veröffentlichte Wohnungsmarktprognose 2025: die
Wohnungs- und Immobilienwirtschaft steht gut da?
Peter Ramsauer: Die Wohnungsversorgung in Deutschland
ist insgesamt gut. Hohe bauliche Qualität und Ausstattungsstandards
sind nicht zuletzt das Ergebnis einer seit
Jahrzehnten beachtlichen Investitionstätigkeit. Grundlage
hierfür sind die bewährten ordnungsrechtlichen Rahmenbedingungen,
die wir in Deutschland geschaffen haben.
Auch Anreize wie Wohn-Riester oder unsere KfW-Programme
haben dazu beigetragen. In dynamischen Regionen
kann es jedoch zu Engpässen kommen. In dieser Phase ist es
wichtig, den Markt zu unterstützen. Eine Aufgabe wird es
sein dafür zu sorgen, dass auch Menschen mit niedrigeren
Einkommen bezahlbaren Wohnraum finden. Die Bundesländer
können im Rahmen der sozialen Wohnraumförderung
zügig und angemessen auf solche Entwicklungen
reagieren. Die Bundesregierung greift ihnen dabei finanziell
mit rund 518 Millionen Euro im Jahr unter die Arme.
Natürlich werden wir auf Bundesebene die Entwicklung auf
den Wohnungsmärkten weiterhin sorgfältig beobachten
und prüfen, ob gegebenenfalls gezielte wohnungspolitische
Maßnahmen erforderlich sind.
Die Wohnungs- und Immobilienwirtschaft steht gut da. Sie
ist eine Wachstumsbranche. Seit 1991 sind Erwerbstätigkeit
und Bruttowertschöpfung in dieser Branche um 80 Prozent
gestiegen. Rund 190.000 immobilienwirtschaftliche Unternehmen
erwirtschaften mit 460.000 Erwerbstätigen eine
Bruttowertschöpfung von rund 263 Milliarden Euro. Das

Peter Ramsauer: The availability of housing in Germany is overall
good. High standards of construction and facilities are not least a result
of the considerable investment activity of the last decade. The basis for
this is provided by the tried and tested legislative general conditions
which have been created in Germany. Incentives such as the government
subsidy „Wohn-Riester“ or saving plans or our KfW bank programme
have contributed to this. In dynamic regions, however, shortages can
occur. In this phase it is important to support the market. One task will
be to ensure that people with a low income can find affordable accommodation.
Within the framework of social housing plans, federal German
states can react in a rapid and suitable way to counteract this kind
of development. Federal government provides financial support with
around 518 million Euro each year. Naturally, at state level we will continue
to carefully monitor developments in the housing market and
check whether targeted housing-political measures are required.
The housing and real estate industry is in good shape and forms a
growth sector. Since 1991, employment and gross added value in this
trade have increased by 80 percent. Around 190,000 real estate companies
generate a gross added value to the amount of around 263 billion
Euro with a workforce of 460,000 employees. This is 12 percent of the
total gross value generated in German – a considerable figure. If plan-

– eine beachtliche Zahl. Bezieht man Planung, Finanzierung,
Bau und Bewirtschaftung von Immobilien mit ein,
sind es jährlich sogar rund 400 Milliarden Euro die mit 3,8
Millionen Arbeitsplätzen erwirtschaftet werden. Die Wohnungs-
und Immobilienwirtschaft leistet damit einen enormen
Beitrag zur Wirtschaftskraft Deutschlands. Und natürlich
zur Schaffung und Sicherung von Beschäftigung.
Die deutsche Wohnungs- und Immobilienwirtschaft übt in
der aktuellen Finanzkrise zudem einen stabilisierenden Einfluss
auf die Gesamtwirtschaft aus. Sie unterscheidet sich ja
maßgeblich vom Immobiliensektor anderer Länder wie den
USA, in denen die Branche als Auslöser der Finanz- und Wirtschaftskrise
gilt. Hier wirkt sich positiv aus, dass es durch unser
solides Finanzierungssystem in Deutschland keine spekulativen
Übertreibungen und keine Immobilienpreisblase
gegeben hat. Experten erwarten, dass der deutsche Immobilienmarkt
auf Grund seiner Stabilität auch in Zukunft für inund
ausländische Investoren attraktiv bleibt.
P@L: Was macht Käpt'n Blaubär beim Bundesverkehrsminister
Peter Ramsauer?
Peter Ramsauer: Käpt´n Blaubär ist der wichtigste Botschafter
für Kinder, wenn es um Verkehrssicherheitsthemen geht.
Damit ist er mein „natürlicher Verbündeter“. Verkehrssicherheit
ist ein wichtiges Thema, das sich den Kindern am
besten spielerisch vermitteln lässt.

industry makes an enormous contribution towards Germany’s national
industrial strength and, naturally, towards the creation and maintenance
of work places. In addition, in the current financial crisis, the
German housing and real estate industry has a stabilising influence on
the overall economy and is decisively different from the real estate industry
of other nations such as the USA, where the trade is considered to
have sparked the financial and economic crisis. In this regard it is
positive that due to our stable financial planning system in Germany, no
speculative exaggeration and no real estate ‘bubble’ was created.
Experts expect that due to its stability, the German real estate market
will remain attractive for domestic and foreign investors in future.
P@L: Why does the German transport minister Peter Ramsauer
have a soft-toy version of the comic figure “Captain Bluebear”?
Peter Ramsauer: Captain Bluebear is the most important road safety
ambassador for children in Germany, similar to Sooty and Sweep in
Great Britain. In this way he is my natural partner in this job. Road
safety is a very important topic which can best be taught to children in
a playful way.
