bills are generated
with relatively few entries
into the system and e-invoices
received are sent into an electronic
work-flow for control
and approval.
our suppliers have been in-
formed that in future we ac-
cept only e-invoices in order
to utilise the system at its best.
the next few months, however,
will call for extra efforts
to get to know the system and
ensure that it is implemented in
the best possible way.
