Yet another year has passed in <strong>Lindø</strong> industrial park, and more tenants<br />

have moved into the area. We are very pleased to see the continued positive trend<br />

that existing tenants are increasing their leased areas.<br />

blue Water shipping has expanded<br />

their leased area by two big halls totalling<br />

3,800 m2 , and euro-dk has<br />

expanded their leased area with a<br />

production hall of 1,000 m2 . Heavy activity<br />

is also ongoing at the Fayard area,<br />

where pAciFic orcA, the world’s<br />

largest windfarm installation vessel, is<br />

alongside quay for installation of special<br />

equipment before heading out on<br />

her first assignment.<br />

in our own ranks, interesting developments<br />

are also taking place. our transport<br />

division has introduced its new<br />

marketing material and meets with<br />

success in their load testing of lifting<br />

gear and project lifting for clients from<br />

the industrial park and from outside<br />

the industrial park. We continue to receive<br />

requests and in cooperation with<br />

blue Water shipping we are now in a<br />

position to offer a complete solution<br />

within load testing of lifting gear from<br />

collection at the client’s address, load<br />

testing and issue of certificate at <strong>Lindø</strong><br />

to delivery at the client’s address within<br />

very few days.<br />

Next year, <strong>Lindø</strong> industrial park will<br />

have the gastronomic pleasure of DinnerdeLuxe,<br />

the new canteen supplier.<br />

DinnerdeLuxe has a long experience<br />

with providing lunch arrangements to<br />

businesses all over the country. As<br />

from 1 January 2013 the company will<br />

move their kitchen from odense to the<br />

industrial park where they have leased<br />

the kitchen facilities in canteen 1. DinnerdeLuxe<br />

will be in charge of lunches<br />

in the canteen as well as providing<br />

services at meetings in the conference<br />

centre and the meeting rooms in<br />

the administration building. in addition<br />

they will continue to provide external<br />

catering services. We welcome DinnerdeLuxe<br />

and look forward to the cooperation.<br />

Also our operational division is engaged<br />

in many and extensive projects.<br />

to keep the many projects going we<br />

have employed claus carsten Vindt,<br />

chief operating officer, who joined us<br />

on 20 August <strong>2012</strong>. one example of a<br />

major ongoing project is the replacement<br />

of the outdoor lighting by LeD<br />

lamps all over the area. this will<br />

entail big savings for the benefit<br />

of environment and tenants alike.<br />

100 days aT lindø<br />

“Had i been a prime minister, which, fortunately, i am not,<br />

the time after the first 100 days would mean that problems<br />

should now start pouring in. However, i have no reason to<br />

fear that, on the contrary rather when i look back on my first<br />

100 days with <strong>Lindø</strong> industrial park”<br />

obviously, there have been challenges in<br />

this exciting workplace with its many exciting<br />

actors, but they have come along<br />

with solutions and options. some have to<br />

be solved right here and now, other challenges<br />

need long-term consideration.<br />

When you come to <strong>Lindø</strong> industrial<br />

park, you walk into the history of Denmark<br />

where the last chapter has been<br />

written and where the first chapter in a<br />

new history is being shaped from a platform<br />

of a proud enterprise with competent<br />

employees. the new history about<br />

to be written contains many of the elements<br />

that were also decisive for the<br />

former odense steel shipyard and its<br />

historic development and significance.<br />

even though many different enterprises<br />

are now providing the buzzing activity<br />

at <strong>Lindø</strong>, it is obvious to me, being relatively<br />

new in the industrial park, that<br />

everyone is heading towards a common<br />

goal with commitment and cooperation.<br />

the process is characterised<br />

by an obvious pioneering spirit and i<br />

am convinced that in a few years <strong>Lindø</strong><br />

industrial park will have developed into<br />

an established name in the business of<br />

green energy and innovation.<br />

right now everyone is contributing towards<br />

this development. in <strong>Lindø</strong> industrial<br />

park we are engaged in several<br />

clean-up projects, such as the former<br />

steel plate storage, partly to create<br />

space and opportunities, and partly to<br />

make the industrial park look as nice<br />

and tidy as possible. obviously we<br />

hope that everyone will treat the area<br />

as their own. in addition to cleaning and<br />

tidying up we are extending <strong>Lindø</strong> <strong>No</strong>rdvej<br />

across the steel plate and profile<br />

storage. the extension constitutes an<br />

access for <strong>Lindø</strong> steel to their leased<br />

storage building, but it will also create<br />

a possibility for direct connection between<br />

the industrial park and odense<br />

port terminal – and not least provide<br />

direct access to large areas with a fine<br />

leasing potential. We have implemented<br />

renovation of outdoor lighting with<br />

LeD lamps, and in connection with a<br />

new lease a fire separation wall in the<br />

hall area will be established.<br />

to me each day at work is exciting and<br />

challenging and i most certainly expect<br />

this to be the case also in future. i look<br />

forward to continuing the fine cooperation.<br />

the wide variety in the competencies of the company’s employees ensures<br />

office, who handles contact to crew<br />

and shipping lines on a daily basis in<br />

addition to solving problems for the<br />

ships while they are in port or dock<br />

at <strong>Lindø</strong>. the tasks vary from crew<br />

change, coordinating shipments, purchasing<br />

spare parts and supplies to<br />

handling customs. A part of the role as<br />

shipping agent includes reporting ship<br />

details to the port and customs authorities.<br />

As a new service, blue Water<br />

shipping has introduced line handling<br />

which always is carried out by employees<br />

who have taken all necessary<br />

safety courses.<br />

companies at <strong>Lindø</strong>, new assignments<br />

keep on coming in. Further, blue Water<br />

service. this is carried out in close cooperation<br />

with the clients, and the systems<br />

and procedures are tailored to fit<br />

the specific needs of each client. other<br />

clients are H.J.Hansen, <strong>Lindø</strong> steel,<br />

Fayard and several other companies<br />

who have established themselves in<br />

<strong>Lindø</strong> industrial park.<br />

Follows the development<br />

the first phase in blue Water ship-<br />

ping’s history at <strong>Lindø</strong> focused on<br />

transporting production parts from the<br />

former odense steel shipyard which<br />

were auctioned away for recycling.<br />

the shipping company carried out the<br />

transports and was sometimes also in<br />

charge of disassembling large machinery<br />

and facilities. <strong>No</strong>w, about two years<br />

later, the office is part of an incredible<br />

development in a unique industrial area<br />

in relation to production facilities, lifting<br />

capacity, storage and export by sea.<br />

<strong>Lindø</strong> industrial park has a large growth<br />

potential within the green and maritime<br />

industries, and blue Water shipping is<br />

pleased to be in a group of optimistic<br />

and innovative companies at <strong>Lindø</strong>.<br />

Busy from day one<br />

the office in the industrial park was<br />

busy from day one, and today almost<br />

two years after being established in<br />

February 2011 the workforce has<br />

grown from one to twelve employees.<br />

Four employees are connected to the<br />

office and take care of port agency<br />

services, port administration, project<br />

management and planning of stevedore<br />

tasks. Further, there are four<br />

stevedore/crane operators and an additional<br />

four on-call employees. blue<br />

Water shipping’s well-educated employees<br />

are always ready to solve any<br />

task – professionally and with the client<br />

in focus.<br />

usy FayaRd a/s – The FiRsT<br />

and biggesT TenanT OF<br />

The indusTRial paRk<br />

With a lease of more than 141,000 m 2 of buildings and open areas Fayard A/s is<br />

the biggest tenant so far of the industrial park. Fayard´s area is buzzing with activity<br />

and often all docks and quays are in use.<br />

every day 700-900 people pass<br />

through the gates of <strong>Lindø</strong> industrial<br />

park, the majority of whom are employees<br />

and sub-contractors related to<br />

Fayard, and Fayard is therefore a big<br />

contributor to the continued buzzing<br />

with life at <strong>Lindø</strong>. Fayard has a permanent<br />

staff of approx. 150 people, add<br />

to these a vast number of sub-contractors<br />

for the purpose of scaling according<br />

to current projects.<br />

<strong>LiNDø</strong> upDAte has spoken to two of<br />

Fayard’s six project managers; kent<br />

Gorm Nielsen, a trained mate, and Jon<br />

Lohmann, a trained shipbuilder. both<br />

used to work at odense steel shipyard<br />

as production managers with 18 and<br />

19 years’ experience, respectively. kent<br />

has been employed with Fayard since<br />

June 2010, and Jon joined in <strong>December</strong><br />

2010. they both find that the difference<br />

between working at Fayard and at<br />

the former <strong>Lindø</strong> shipyard is great, as<br />

newbuildings at <strong>Lindø</strong> shipyard would<br />

stay for a longer period of time and decisions<br />

often took a long time coming.<br />

With Fayard, vessels have to spend<br />

the shortest possible time as this is an<br />

important competitive parameter in the<br />

ship repair market. this means a working<br />

day with tempo and variation; a project<br />

manager is not exclusively working<br />

with a limited part of the process but<br />

is responsible for the smooth operation<br />

of the entire process, which means that<br />

crew and provisions have to be ready<br />

as soon as a new vessel comes in and<br />

not least that the time schedule must<br />

be observed. the chain of command is<br />

short so as to allow for fast decisions -<br />

which is often necessary.<br />

– it is always exciting to see what comes<br />

in during the weekend, kent records.<br />

one Friday afternoon he saw one single<br />

vessel alongside quay, and on monday<br />

morning there were nine vessels - and<br />

not all of them were planned.<br />

kent says that a somewhat different<br />

project he has been in charge of was<br />

the DFDs-ferry Lisco GLoriA which<br />

in october 2010 was partly destroyed<br />

by fire and was towed to Fayard to<br />

be cleared of cargo and prepared for<br />

further towing to scrapping. the smell<br />

over the area was not exactly a pleasant<br />

one when burnt-out refrigerated<br />

lorries with meat had to be removed

was completely burned out whereas<br />

some was fully intact and it took 12-<br />

15 days to completely clear the vessel<br />

of cargo, as the insurance company<br />

needed time to inspect the damaged<br />

goods between each clearance.<br />

presently, Jon is the project manager<br />

for the newbuilding pAciFic orcA,<br />

owned by swire blue ocean, which is<br />

the world’s largest windfarm installation<br />

vessel. the vessel is alongside quay at<br />

Fayard for installation of special equipment<br />

before heading out on her first<br />

assignment in <strong>December</strong>. it is a fantastic<br />

sight to see the vessel hovering several<br />

metres above the water by means<br />

of the 105-metre long jack-up legs that<br />

enable the vessel to operate at depths<br />

of up to 60 metres.<br />

since Fayard´s first <strong>Lindø</strong> vessel –<br />

steNA ForeruNNer – called into<br />

Dock 2 in August 2010, FAYArD has<br />

had a vast number of vessels for repair<br />

or rebuilding in the docks at <strong>Lindø</strong>.<br />

many different types of jobs are done,<br />

including statutory inspection of vessels<br />

that within a five-year period must<br />

have two bottom surveys at a maximum<br />

of three-year intervals. the typical<br />

work to be done is bottom painting<br />

and inspection of rudder and propellers.<br />

oil tankers are required to have a<br />

steel survey. For this purpose, Fayard<br />

in cooperation with sub-contractors<br />

has developed a special scaffolding<br />

that can travel across the vessel for<br />

inspection and such special tools contribute<br />

to the efficiency and speedy<br />

turnaround of jobs. in addition to the<br />

activities at <strong>Lindø</strong>, Fayard undertakes<br />

maintenance of oil rigs, most recently<br />

with projects in Hirtshals and esbjerg.<br />

modernisation of the facilities at <strong>Lindø</strong><br />

was a decisive factor for Fayard, and in<br />

fact they have invested more than Dkk<br />

200 millions in the modification of their<br />

area, including environment measures<br />

and new dock gates in docks 1, 2 and<br />

PACIFIC ORCA, the world’s largest windfarm installation vessel alongside Fayard’s quay at <strong>Lindø</strong><br />

4 involving large time savings when<br />

docking and undocking vessels. previously<br />

the docking itself would take<br />

6-8 hours, whereas now, with the new<br />

dock gates, it will take only approx. 6<br />

minutes.<br />

During the summer of <strong>2012</strong> Fayard entered<br />

into a framework agreement on a<br />

project lease of <strong>Lindø</strong> industrial park’s<br />

big Dock 3 of 90 x 315 metres which<br />

will allow new possibilities for quoting<br />

for bigger vessels and 2013 for Fayard<br />

will start well as a lengthy refurbishment<br />

project has been determined for<br />

the borGHoLm DoLpHiN platform.<br />

For 175 years sVitZer has<br />

focused on providing safety and<br />

support at sea.<br />

svitzer started in 1833 with salvage<br />

operations at sea around scandinavia<br />

and since then expanded their business<br />

activities. svitzer is not only among the<br />

oldest companies of its kind but one of<br />

the global market leaders within towage<br />

and emergency response. svitzer operates<br />

a fleet of a total of 500 vessels and<br />

has approx. 4,500 people employed in<br />

more than 40 countries. the headquarter<br />

A new brochure has been made which<br />

specifically concerns the services offered<br />

same time, in connection with the<br />

agreement with blue Water shipping<br />

svitzer’s harbour towage activities in<br />

Denmark cover 10-12 ports with 13<br />

tugs, all entered in the Danish international<br />

shipping register. svitzer’s project<br />

activities include activities such as towage<br />

of pre-fab ship hulls from romania to<br />

<strong>No</strong>rway as well as towage of barges with<br />

pre-fab sections from poland to <strong>No</strong>rway.<br />

svitzer has been established in <strong>Lindø</strong><br />

industrial park since 2011 and in <strong>2012</strong><br />

moved to larger offices when payroll/<br />

crewing HrD – Human resources –<br />

moved from copenhagen to <strong>Lindø</strong>.<br />

in short, svitzer’s fleet is crewed with<br />

4-5 crew members on each vessel. the<br />

crews switch every four weeks which<br />

means that two full crews have to be<br />

constantly available for each of the 13<br />

tugs, totalling approx. 100 crew members.<br />

the primary task of the division is<br />

therefore to ensure that crew manning<br />

respects current laws and regulations<br />

and to recruit crew members, hold collective<br />

bargaining negotiations and em-<br />

Welding expeRTs TO<br />

laseR seminaR aT lindø<br />

the installation of new laser technology with Lindoe Welding technology (LWt)<br />

has led to international networking that may end up securing jobs once the heavy industries<br />

realise the advantages of using lasers for welding thick sheet-steel.<br />

the seminar on laser welding held by<br />

Lorc on 1-2 <strong>No</strong>vember at the <strong>Lindø</strong><br />

conference centre became an example<br />

of how the introduction of new<br />

technology can lead to new international<br />

cooperation and networking.<br />

the laser welding facility LWt is the<br />

first of the newly founded companies<br />

in <strong>Lindø</strong> industrial park to install basic<br />

new technology in the area. before the<br />

end of the year a very powerful laser<br />

system with robot control will be delivered<br />

to the refurbished workshop in the<br />

AVA building. the laser system is particularly<br />

targeted the wind turbine production<br />

where it is to pave the road for<br />

lower production costs of heavy steel<br />

towers and offshore foundations. ultimately,<br />

the laser system is to contribute<br />

towards better competitiveness of<br />

power supplied by wind turbines. behind<br />

this, however, is also an anticipation<br />

that the cost profile for the towers,<br />

which is presently favourable for Asian<br />

industries, may be turned around for<br />

the benefit of european workplaces.<br />

As the only such open facility in the<br />

world, LWt’s laser system will be available<br />

to universities and industries that<br />

have the need for testing theories and<br />

practical welding procedures supported<br />

by energy from a high-power laser.<br />

new technology attracts experts<br />

this combination of open accessibility<br />

and ground-breaking welding technology<br />

provides an obvious reason for<br />

inviting the best laser welding experts<br />

in <strong>No</strong>rthern europe to a professional<br />

seminar focusing on laser welding of<br />

thick sheet-steel. With just under 50<br />

participants from industry, specific institutes<br />

and universities, success was<br />

almost guaranteed in advance. some<br />

of the welding experts travelled in<br />

from south-korean cs Wind, one of<br />

the world’s biggest producers of steel<br />

towers, to attend the exposition on<br />

the most recent developments in laser<br />

welding and laser technology.<br />

Welding and cutting with lasers is<br />

widespread today when it comes to<br />

thin sheet-steel as in the automotive<br />

industry. the most recent development<br />

of very powerful lasers, however, now<br />

makes it possible to join thick steel<br />

plates by welding.<br />

the industry is wary<br />

Heavy industries, however, have a<br />

long and successful tradition of using<br />

submerged arc welding (sAW) for<br />

very thick material. Quality and costs<br />

are well known and stable. therefore<br />

there is a certain caution and restraint<br />

in launching into the promising laser<br />

technology which has higher start-up<br />

costs than sAW but lower variable<br />

costs. this caution and how to overcome<br />

it was one of the focal subjects<br />

in the debates at the seminar and in<br />

the incorporated workshop, and several<br />

suggested solutions were given.<br />

so provided with new knowledge, participants<br />

left <strong>Lindø</strong> industrial park after<br />

two days’ work at the seminar. With<br />

new business cards in their pockets<br />

and a hearty traveller’s lunchbox from<br />

the canteen.<br />

One of the agenda items at the seminar was a bus ride around <strong>Lindø</strong> Industrial Park where the attendees<br />

saw a demonstration of the heavy and flexible KAMAG heavy load transporters, of a container<br />

From January DinnerdeLuxe will take<br />

over the canteen in <strong>Lindø</strong> industrial<br />

park. We are extremely proud and will<br />

do our utmost to live up to expectations.<br />

today we have seven kitchens<br />

around the country and we supply<br />

food to many different enterprises. We<br />

have wide experience within all kinds<br />

of jobs, from lunch arrangements to full<br />

canteen operation.<br />

We do not wish to be too big as that<br />

may soon lead to a loss of love for the<br />

food. therefore we prefer many small<br />

kitchens so that the individual chef can<br />

focus entirely on high quality. We are<br />

therefore really pleased that we have<br />

got the opportunity to show the tenants<br />

of <strong>Lindø</strong> industrial park what we<br />

stand for. Whether it be lunch, food<br />

meetings we always take pride in making<br />

it is important that our customers can<br />

park A/s changed our financial system<br />

from Navision to unik bolig 4. unik bolig<br />

4 is a system developed in Denmark for<br />

handling properties, buildings and commercial<br />

leases. the system is leading in<br />

home leases and the best system available<br />

for commercial leases. unik bolig<br />

4 is an erp it system that covers the<br />

entire business of <strong>Lindø</strong> industrial park<br />

A/s. unik bolig 4 will be used from the<br />

first tentative contact with a potential<br />

tenant to the preparation of a lease contract,<br />

handling of refurbishment of the<br />

lease, handling of operation and maintenance,<br />

and last but not least financial<br />

management and collection of rent.<br />

From it to more it<br />

With the new system we are streamlining<br />

<strong>Lindø</strong> industrial park A/s to be in a<br />

position to act as an even more professional<br />

lease business to the delight and<br />

benefit for all our tenants and suppliers.<br />

previously we had all records in Word<br />

and excel and financials in a separate<br />

system. that was fine at the time with<br />

only few tenants. <strong>No</strong>w we have many<br />

tenants and a strong belief in growth in<br />

the years ahead. therefore we will need<br />

more than spreadsheets, red binders<br />

and yellow post-its. so we have gathered<br />

everything under one umbrella.<br />

All documents are received and sent<br />

electronically or they are scanned into<br />

our flow management system, so that<br />

all employees have electronic access to<br />

all documents. We collect all documentation<br />

with the individual tenant or lease<br />

in the same spot so it is easy to trace.<br />

receipt of invoices<br />

to all tenants of <strong>Lindø</strong> industrial park<br />

A/s the introduction of unik bolig 4<br />

means that future rent bills will be electronic<br />

bills. to all suppliers to <strong>Lindø</strong><br />

industrial park A/s this means that future<br />

purchase orders will be forwarded<br />

electronically, before any work can begin,<br />

and invoices will also have to be<br />

forwarded electronically.<br />

Only a beginning<br />

even though we have already taken<br />

a big step, the process has only just<br />

started. unik bolig 4 is a very comprehensive<br />

system with many possibilities<br />

and we are currently implementing the<br />

other modules of unik bolig 4. During<br />

the spring of 2013 we will start systematising<br />

operations and preventive maintenance<br />

on all buildings and technical<br />

installations.<br />

implementing a new erp system is<br />

quite an handful, and the employees of<br />

<strong>Lindø</strong> industrial park will need to wipe<br />

their brows quite often. However, we<br />

will do everything we can in order not<br />

to cause any disturbance to our dayto-day<br />

operation and our service to all<br />

our tenants.<br />

rent bills are generated<br />

with relatively few entries<br />

into the system and e-invoices<br />

received are sent into an electronic<br />

work-flow for control<br />

and approval.<br />

our suppliers have been in-<br />

formed that in future we ac-<br />

cept only e-invoices in order<br />

to utilise the system at its best.<br />

the next few months, however,<br />

will call for extra efforts<br />

to get to know the system and<br />

ensure that it is implemented in<br />

the best possible way.<br />
