DOGEWO21 geht auch neue Wege und errichtet an geeigneten
Stellen Bewegungsparcours, die sich mit einem speziellen
Angebot gezielt an Senioren wenden, bewusst aber als Mehrgenerationen-Spielplätze
angelegt sind, auf denen sich Jung
und Alt – auch gemeinsam – bewegen können.
Ziel dabei: Regelmäßige körperliche Aktivität kann in jedem
Alter die allgemeine Gesundheit positiv beeinflussen. Menschen,
die sich regelmäßig körperlich betätigen, haben statistisch
ein bedeutsam vermindertes Risiko für verschiedene Erkrankungen.
Bewegung trägt gerade bei älteren Menschen
auch dazu bei, die Selbständigkeit in vielen Bereichen länger
zu erhalten.
Ursprünglich stammt die Idee zur Stärkung körperlicher
Fitness älterer Menschen in Grün- und Parkanlagen aus Asien.
Im europäischen Mittelmeerraum und in Skandinavien werden
seit einigen Jahren Sport- und Bewegungs-Parcours für
alle Generationen im öffentlichen Raum aufgestellt und von
der Bevölkerung mit steigender Tendenz angenommen. In der
Bundesrepublik Deutschland sind solche Mehrgenerationen-
Spielplätze bisher eher selten.
Ein erster Bewegungsparcours – übrigens der erste in Dortmund
- wurde von DOGEWO21 in einem grünen Innenhof
hinter der seniorengerechten und barrierefreien Musterwohnung
in der Nähe des Kundenzentrums angelegt. Hier kann
der Bewegungsparcours von den dort wohnenden Mietern
genutzt werden. Regelmäßig besuchen aber auch Einzelpersonen
und Gruppen, die sich in der Musterwohnung über
die baulichen Standards und Möglichkeiten einer seniorenfreundlichen
Wohnungsausstattung informieren, den Parcours.

The concepts of tenant loyalty and tenant satisfaction have
become increasingly important in the residential industry in
the past few years. In order to retain tenants in over the
long term and to find residents for unoccupied accommodation,
housing associations in today’s market also need to
provide for an attractive living environment with regard to
the accommodation they are offering in sectors in which the
available housing exceeds demand.
Pleasant green spaces, playgrounds and outdoor recreational facilities
are particularly important in this context. Existing and potential
tenants who do not have their own gardens value a view of green
terrain and like having the option of spending time and enjoying the
fresh air in the outdoor features of their residential complex right in
front of their own front doors.
DOGEWO21 (Dortmunder Gemeinnützige Wohnungsgesellschaft
mbH – a non-profit-making housing association in Dortmund/Germany)
– owns some 16,000 residential properties throughout the Dortmund
urban area and is thus one of the largest accommodation providers
on the Dortmund residential market. Annexed to these properties
are outdoor green facilities covering a total of nearly 1.3 million square
metres that also need to be appropriately managed and maintained.
This means that for each residential unit provided by DOGEWO21,
there are more than 81 square metres of outdoor space. The roughly
8000 trees on this land provide for green oases in the middle of the urban
environment and enhance the quality of life of the residents.
DOGEWO21 also maintains 283 playgrounds, thus providing its
younger tenants with the opportunity for fun and games right outside
their front doors. The primary need here is to ensure the safety of the
children using them and, as a matter of course, DOGEWO21 has commissioned
an appropriate specialist service provider to regularly inspect
its playgrounds and playground equipment to make sure there are no
hazardous defects.
DOGEWO21 does not just want children but also its adult tenants
in all age groups to both enjoy and actually use the outdoor facilities
that are on their doorstep. And it is also taking into account the
demographic changes that are occurring as the average age of the population
grows. One of the principal aims of DOGEWO21, when refurbishing
its outdoor facilities just as when renovating its properties,
is to remove potential barriers to ensure that the elderly and other
people with mobility problems find it easier to use and can
perhaps even gain access to outdoor facilities for the first time. This
means avoiding the use of steps and ensuring that there are no hindrances
to free access in the entrance areas. Where this is not possible,
handrails can prove to be a great help. And the provision of a
range of benches and other seating accommodation is also something
that it is essential not to forget.
