Higher Ruggin is a small hamlet situated to the south<br />
west of Taunton and about two miles from the village of<br />
West Buckland which has a primary school and shop.<br />
There is good access to the M5 motorway with junctions<br />
at Wellington and Taunton and the latter provides a<br />
comprehensive range of facilities.<br />
Farmwood is tucked away on the slopes of the<br />
Blackdown Hills at the end of a long private track and<br />
enjoys complete seclusion, with no near neighbours. It<br />
enjoys a stunning setting, with woodland and a nature<br />
Wellington 4 miles, Taunton 5 miles, M5 (J26) 2 miles,<br />

reserve behind it and open distant views to the Quantock<br />
Hills. The land is an interesting mixture of landscaped<br />
garden, woodland, a large wildlife pond and grazing.<br />
The driveway sweeps into an extensive parking area<br />
with adjoining beds heavily stocked with shrubs. There<br />
is terracing at the front and at the rear where it adjoins<br />
the main area of landscaped garden with well stocked<br />
beds, gravel paths and natural stone walling. Two small<br />
streams run through the gardens and there is a stone<br />
store shed. The main area of woodland is a most<br />
attractive amenity with mature oak and ash trees and<br />
some hazel coppice. It is covered with bluebells in the<br />
spring and on the edge is a large wildlife pond. The<br />
pasture provides some useful grazing and there is a<br />
further area of hazel coppice.<br />
The front elevation of Farmwood is most attractive. It is<br />
partly rendered and partly stone faced and has three<br />
gables with a covered timber verandah at one end which<br />
is approached from the drawing room and takes full<br />
advantage of the lovely views.
Farmwood was originally a small bungalow which has been<br />
considerably improved and extended in recent years. It has been<br />
cleverly designed to provide extensive modernised accommodation<br />
where the principal rooms, the dining hall, drawing room,<br />
kitchen/breakfast room and master bedroom are all exceptionally well<br />
proportioned. There are many windows and pairs of glazed doors<br />
which create a very light property.<br />
The drawing room opens out onto the verandah and has an open fire.<br />
The kitchen/breakfast room enjoys views across the garden over an<br />
adjoining field and towards the woodland. It is very well fitted with<br />

cooker. The principal bedroom suite has an exceptionally large<br />

Directions: From J26 of the M5 take the exit signposted West Buckland. In the village centre, turn right at the T-junction. Cross over the<br />
motorway and turn left, signposted Ruggin. At the next T-junction turn right, signposted Blackmoor and Wellington. Almost immediately turn<br />
left into a private roadway, pass by a cottage on the left and a thatched farmhouse called Higher Ruggin Farm, continue along the track for<br />
nearly half a mile and turn left where there is a bridleway signpost on the left hand side. Continue to the end of the track where the entrance<br />
to Farmwood will be seen.<br />
