In the quest to define the zeitgeist
of our urban society, a concentrated
mix of desires, yearnings and possibilities
quickly boils down to an essence
that can best be described as
“experience.” We’re part of the experience
economy now, and have been
for a long time: Nearly 80 percent of
millennials would rather spend money
on an experience than on a product.
Experiences are seen as a source
of meaning and status. Today, access
to experiences matters more than material
possessions do. And each of us
faces the same demand: We all want
to turn the limited leisure time available
to us into the most life-enriching
experiences possible. This is how we
understand New Leisure. Places that
create a “memorable experience” and
where experiences turn into quantitative
and qualitative reality are understood
as New Leisure destinations.

Was macht einen Ort zu einem „Happy
Place“? Und wie geht erfolgreiche
Destinationsentwicklung? Am Anfang
einer jeden Konzeption steht die Entwicklung
einer übergeordneten Strategie.
Entlang eines gewählten Themas
lässt sich dann eine Geschichte
erzählen, sogenanntes Storytelling, die
den Besucher auf eine Reise durch die
Destination mitnimmt. Der choreografierte
Weg des Besuchers durch die
Destination wird auch als Customer
Journey beschrieben. Gelingt es dabei,
den Besucher erfolgreich in die
Geschichte einzubinden und er wird
zum Teil der Story, spricht man von
Immersion. Dabei gilt: Je intensiver die
Immersion ausfällt, umso intensiver ist
auch das Erlebnis und der Escapismus-Effekt.
Wer jetzt annimmt, dass
eine erfolgreiche Customer Experience
einem durchgängigen Adrenalinrausch
gleicht, irrt. Um den Besucher
nicht zu überfordern, braucht es ein
wohl dosiertes Yin und Yang aus Momenten
der Spannung und solchen
der Entspannung. Dies erfordert einen
feinfühlig kuratierten Mix aus Entertainment
und Edutainment, Dekompressions-
und Ruhezonen, Zeit für
Aktivität und Zeit zum bloßen Verweilen.
Überhaupt ist es ein non plus ultra,
die Verweildauer innerhalb einer
Destination zu erhöhen und quantitativ
als auch qualitativ zu optimieren.
Dazu tragen gastronomische Angebote,
Events, Service-Features, Retail,
Interaktionen und sogar Landmarks,
Supersigns und Fotopunkte bei. Nicht
zuletzt bestimmen das wohl kuratierte,
ästhetisch ansprechende Produkt-
oder Serviceportfolio und die
Gestaltung der Destination über die
Qualität, über den generierten Umsatz
und schließlich den Erfolg. Ob
eine Destinationsentwicklung gelungen
ist, lässt sich heute dabei leicht
feststellen, denn von einer „grammable
Experience“ werden gerne Fotos
und Selfies bei Instagram und in den
Sozialen Medien gepostet. Auch daran
zeigt sich, dass keine Destination
heute die Verknüpfung mit der digitalen
Welt verpassen darf, denn nur
wer das reale Erlebnis online vorbereitet
und später online verlängert,
sorgt einerseits für willkommene Wiederholungstäter
bei den Besuchern
und verhindert andererseits Diskrepanzen
in der Wahrnehmung beim
Konsumenten, die zum Abbruch des
Abenteuers führen können. Kurz: Destinationsentwicklung
macht aus Orten
„Happy Places“.
What constitutes a „Happy Place“?
And what does successful destination
development look like? The first step
in building a destination is to develop
a comprehensive strategy. You can
then start telling a story, based on your
chosen theme that will carry visitors
along on a trip to and through the destination.
These choreographed travels
are sometimes called the “customer
journey.” And when you successfully
integrate your visitors into the story
and make them part of it, that’s called
“immersion.” As a rule, a more intense
immersion makes for a more intense
experience and a greater escapism effect.
But if you’re thinking that a never-ending
adrenaline rush equals a successful
customer experience, you’re
wrong. To keep your visitors from getting
overwhelmed, you need the right
balance of yin and yang, moments of
tension and moments of release. That
calls for a sensitively curated mix of
entertainment and edutainment, quiet
zones and decompression, time to
be active and time to just hang out.
After all, one of your ultimate goals
is to increase the time your visitors
spend at the destination, and to optimize
that time both qualitatively and
quantitatively. Dining options, events,
services, retail, interactive elements,
even landmarks, high-tech signage
and designated photo spots all contribute
here. The design of the destination,
together with a well-curated,
aesthetically appealing portfolio of
products and other offerings, plays
a not insignificant role in determining
the quality of time spent and, in
the end, revenue generated. And it’s
easy to gauge the effectiveness of a
design these days: If it’s a “grammable”
experience, then people will post
photos and selfies on Instagram and
other social media. That’s another reminder
that no destination can afford
to overlook connections to the digital
world today: If you want to make
sure your visitors become repetitive
customers and avoid the kind of consumer
perceptions that can cut an adventure
short, you’ve got to set the
stage for the real experience online
– and keep it alive offline afterward.
In short: destination development creates
“Happy Places”.

How do we dream the future of our
cities? As experts in destination development
we are often entrusted with
central urban project developments in
Germany or internationally at an early
stage. We advocate for a responsible
organization and use of urban spaces
and public places.
The perfect mix for a city worth living
in does not translate to a monoculture,
but diversity in architecture
and conceptual use. People living in
cities, should take responsibilty for the
development of a variety of urban living
and space concepts as well as an
participatory, urban culture. Thereby,
a neighbourhood, a „Kiez“ or a whole
city represent a complex system of
needs and wishes: trade and craft,
co-working and co-living, manufacturers
and maker-labs, urban farming and
urban culture: Appeal need variety.
People want lively neighbourhoods,
which offer a combination of culture,
retail, living, and work. Thereby, integration
and social aspects increasingly
take center stage. The support of
culture or the creation of a beautiful
place for children are integrated and
granted more space. More than ever,
it is important to create offers and
neighbourhoods worth living in, because
the old methods of the seemingly
never changing highstreet, for
example, does not work anymore. A
new zeitgeist finds its way into our
cities. To create a high quality, which
lasts for a long time, ages well, was
conceived well in the first place and
is strongly connected with the environment
and the city, increasingly
becomes the most important point.
Here, city planners have the task of
supporting especially the locals, because
the everything local creates
quality and uniqueness.
We need a stronger integrative approach
for the city design while involving
all the stakeholders. Not only
the adult citiziens of a city should be
invited for participation but also their
children. A city has to act for the purpose
of sustainability and a good variety,
to be and stay worth living in.
Our task is to bring a strategic transition
to pass and to stir up the world
with interesting new formats.

Immer mehr Menschen zieht es in die
(Groß-)Städte der Welt - mehr Raum
zum Wohnen, Arbeiten und Shoppen,
für Bildung und für Freizeitaktivitäten
wird benötigt. Der urbane Raum wird
immer enger und wurde lange Zeit für
Autos und nicht für Menschen geplant.
Tools, Formate und Plattformen zur
Mitgestaltung für die Menschen einer
Stadt sind oft nicht vorhanden. Mit
dem Projekt TRÄUME DEINE STADT
eröffnet dan pearlman ein Format, das
den Austausch von Bürgern, Anwohnern,
Unternehmen, Investoren, Gewerbetreibenden
und Nachbarschaftsplattformen
zur Zukunft ihrer Stadt ermöglicht
und gleichzeitig Spaß an der
Mitgestaltung des urbanen Raums bietet.
Als einfaches und interaktives Format,
lädt TRÄUME DEINE STADT alle
Menschen ein, Stadtplanung und Stadtentwicklung
gemeinsam zu ko-kreieren.
Ein erstes Pilotprojekt mit dem
Schwerpunkt City West wurde im Oktober
2019 von dem BID Ku’damm
Tauentzien in Berlin realisiert.
More and more people are moving to
big cities what causes an increased
spatial need for living, working, shopping,
education and leisure activities.
The urban space is getting tighter and,
for a long time, has been built for cars
rather than for people. There have
been rarely any tools, formats or platforms
that actively include the people
of a city in place making processes.
With the project DREAM YOUR
CITY, dan pearlman starts a format
that enables a collective exchange
on a city’s future by involving citizens,
companies, investors, traders and residential
communities in a playful way.
Conceptualised as a simple and interactive
format, DREAM YOUR CITY invites
all people to participate in the
city’s place making processes. A first
pilot project was commissioned by the
BID Ku’damm Tauentzien for Berlin‘s
„City West“ in October 2019.

Als Plattform für das Pilotprojekt mit
der BID Ku’damm Tauentzien in Berlin
wurde das TINY HOUSE by DAN
ACADEMY gewählt. Der Aufbau des
TINY HOUSE wurde als Bauevent genutzt,
um Neugier zu wecken und mit
bedruckten Planen am Bauzaun über
das Projekt TRÄUME DEINE STADT
zu informieren.

TRANSFORMATION
Mit TRÄUME DEINE STADT wollen wir eine
positive, emotionale und nachhaltige urbane
Transformation sowie ein neues Verständnis
für Partizipation schaffen. Dabei stehen die
Prinzipien Inklusion, Kreativität, Lernen, Miteinander
und Spielen an oberster Stelle, um
schwierige Herausforderungen zu meistern
und dabei Spaß haben zu können.
With DREAM YOUR CITY, we want to create
a positive, emotional and sustainable urban
transformation as well as a new understanding
of participation. We place the pinciples
of inclusion, creativity, learning, community
and playing first to tackle difficult challenges
with a fun atmosphere.

Das TINY HOUSE bietet Raum für Urban
Interactions in Workshops und
kurzen Umfragen. Als mobiles Popup
bezieht das TINY HOUSE verschiedene
Standorte in der Stadt. An Partizipationstagen
können BürgerInnen
Ideen und Pläne zur Stadtentwicklung
in Workshops aktiv mitgestalten.
Offen liegende Karten und Feedback-Klötze
laden zum spielerischen
Mitmachen ein, wobei jede Idee anonym
aufgenommen wird. Wer es nicht
schafft, vor Ort vorbeizuschauen, kann

As platform for the pilot project with
the BID Ku’damm Tauentzien in Berlin,
the TINY HOUSE by DAN ACAD-
EMY was chosen. The construction
phase of the TINY HOUSE was set up
as an event to arise curiosity for the
upcoming project. In addition, printed
tarpaulins were fixed to the site
fence to inform about the DREAM
YOUR CITY project.

Mixed Use als ganzheitliches Ökosystem
Wenn die Immobilienbranche aktuell
von „Mixed-Use“ spricht, stellen
wir oftmals fest, dass Entwickler damit
„Oben Office, unten Gastro bzw.
Retail“ meinen. In der Regel werden
diese Nutzungen aber nicht miteinander
verzahnt gedacht, sondern
einfach übereinander platziert. Intendiert
ist damit vor allem eine maximale
Vermietung und ein entsprechender
Profit. Liegt eine solche Planung vor,
sprechen wir nicht von Mixed Use Formaten,
sondern korrekterweise von
aufeinandergestapelten Nutzungen.
Echte Mixed Use Konzepte - aus unserer
Perspektive - sind hybride, einzigartige
und ganzheitlich geplante, umgesetzte
und gemanagte Konzepte,
die nicht weniger wollen, als die Stadt
neu zu erfinden. Unser Ziel muss es
sein, diese innovativen Formate als
die städtebauliche Antwort auf die
Bedürfnisse im 21. Jahrhundert zu
etablieren. Danach ordnet sich die
Stadt nicht der Nutzung durch Verkehr
und Industrie unter, sondern die
Infrastruktur einer Stadt wird durch
die Bedürfnisse der Nutzer, also der
Menschen bestimmt. Echte Mixed
Use Formate müssen es schaffen, die
moderne Stadt in der Stadt abzubilden
und die Funktionen einer ganzen
Stadt auf kleinstem Raum und in dreidimensionaler
Staffelung zu realisieren.
Mixed Use will nicht weniger sein,
als ein lebenswertes Ökosystem für
seine Nutzer.
Mixed Use als Experience
Experience is key: Wenn man davon
ausgeht, dass die Währung der Zukunft
Zeit ist, gilt es die Zeit der Nutzer
innerhalb eines Mixed Use Formates
qualitativ optimal zu gestalten und
quantitativ dadurch maximal auszuweiten.
Mehr Aufenthaltsqualität bedeutete
mehr Aufenthaltsdauer und
damit mehr Ausgabebereitschaft.
Aufenthaltsqualität und Aufenthaltsdauer
sind die neuen Super-KPIs. Im
Bestfall ist ein Mixed Use Format eine
Lebenswelt, die man nie mehr verlassen
muss. Heruntergebrochen bedeutet
dies: an einem Ort wohnen, Freizeit
haben, Freunde treffen, arbeiten und
Geld verdienen und es wieder ausgeben.
Unser ideales Mixed Use Ökosystem
ist ein Vorzeigebeispiel in Sachen
Circular Economy.
Mixed Use als Raum zum Leben
Kein Ort ist eine Insel. Auch ein ganzheitliches
Mixed Use Ökosystem ist
zugleich Stadt in der Stadt aber auch
Teil der Stadt. Es muss für die Menschen
und die urbane Umgebung
funktionieren. Neben den ökonomischen
Faktoren müssen auch die ökologischen
und sozialen Funktionen erfüllt
sein. Es darf keine hermetische
oder klinische Reißbrettstudie sein,
sondern muss sich den Bedürfnissen
und Lebensstilen der Stadt ringsherum
anpassen. Echte Akteure müssen
relevante Angebote schaffen. Eine
Story muss die vielen Angebote miteinander
verknüpfen. Die Story muss
aus den Geschichten und kulturellen
Ritualen gewoben werden, die es vor
Ort bereits gibt. Menschen empfinden
diejenigen Erlebnisse als authentisch,
die ihren existierenden ästhetischen
Bildern und kulturellen Ritualen entsprechen.
Anknüpfungen an (industrielle)
Geschichte macht ebenso
eigenständig wie lokale Topographie.
Die Designsprache kann diese
Nutzungen aufgreifen und reflektieren
und damit einzigartige Orte schaffen.
Durch das Kreieren von neuen Erinnerungen
wird die zukünftige Identität
des Ortes geschaffen und bleibt
zugleich mit der Vergangenheit verbunden.
Mixed Use als partizipatorischer Prozess
Ein echtes Mixed Use Konzept ist
möglich – aber anstrengend. In der
Vielfalt der Bedürfnisse und Ansprüche,
Wünsche und Erwartungen
braucht es kollaborative Methoden,
Storytelling, Kuratierung und vor allem
die Einbindung lokaler Akteure.
Partizipation ist das Schlüsselwort
für gelungene Akzeptanz und Relevanz
durch den Nutzer. Mit „Dream
the City“ Initiativen, durch Teilhabe
und Beteiligung an Innovation und
ein aktives Netzwerk kann Mixed Use
geschaffen werden, bei dem die lokalen
Nutzer sprich Bewohner sich
zuhause fühlen. Für temporäre Nutzer
und Touristen entstehen Orte, die
nicht austauschbar sind und die ein
Eintauchen in eine authentische lokale
Welt ermöglichen. Der partizipatorische
Prozess ist dabei stetig in Bewegung.
Evaluieren, Transformieren
und Innovieren sind diesem bereits in
die DNA geschrieben. Wichtig dabei
ist eine echte Kollaboration in der Vorarbeit
der Planung. Dabei entstehen
ungeahnte Synergien im Nutzungsmix,
ganz neue Erlebnisformate und
eine Raumqualität, die im klassischen
Denken von Investorenarchitektur bisher
nicht vorkommt. Mixed Use macht
Sinn, wenn Formate von Anfang an
kollaborativ gedacht werden.

Mixed use as a holistic ecosystem
When the real estate industry is talking
about “mixed-use”, we’ve realised
that developers often refer to the idea
“offices on the upper levels, retail or
gastronomy on the lower floors”. Usually,
these usages are not thought of
as being connected. Most of the time,
developers rather think about placing
two different use concepts above
each other. With this idea, reaching a
maximum lease and subsequent profit
is intended. If this planning is the basis
for a development project, we do not
speak of mixed use formats but rather
of a layered usage.
From our perspective, real mixed use
concepts are hybrid, unique and holistically
planned, realised and managed
concepts that aim at reinventing the
city. It has to be our goal to establish
these innovative formats as the
urban planning solution to satisfy our
needs in the 21st century. According
to that, a city is not subordinated to
traffic and industries. Rather, a city’s
infrastructure is determined by the
needs of its inhabitants. Real mixed
use formats need to map the modern
city within the existing city. They also
have to comprise all functions of a city
in a small space and map it into the
three-dimensional sphere. Mixed use
is nothing less than a liveable ecosystem
for its users.
Mixed use as experience
Experience is key: if we assume that
time is the currency of the future,
then we need to fill the users’ time
with qualitative value to extend their
time spent at the mixed use destination.
More amenity results in an extended
length of stay and with this in
increased readiness to spend money.
Amenity and length of stay are the
new super KPIs. In the best case, a
mixed use format is an experience
realm that one never has to leave
again. To break it down, this means:
living, leisure time, meeting friends,
working, earning and spending money
all in one place. Our perfect mixed use
ecosystem is a perfect example of circular
economy.
Mixed use as living space
No place is an island. Even a holistic
mixed use ecosystem is both a city
within a city and a part of the city. It
needs to function for the people and
the urban environment. In addition
to economic factors, ecological and
social functions have to be fulfilled.
It mustn’t be constructed as a hermetic
or clinic study of the drawing
table. The concept has to be adapted
to the needs and lifestyles surrounding
it. Real stakeholders have to create
relevant offers. And a story has
to connect the variety of offers with
each other. The story has to be derived
from the cultural rites that are
already existing at the specific place.
People have an exceptionally authentic
experience when the places match
their existing aesthetic ideas and perceptions
of cultural rites. To connect
a place to its (industrial) history or to
its topography makes places come to
life. Design can take up these former
usages and reflect them to create a
unique place. By producing new memories,
the future identity of a place is
shaped and stays connected to its
past simultaneously.
Mixed use as participatory process
A real mixed use concept is possible
but a challenging process. To satisfy
the need, wishes, demands and expectations
of the people one needs
to employ collaborative methods,
storytelling and curations processes.
Above all, one has to include the locale
stakeholders in these processes.
Participation is key in creating acceptance
by and relevance for the users. A
mixed use format where locals feel at
home can be realised by “Dream the
City” initiatives, by engaging in innovative
ideas and by involving an active
network. For tourists and temporary
users, places arise that are hardly replaceable
and that enable them to indulge
in an authentic local world. Here,
participation is a steady process. To
evaluate, transform and innovate is
essential to participation. A real collaboration
from the very beginning is
of utmost importance. Participatory
workflows can bring unknown synergies
to life by thinking of new mixes
of usage, different experience formats
and a spatial quality that are not part
of a traditional thinking in investor
driven architecture. Mixed use is especially
useful when formats are created
collaboratively throughout the whole
project development process.

AM TACHELES auf dem historischen
Areal der Friedrichstraßenpassage
in Berlin-Mitte gelegt. Zwischen
Friedrichstraße, Oranienburger Straße
und Johannisstraße errichtet der Projektentwickler
pwr development einen
außergewöhnlichen Ort, der Wohnen,
Arbeiten, Einkaufen, Kunst und
Kultur vereint. Das strategische und
kommunikative Profil des neuen Quartiers
in Berlin-Mitte wurde gemeinsam
von dan pearlman und spring brand
ideas entwickelt. Das städtebauliche
Konzept entstand im international renommierten
Architekturbüro Herzog &
de Meuron. Das Konzept greift die historische
Verbindung auf und interpretiert
sie neu. Mit Vollendung des Projekts
wird aus einer jahrzehnte alten
Brache ein außergewöhnliches Stück
Stadt entstehen. Basierend auf der
historischen Stadtstruktur wächst ein
offenes, zeitgemäßes und lebendiges

Wie begeistert man Berliner für Standortmarketing?
Unsere Vision für Berlin
war es, die Essenz dieser Stadt –
Heimat und Sehnsuchtsort zugleich
– in einer Brand Idea greifbar zu machen
und damit die Herzen der „härtesten
Zielgruppe der Welt“, der Berliner,
zu gewinnen. Dazu haben wir uns
gefragt, was Berlin für Menschen aus
aller Welt so attraktiv macht und was
sie gemeinsam mit Berlin verbinden.
Unsere Antwort: Es ist die Freiheit,
die für das besondere Berliner Lebensgefühl
steht und alle Zielgruppen
eint. Die jüngere Geschichte hat Berlin
zu einem internationalen Symbol der
Freiheit gemacht. In einer Zeit, in der
Freiheit vielerorts auf dem Spiel steht,
haben wir zusammen mit der Berlin
Holding Gesellschaft für Hauptstadt
Marketing mbH den Wesenskern dieser
Stadt im Hashtag #FreiheitBerlin
verdichtet. So wird das Standortmarketing
seit März 2017 auf lokaler,
nationaler und internationaler Ebene
zu einer vielstimmig erzählten Ode

sind. Daher begrüßte unter anderem
ein 100 Quadratmeter großes
Riesenposter mit dem Kampagnenleitmotiv
„Done with walls“ am Flughafen
Tegel alle ankommenden Berliner
und Gäste.

are never a good idea. Berlin tourists
and travellers were greeted under the
banner of the „Done with walls“-campaign
at Tegel Airport on a hundred
square meters.
„Berlin ist mehr ein Weltteil als eine
Stadt“ – ohne Absender und nur mit
dem Hashtag versehen, bildeten berühmte
Zitate den Auftakt der Kampagne,
eine Ode an die Freiheit. Die
Statements wurden vielfach fotografiert
und auf verschiedenen
Social-Media-Plattformen gepostet und
weltweit geteilt.
Berlin is more a part of the world than
just a city. The campaign was kickedoff
with famous quotes, with just the
hashtag as an originator. The statements
were frequently photographed,
posted and shared on social media
platforms worldwide.
BERLIN STORIES
So vereinend wie das Berliner Freiheitsgefühl
wirkt, so vielschichtig und
vielseitig ist es: In der zweiten Phase
haben wir authentische Berliner Geschichten
aus Wirtschaft, Forschung,
Start-up-Welt oder Sport erzählt, die
von der Berliner Freiheit geschrieben
wurden. In Bild und Text – die Geschichte

Destinationen sind vor allem erst einmal
Orte – Orte der Kunst, des Lernens
oder Lehrens, des Wissenstransfers
oder des Genusses, Orte einer Gesellschaft,
für Politik oder Wirtschaft.
Allen gemeinsam ist ihr Charakter als
Orte der Begegnung von Menschen
mit Menschen. Und natürlich, Kommunikationsexperten
prägen diesen
Charakter entscheidend mit. Dabei
muss es gelingen, diese Orte ganzheitlich
zu verstehen, um sie aus einem
umfassenden Verständnis heraus
kommunikativ so aufzuladen, dass sie
für die Menschen zu Sehnsuchtsorten
werden – zu einem Ort, zu dem sie reisen
und immer wiederkehren wollen.
Kampagne für Berlin
Ein Beispiel ist die Standortmarketingkampagne
für die Stadt Berlin. Als
Leitidee der Kampagne haben wir das
besondere Freiheitsgefühl dieses Ortes
mit #FreiheitBerlin zum Thema gemacht.
Denn Freiheit ist die Essenz aus
der Historie, dem Lebensgefühl und
den Optionen, die Berlin den Berlinerinnen
und Berlinern bietet. Zum Auftakt
der Kampagne starteten wir ganz
bewusst mit einer „Ode an die Freiheit“,
die ohne Logo und Absender auskam
und Zitate berühmter Persönlichkeiten
zum Thema Freiheit in den Fokus
stellte. In einem zweiten Schritt haben
wir uns getraut, die Berliner, eine
der härtesten Zielgruppen der Welt,
zu befragen, was Berlin für sie ausmacht.
Entstanden sind unkonventionelle
Bilder, die vom Lebens- und
Freiheitsgefühl der Berliner erzählen.
Letztlich dreht es sich bei dem „Was“,
„Wie“ und „Warum“ in der Kommunikation
immer um die Menschen. Ihren
Wünschen und Bedürfnissen zu entsprechen
und echte Beziehungen aufzubauen,
muss das Ziel von Kommunikation
sein. Nur wer die Menschen
tatsächlich kommunikativ berührt,
schafft dialogische Beziehungen.
Sonst landet man Ufos, die den Menschen
fremd bleiben.
Kommunikation braucht Emotionen
Philosophisch ausgedrückt: Beziehungen
zu Orten formen sich ähnlich
wie Beziehungen zwischen Menschen.
Im Idealfall braucht auch ein Ort einen
„Magic Moment“, ein Verlieben
auf den ersten Blick. Spricht der Ort
zu mir durch eine besondere Sprache
und ein besonderes Erscheinungsbild,
berührt er mich und ich gehe eine Beziehung
zu ihm ein. Mit jeder Wiederkehr
baue ich Vertrauen auf und schaffe
neue Erlebnisse und Erinnerungen.
Schließlich verbinde ich ein vertrautes
Gefühl mit diesem Ort. Meine Beziehung
wächst. Störungen schaden
dieser Beziehung, da diese mich eventuell
wieder „ent-lieben“ lassen. Hier
besteht eine andauernde kommunikative
Pflegepflicht. Als Kommunikationsexperten
begleiten wir diese Beziehungspflege
maßgeblich. Ein Ort
muss zu mir sprechen, bevor und während
ich ihn besuche und auch, wenn
ich nicht mehr da bin – zum Beispiel
über digitale Kommunikationskanäle,
auf denen ich meine Erlebnisse als instagramfähiges
Erlebnis teilen kann.

First and foremost, destinations are
places – places for art, for learning
and teaching, for information sharing
or pleasure, for socializing, for politics
or business. The essence of all
of these is that they’re places where
people come together. And naturally,
communications experts play a critical
role in shaping that essence. To
do that, we first need to have a holistic
understanding of these places.
Working from that comprehensive
understanding, we then energize
them through communication, turning
them into places of desire – places
people want to go to and keep coming
back to.
Campain for Berlin
One example is the marketing campaign
for the city of Berlin. As a guiding
principle, we decided to use the
hashtag #freiheitberlin to center the
campaign on the city’s unique feeling
of freedom (Freiheit). Freedom is the
essence of the history, attitude, and
options that Berlin offers its residents.
We very intentionally kicked off the
campaign with an “Ode to Freedom,”
which appeared without any logo or
source and focused on quotes about

we got up the nerve to ask Berliners,
one of the toughest target groups
in the world, what Berlin meant to
them. The result was a set of unconventional
images that told the story
of Berliners’ attitude to life and freedom.
The “what,” “how” and “why”
of everything we communicate ultimately
comes down to people. The
goal of communication has to be to
fulfill people’s needs and desires, and
to build real relationships. Only when
you truly reach people through communication
you can create dialogue.
Otherwise you’re just landing UFOs
that will always remain alien.
Communication needs emotions
To put it in philosophical terms, relationships
with places form in much
the same way as relationships with
people. Ideally, places need to have a
“magic moment,” a love-at-first-sight
experience. When a place speaks to
me with a special language and a special
look, it moves me to enter into a
relationship with it. Every time I come
back, I’m building trust and creating
new memories and experiences.
In time I come to connect the place
with a feeling of familiarity. My relationship
grows. Negative experiences
damage the relationship and can
eventually cause me to “fall out of
love.” So you have to be constantly
fostering the bond through communication.
As communication experts,
we’re significantly involved in that. A
place has to speak to me before and
while I’m visiting it, and also when I’m
no longer there – for example, via digital
communication channels, where I
can share my visit as a “grammable”
experience.

want to just observe the products

how to cater to the customer’s

online convenience are expanded by
the experience factor of offline retail,
the customer is greeted with a shopping

and is relevant for current as well as

item´s QR code with her smartphone. It automatically lands in the appropriate
size in the virtual shopping basket. After that, without the hassle of lugging
around, the items are on their way to the personalized changing room.

end of your fashion session, you just
take your piece with you and either

Als Händler muss ich mich also fragen,
wie werde ich zu einem so „wertvollem
Ort“, dass meine Kunden bereit
sind, ihre begrenzt verfügbare Freizeit
bei mir zu verbringen? Immer mehr
Händler suchen deshalb nach dem
einzigartigen Erlebnisfaktor für ihre
stationären Retailflächen und schwören
auf die Formel: Mehr Erlebnis pro
Quadratmeter = mehr Umsatz pro
Quadratmeter. Deshalb finden sich in
den Stores mittlerweile Gastronomie-
Flächen, es gibt komfortable Lounge-
Bereiche und arrondierende und kuratierte
Sortimente. Alle Anstrengungen
haben ein Ziel: die Aufenthaltsqualität
und damit die Aufenthaltsdauer zu erhöhen.
Erfolgsfaktoren im Retail
Doch welche Voraussetzungen muss
ein Store mitbringen, um ein echtes Erlebnis

wirklich an? Ich denke, dass es selbstverständlich
ist, einen Store mit gutem
Licht, Sound, Duft, Interior und einem
außergewöhnlichen Angebot an Food
und Drinks ausstatten. Doch das allein
reicht nicht: Ich muss auch fragen, was
macht mich „unique“ also einzigartig?
Biete ich etwa einen Shoestore mit
dem Bronzebrunnen aus dem 18. Jahrhundert
an, um den herum Schuhe anprobiert
werden können? Oder bin ich
ein Outdoor Store mit einem virtuellen
Zoo für die Kinder, während die Eltern
an einer Knowledge Class zum Thema
„Plastic Free Lifestyle“ teilnehmen?
Erfolgsfaktor Mensch
Oftmals vernachlässigen Retailer bei
der Optimierung ihres Sortiments, der
Verkaufsflächen und Servicebereiche,
der Kommunikation oder des Eventkonzepts
gerne mal das Wesentliche:
die Menschen. Das Herz eines jeden
Stores sind schließlich die Menschen –
die, die ihn besuchen und die, die darin
arbeiten. Nur wenn meine Mitarbeiter
überzeugte Markenbotschafter sind
und ihren Job als befriedigend und erfüllend
empfinden, können sie diese
Botschaft auch zum Kunden transportieren.
Und nur wenn ich meine Kunden
gut kenne, ihre Wünsche und Bedürfnisse
verstehe, kann ich relevante
Mehrwerte und Erlebnisse für sie
schaffen. Und übrigens, in Zeiten von
Big Data, KI und predictive analytics
wird der Kunde mehr und mehr erwarten,
dass der Retailer ihn am Ende
besser kennt, als er sich selbst. Mein
Angebot muss also zur DNA meiner
Marke und zu den Mitarbeitern und
Wünschen und Bedürfnissen meiner
Kunden passen.
Erfolgsfaktor Mitarbeiter
In der Erfolgsformel „Mehr Erlebnis
pro Quadratmeter“ liegt natürlich
auch ein hoher Druck für die Mitarbeiter.
Als Schnittstelle zwischen Marke
und Kunde sind sie essentiell für den
Erfolg. Die größte Gefahr aller Optimierungen
auf dem Faktor Erlebnis
liegt also darin, dass Retailer langfristig
ihr Qualitätsversprechen in der
Fülle an Maßnahmen und Angeboten
nicht halten können. Die Themen Gastronomie,
Events und Services liegen
oft außerhalb der DNA der Händler.
Hier sind gezielte Schulungen für die
Mitarbeiter notwendig. Der Transformationsprozess
vom Verkäufer zum
Retail-Erlebnis-Manager muss nachhaltig
begleitet und gemanagt werden.
Hier kann der Retail von den
Grundsätzen des neuen Arbeitens,
New Work, lernen. Wenn die Transformation
gelingt, ist der Mitarbeiter
der Zukunft im Retail bestenfalls ein
echtes Multitalent. Er ist Gastgeber,
Barister, Trainer, Coach, Berater und

Time is retail’s new currency. As a
retailer, you have to ask yourself the
core question how to create such a
precious place that customers are
willing to spend their restricted leisure
time at your store? More and more
retailers are looking for the one of a
kind experience factors for their stationary
retail space and swear on the
formula: more experience per square
metre – more sales per square metre.
That is why we find integrated gastronomy,
comfortable lounge areas
as well as well-curated assortments in
the stores. All efforts are aiming at one
goal: To increase the sojourn quality
and with it the duration of stay.
Success factors in retail
So what are the preconditions a store
should fulfil to create a real experience
and what matters most? I think
it goes without saying to equip a store
with good light, sound, odour, interior
and an exceptional offer of food and
drinks. But that alone is not enough:
You have to ask yourself “what makes
me unique?”. Do I offer a shoe store
where people can try on the shoes
next to a bronze water well from the
18th century? Or are we a store for
outdoor gear with a virtual zoo to engage
kids while their parents participate
in a knowledge class on the topic
plastic free lifestyle?
Success factor people
Oftentimes, retailers ignore the essentials
when optimising their assortment,
retail spaces, services areas,
communications and event concept:
the people. The heart of every store
are the people – the people that visit
the store and the people who work
there. Only when your employees are
brand ambassadors and think of their
job as satisfying and fulfilling can they
transfer this message to the customers.
And only when you know your
customers well and understand their
wishes and needs can you create relevant
added value and experiences for
them. By the way, in times of big data,
AI and predictive analytics, customers
will increasingly expect that retailers
know them better than the customers
know themselves. Consequently, your
offer has to fit with the DNA of your
brand, with your employees and the
wishes and need of your customers.
Success factor employee
In the success formula “more experience
per square metre” lies of course
high pressure for the employees. As
touchpoint between brand and customer,
they are essentially involved
in your success. The highest risk in
optimising your experience factor is
in belying your promises of quality of
offers and means over time. Topics
like gastronomy, events and services
are often outside the DNA of a retailer.
Here, targeted employee trainings
are necessary. The transformation
process from a salesman to a retail
experience manager has to be sustainably
accompanied and managed.
Here, retail can learn from the principles
of new work. When the transformation
succeeds, then the future
retail employee is a real multi talent
at best. They are hosts, baristas, trainers,

JOURNEY
Der Kunde wird von einer transparenten
Raumführung mit klaren Strukturen
empfangen. Eichenholz in Verbindung
mit mattem Weiß und Grau sowie Akzente
in Anthrazit und Grün unterstützen
die offene Raumwirkung, so dass
eine moderne und trotzdem behagliche
Atmosphäre entsteht. Das Brandlogo,
eine stilisierte Brille, wird in das
räumliche Konzept integriert und findet
sich auf der zentralen Rückwand
im Laden wieder. Letztere nimmt im
Raumkonzept eine wesentliche Rolle
ein: durch eine gewölbte Form mit
Lochmuster bei indirekter Lichteinwirkung
wirkt sie wie ein Vorhang, der den
Shop für den Kunden optisch öffnet.
Ein weiteres Highlight ist die Lounge,
die mit Sitzmöbeln im skandinavischen
Design sowie Tablets und Magazinen
zu Inspiration und Information einlädt.

structures welcomes customers. Oak
combined with matt white and grey,
and accents in anthracite and green,
create a space that feels open, producing
a modern yet cosy atmosphere.
The brand logo, a stylized pair of glasses,
is integrated into the spatial concept
and shows up again on the back
wall. The latter plays a central role: its
curved shape and indirect lighting via
a perforation pattern give it the look of
a curtain that is opening up the shop
for the customer. Another highlight is
the lounge, where Scandinavian design
chairs, tablets and magazines welcome
customers, inspiring them and providing
information.

Der Mister Spex Store soll vor allem auch der Vertrauensbildung dienen. Die
Beantwortung der Frage, wie sich Online-Prozesse offline in den stationären
Handel übertragen lassen, stand dabei stets im Mittelpunkt der kreativen
Entwicklung. Dafür war die Frage zu beantworten, wie offline das Vertrauen
der Kunden in Mister Spex gestärkt werden kann, damit diese zukünftig
auch das Internet als Einkaufsalternative nutzen. Die primäre Aufgabe beim
Design bestand in der Integration von bestehenden Online-Angeboten und
Services in die architektonische Gestaltung von Store und Fassade in Kombination
mit einem stimmigen Farb- und Materialkonzept auch im Rahmen
der Möbel- und Flächenplanung.
During conception and planning phases, the experienced team at dan pearlman
examined how eyeglasses are purchased from all angles. Here, coming
up with solutions for how to transfer online processes offline to fixed-location
retail was the consistent focus of the creative developmental process. The
result comprises the architectural design of the store and facade, the colour
and materials concept as well as furniture and space planning.
The spatial communication strategy,
featuring highlight presentations, campaign
images and easy-to-read information
boards explaining the Mister
Spex process, creates the link to the
online offerings. The product range is
organized according to types of glasses,
each of which fit a specific facial
type. In addition, upon entering the
store, the customer is provided with a
tablet that can be filled with four pairs
of glasses he likes best. Each pair of
glasses comes with a card containing
important details on the right facial
shape, brand and price.

Essen ist ein Lifestyle- und Trendthema
und Achtsamkeit gerade in
aller Munde. Ganz wörtlich darf man
diese Aussage in Bezug auf unsere
Nahrung und Ernährungsgewohnheiten
nehmen. Wir sorgen uns um Qualität
und ob Bio bio genug ist oder es
gleich Demeter sein muss. Wir streiten
um Herkunft, Regionalität oder
Super Foods aus aller Welt. Wir sind
Verfechter von Craft Produkten, Slow
Food und Raw Food. Trennkost, Vegetarisch,
Vegan, Paleo, Detox, Carb-,
Lactose- oder Glutenfrei sind uns
wichtig. Food Trends sind das große
Ding. Zu jedem Food Trend gibt es
dann auch gleich die passende Art,
wie diese Ernährungspräferenzen
zu zelebrieren sind. Unsere Gesellschaft
lebt eine Food Diversity und
der Markt richtet sich auf die Wünsche
und Bedürfnisse der vielfältigen Nutzertypen
ein. Food Trends wandeln
sich, Intoleranzen beschränken heute
nur scheinbar und ausdifferenzierte
Ernährungsgewohnheiten schaffen
neue Produkte und gastronomische
Angebote.
Food als Frequenzkiller
Wenn man sich all dies auf der Zunge
zergehen lässt, muss man sich beim
Schlendern durch eine übliche Shopping
Mall oder die High Street fragen,
ob man eine Zeitreise in die Vergangenheit
angetreten hätte. Von den
vielen innovativen Food Trends ist
dort noch wenig zu entdecken. Auf
der Produktseite haben mittlerweile
selbst Discounter vegane Produkte für
jeden Geldbeutel im Angebot, bei Restaurants
gibt es fantastische Formate,
die sich ihren Platz in den Herzen der
veganen oder vegetarischen Community
erobert haben.
Nicht so dagegen in den klassischen
Retail-Destinationen. Hier herrscht der
klassische Food Court oftmals weiterhin
vor oder es gibt Fast Food Ketten
in Reihe. Doch seien wir mal ehrlich:
Entsprechen Food Courts wirklich
noch den Bedürfnissen der Besucher?
Gerade in Shopping Malls wird es anstrengend,
wenn Hunger und Durst
uns überfallen und man dann noch den
Kilometer bis zum Food Court überbrücken,
in der Schlange stehen und
um einen Sitzplatz kämpfen muss, bevor
man endlich wieder grundversorgt
ist. Stressfaktoren wie Lärm, Unübersichtlichkeit,
grelles Licht, schlechte
Luft, aggressive Musik oder schlechte
Akustik in diesen Zonen sind dabei zusätzliche
Energieräuber.
Food als Frequenzbringer
In der Gastronomie im Retail und
in Shopping Centern liegt also viel
Potential für mehr Erlebnis und Genuss.
Neue Konzepte müssen her.
Markthallen und Wochenmärkte wie
der Time Out Market, Street Food Formate
wie im Kantini im Bikini Berlin
oder ganz hybride mixed-use Concept
Stores wie das Marc O´Polo Strandcasino
in Usedom können mögliche
Antworten sein. Und auch der kleinste
Retailer kann mit einer tollen Kaffeemaschine
und seinen Barista Qualitäten
bei seinen Kunden punkten. Bei
einem guten Kaffee lässt sich nicht
nur über Mahlwerk, Brühtemperatur
und Röstgrad des Kaffees philosophieren,
sondern gleichzeitig passiert
etwas Schönes. Der Kunde entspannt,
tankt auf, lässt sich ein und nimmt sich
die Zeit für diesen Moment. Eine verlängerte
Aufenthaltsdauer führt bekanntermaßen
zu mehr Umsatz. Zeit
ist die neue Währung und wer das verstanden
hat, sorgt dafür, dass seine
Kunden eine gute Zeit haben. Der
Vorteil, wenn man auf Gastronomie
setzt: Gegessen werden muss jeden
Tag. Essen ist also ein Frequenzbringer
und das gilt umso mehr, wenn es
immer neu inspirierend ist, wenn man
wiederkommt. Wenn man davon ausgeht,
dass Stammkunden einen wesentlichen
Faktor für den Erfolg eines
Shopping Centers sind, dann schafft
man im besten Fall mit Food Angeboten
Anreize zur regelmäßigen Wiederkehr
- idealerweise von Frühstück
über den Lunch bis zum Dinner.
Mehr Mut bei Food
Was ist also das Fazit? Gastronomie
und Food dürfen heute nicht ein bloßes
Zusatzangebot innerhalb einer
Shopping Mall oder einer Retail-Destination
sein. Denn: Die Gastronomie
und das Angebot an Food entscheidet
auf subtile Weise über den Wert
des Gesamterlebnisses. Nahrung bestimmt
ganz maßgeblich darüber,
wie wir uns fühlen. Wenn mein Gastronomie-Erlebnis
negativ ausfällt,
ist es sehr wahrscheinlich, dass auch
das Gesamterlebnis negativ bewertet
wird. Neben der kuratierten Auswahl
für das gastronomische Angebot
gilt es auch über die Architektur
und das Design des gastronomischen
Ortes nachzudenken. Der Raum als
Ort für alle Sinne sollte energetisierend,
entspannend, gemeinschaftsfördernd
wirken. Menschen wollen
hier eine Oase vorfinden. Sie wollen
energetisch bereichert werden und erholt
nach dem Essen wieder herausgehen.
Die Hyperindividualisierung
wird sicher noch manche spannende
Blüte in der (Retail-)Gastronomie
treiben. Wie zum Beispiel bei einem
Ramen-Restaurantkonzept, bei dem
man ohne Kontakt zu anderen Menschen
sein Essen in einer Kabine zu
sich nimmt oder bei dem wachsenden
Markt von Food Automaten, die Detox
Kuren, Bio-Kisten oder den Lunch auf
Abruf bereithalten - der Fantasie sind
keine Grenzen gesetzt. Das Fazit als
Take Away in einem Satz: Mehr Mut
bei Food!

Eating is a lifestyle and trend topic and
mindfulness is on everyone’s lips. That
can be taken literally when it comes
to food and nutrition habits. We are
worried about quality and whether organic
is really organic or if we should
rather purchase our goods at a biodynamic
farm. We argue about origin,
regionality or super foods from all
over the globe. We are advocates of
craft products, slow or raw food. We
are on dieting, are intolerant against
foodstuff or even have a food allergy.
We support our health with ayurveda
nutrition and elements from TCM or
even have a tailored nutrition concept
matching our phenotype. Food combining,
vegetarian, vegan and paleo
food, detox or free from carbs, lactose
and gluten are important to us. Food
trends are the thing. Each food trend
is accompanied by a certain style to
celebrate these nutrition preferences.
Our society is living a food diversity
and the market addresses the wishes
and needs of many different user
types. Food trends are constantly
changing, intolerances no longer
mean limitations and detailedly differentiated
eating habits create new
products and new gastronomic offers.
Food kills frequency
If you savor that slowly and keep it in
mind during your next stroll through
an ordinary shopping mall or on the
high street, then you need to ask yourself
if you went back in time. Here, the
many innovative food trends are a rare
sight. In times where you can even
find vegan products at the discounter
and great restaurant formats that won
the hearts of the vegan or vegetarian
communities, traditional retail destinations
don’t offer something comparable.
Traditional retail destinations are a
different thing. Here, the conventional
food courts are ruling, and the big fast
food chains are lined up in a row. But
to be honest: Do food courts still meet
customer needs? Especially in shopping
malls, being thirsty and hungry
is stressful. It often means to walk for
another kilometre to arrive at the food
court where long queues are waiting
and fights for vacant seats have to be
won before allaying the needs. Noise,
complexity, dazzling light, bad air,
aggressive music or bad acoustics
in these zones are stress factors that
take our energy.
Food brings frequency
In gastronomy, there is huge potential
for more experience and relish. New
concepts are needed. Market halls and
weekly markets like the Time Out Market,
street food formats like the Kantini
at Bikini Berlin or highly hybrid
and mixed-use concept stores like
the Marc O’Polo Strandcasino on the
island of Usedom can be answers. And
even the smallest retailer can score
high with a great coffee machine and
barista qualities. With a good coffee,
one cannot only philosophise on the
right temperature, grinder and degree
of roasting. At the same time something
great is happening: The customers
relax, refuel, get involved with their
surroundings and take their time to
enjoy the moment. And it’s known
that a longer duration of stay leads
to more revenue. Time is the new currency.
Who came to understand that
takes care of customers enjoying a
good time. The advantage of investing
in gastronomy is that we have to
eat every day. Thus, food increases
frequency. That holds all the more
when the dishes offer new inspiration
at each visit. If we assume that patrons
pose an important factor in the
success of a centre, then food offers
from breakfast over lunch to dinner
– in the best case – create incentives
for return. Here, the question arises if
the integration of diversity and single
traders is worth the extra effort and
expense or if you should rather rely
on a commercial kitchen and gastronomy
outsourcing. Outsourcing simply
means that there is no coherent
dramaturgy or rather, that you have
no influence and flexibility when it
comes to adjusting the concept. With
an owned gastronomy, a holistic, individualised
and independent offer can
be created.
Be bold with food
So, what’s the key take-away? Today,
gastronomy and food must not be
mere add-ons in shopping malls and
retail destinations because they are
subtly defining the value of the overall
experience. Foodstuff essentially defines
how we feel. When the gastronomic
experience was negative then
it is likely that the overall experience
will be evaluated negatively as well.
In addition to a well-curated gastronomic
offer, architecture and design
of the gastro spaces have to be considered,
too. Space as the location for
all senses should be energising, relaxing
and community fostering. People
are longing for an oasis. They want to
be enriched energetically and leave
relaxed after dining. The hyper individualisation
will for sure bloom exciting
(retail) gastronomy concepts: e.g.
a ramen restaurant where you have
no interaction with other people and
can have your food in an own booth
or the growing market of food vendors
for detox cures, organic boxes
and lunch on demand. There is no limit
to imagination. The key take-away in
one sentence is: Be Bold with Food!

Liebling, wir haben die Kunden
vergessen
Der Boom der Shopping-Center ist
vorbei. Mit gut 480 Objekten ist der
Zenit erreicht. Die magische 500er-
Marke wird wohl nicht mehr übertroffen
werden. Mit dem Ende des Booms
beginnt die Konsolidierung und damit
der Wettbewerb der Standorte, den
– das scheint fast sicher – nicht alle
Center überleben werden. Der Retail
wird nicht sterben, aber es gibt zu viel
Verkaufsfläche. Zunehmende Leerstände,
sinkende Flächennachfrage -
das Schreckenszenario der Vermieter
ist lange Realität.
Radikal neu denken
Die Branche muss im Inneren radikal
umdenken. Frequenzen und Umsätze
kommen nicht mehr von allein. Einfach
nur ein Shopping-Center zu sein,
reicht nicht mehr. Wer dem Online-
Kauf keine Argumente, kein Erlebnis
entgegensetzen kann, wird sich an
deutlich geringere Kundenzahlen gewöhnen
müssen. Wer als Center-Investor
noch hofft, ohne signifikante
Investitionen in Mietermix, Aufenthaltsqualität
und Serviceleistungen sichere
Renditen einzusammeln, unterliegt
einem gefährlichen Trugschluss.
Und mit zusätzlichen Cafébars und
etwas Digitalisierung ist auch nicht
geholfen.
Center sind nicht besonders genug
Komplexe Probleme lassen sich nicht
mit einfachen Rezepten lösen. Frequenzschwund,
die Krise der Mainstream-Mode-Konzepte,
Expansionsstopp
hochwertiger Textilgroßflächen,
Mietmodelle und Vertragslaufzeiten
sind unter Druck. Die Zaubertrank-
Formel für den Branchenmix funktioniert
nicht mehr. Vielen rendite-optimierten
Centern der 2000er Jahre
fehlen Identität, Ideen und Inspiration.
Viele Center aus den 90ern sind outdated.
Warum ein Shopping-Center
betreten, wenn es im Ladenbesatz
maximal die Einkaufsstraße spiegelt?
Wenn sich das Gefühl der Selbstbelohnung
nicht einstellt, weil der Ort
nicht besonders genug ist?
Liebesentzug für Shoppingcenter
Shopping-Center waren über 20 Jahre
lang die vielleicht erfolgreichste Vertriebsform
im Einzelhandel. Die aktuellen
Entwicklungen im Handel und
das geänderte Nutzerverhalten gefährden
aber ihr robustes, mietenbasiertes
Geschäftsmodell. Heute ist
das Mietniveau auf einem so hohen
Niveau, dass rentable Investitionen
kaum mehr denkbar erscheinen. Immobilienfonds,
die ihren Anlegern Jahr
für Jahr sichere Renditen versprechen
wollen, ziehen sich aus reinen Retailobjekten
zunehmend zurück. Shopping
Center leiden unter Liebesentzug.
Wohn- und Gewerbeimmobilien
locken aktuell mit der höheren Mitgift.
Die langjährigen Cash Cows müssen
dringend wieder auf die Weide, damit
sie langfristig überleben können.
Frische Ideen müssen her.
Ein neues Rollenverständnis
Dazu braucht es mehr als neue Sitzgelegenheiten,
Primark, eine App und
eine neue Fassade. Es braucht den
gedanklichen Neustart, eine Langzeitstrategie,
eine klare Positionierung
und oftmals ein anderes Rollenverständnis
der Center am Standort.
Die von Städten lange geforderte
harmonische Integration in Umfeldstrukturen
muss endlich verbessert
werden. Center müssen auf Augenhöhe
mit Nachbarnutzungen agieren.
Ärztezentren, soziale und Familienangebote,
daily leisure und Community
dürfen nicht als notwendiges Übel und
Flächenfüller verstanden werden, sondern
als wertvolle Puzzlestücke, die
den Standort für Kunden immer wieder
besuchenswert machen. Center
müssen endlich zu Marken werden
und eine authentische Story erzählen.
Sie müssen in sich konsistente Produkte
sein, die allen Stakeholdern die
gleichen Werte vermitteln.

Viele Center haben sehr hohe Stammkundenanteile,
oft sind es mehr als
zwei Drittel aller Besucher. Kunden,
die in zweiter und dritter Generation
im gleichen Center shoppen, die
sich gar nicht umorientieren wollen,
es aber tun werden, wenn sich das
Angebot im Center kontinuierlich
verschlechtert. Der Kundenbindung,
das müssen die Betreiber endlich
erkennen, kommt im umkämpften,
schrumpfenden stationären Retail
eine herausragende Bedeutung zu. Es
lohnt sich jetzt anzuschauen, wie Loyalität
auf Plattformen wie Instagram,
Snapchat oder Fortnite funktioniert
und diese auf den stationären Retail
zu übersetzen, damit Generationen,
die sich nicht mehr über Gutscheinprogramme
aktivieren lassen, ihre

Shopping center: Honey, we forgot
the customer.
The shopping center boom is over.
With a good 480 objects the peak has
been reached. The magic 500 mark
will probably not be surpassed. With
the end of the boom, the consolidation
begins and with that the competition
between the locations, which
- this seems almost certain - not all
centers will survive. Retail will not die
but we definitely have too much sales
space. Rising vacancy rates, falling demand
for space - the horror scenario
of landlords has long been reality.
Radical rethinking
The industry keeps has to radically rethink
its concepts. Frequencies and
revenues no longer come by themselves.
Today, simply being a shopping
center is not enough. Those who
cannot oppose the online purchase
with any arguments or experience will
have to get used to significantly lower
customer numbers. Any center investor
still hoping to collect secure returns
without significant investments
in tenant mix, quality of stay and services
is subject to a dangerous fallacy.
And with a bit of digitalization and additional
café bars nothing will change.
Centers are not special enough
Complex problems cannot be solved
with simple recipes. Frequency shrinkage,
the crisis in mainstream-fashion-concepts,
rental models and contract
terms are under pressure. The
magic potion formula for the branch
mix no longer works. Many yield-optimized
centers of the 2000s lack identity,
ideas and inspiration. Many centers
from the 90s are outdated. Why
enter a shopping center when the
atmosphere does not spontaneously
delight the visitor? When there is no
feeling of self-reward because the
place is not special enough?
Love withdrawal for shopping
centers
For over 20 years, shopping centers
have been the most successful form
of retail distribution. However, current
developments in the retail sector and
changes in user behavior are jeopardizing
their robust, rental-based business
model. Today, rent levels are so
high that profitable investments are
unthinkable. Real estate funds, that
want to promise their investors secure
returns year after year are increasingly
withdrawing from pure retail properties.
Shopping centers suffer from
withdrawal of love. Residential and
commercial properties are currently
enticing with the higher dowry. The
long-term cash cows urgently need
to be returned to pasture so that they
can survive in the long term. Fresh
ideas are needed.
A new understanding of roles
This requires more than new seating,
Primark, an app and a new facade.
What is needed is a mental restart, a
long-term strategy, a clear positioning
and often a different understanding of
the role of the centers at the location.
The harmonious integration into surrounding
structures, long demanded
by cities, must finally be improved.
Centers have to act at eye level with
neighbouring uses. Medical centers,
social and family offers, daily leisure
and community should not be understood
as a necessary evil and a filler of
space, but as valuable puzzle pieces
that make the location worth visiting
for customers again and again. Centers
must finally become brands and
tell an authentic story. They must be
internally consistent products that
convey the same values to all stakeholders.
More “Wow!”
Centers must expand their range
of services and create added value.
Perhaps even break away from department
store architecture. The
re-equipping of rest areas, as is happening
everywhere in shopping centers
right now, is just a drop in the
ocean. Doesn’t a center rather need
the possibility to change significant
mall areas flexibly and quickly?
Doesn’t the fast-moving retail sector
need more stage construction, more
staging, more “WOW” to create a relevant
third place?
Investors demanded
Investors are in demand now. Selling is
increasingly becoming a worse option;
the market will continue to be flooded
with overvalued properties and the
center locations are generally good
and capable of development. Dissolve
your reserves and lead your objects
into a successful future.
Customer loyalty as a success factor
Many centers have a very high proportion
of regular customers, often
more than two thirds of all visitors.
Customers who are second and third
generation shopping in the same center,
who do not want to reorient themselves
at all, but will do so if the supply
in the center continues to deteriorate.
The operators must finally recognize
that customer loyalty is of paramount
importance in the competitive, shrinking
stationary retail sector. It is worth
looking at how loyalty works on platforms
such as Instagram, Snapchat or
Fortnite now and translating them to
stationary retail so that generations
who can no longer be activated via
voucher programmes can spend their
free time there.

Die Experience Economy boomt und
immer mehr Menschen setzen auf regelmäßige
Kurztrips, statt der dreiwöchigen
Fernreise einmal im Jahr. Immer
öfter liegt das Ziel unserer Reise
auch direkt vor der Haustür. „Local is
the new global“ gilt vor allem bei unseren
Mini-Vacations, die zur willkommenen
Abwechslung in unserem erlebnisorientierten
Lifestyle geworden
sind. Keine Frage, wir lieben es, über
wenige Stunden, einen Tag oder ein
Wochenende aus dem täglichen Trott
auszubrechen. Dieser Wunsch ist ein
Trend, der als Escapismus bezeichnet
werden kann. Wir wollen die bekannte
Welt verlassen und uns mit neuen Erlebnissen
aufladen, die uns glücklich
machen und nachhaltig in Erinnerung
bleiben. Was jeder von uns im Einzelnen
unter einem „tollen Erlebnis“ versteht,
ist durchaus individuell. Für den
einen ist es der Besuch im Zoo. Für
den anderen braucht es dafür mindestens
einen Sprung aus 3000 Meter
Höhe. Nachweislich wirken Erlebnisse
aber insgesamt dann besonders nachhaltig,
wenn sie folgende Prinzipien
anwenden: sie bieten passive oder sogar
aktive Partizipation, sie involvieren
oder absorbieren uns, sie sprechen
uns ästhetisch an, sie unterhalten
uns oder bilden uns sogar weiter.
Und vor allem bieten sie uns eine
Flucht aus dem Alltag. Dabei gilt: Je
intensiver die Immersion ausfällt, umso
intensiver sind auch das Erlebnis und
der Escapismus-Effekt.
Freizeitparks, Zoos, Erlebnisbäder und
Hotels gelten dabei als klassische Freizeitdestinationen.
Ihnen ist die Experience
immanent und sie liefern als
Sperrspitze der Experience Economy
tolle Vorbilder auch für Retail und
Shopping Destinationen. Der Grund:

to escape our daily routine for a few
hours, a day or a weekend.
This wish is a trend that can be called
escapism. We want to leave our familiar
environment behind and have new
experiences, which makes us happy
and are memorable. During our mini-vacations,
we create our personal
adventure. With an experience as
authentic as possible we escape the
familiar. Each of us has a different understanding
of what it means to experience
something amazing. For some
it is a visit to the zoo. For others it is
a jump from 3000 metres. Provably,
experiences as whole seem especially
sustainable when they use off the following
principles: they offer passive
or even active participation, they involve
or absorb us, they appeal to us
aesthetically, they entertain or educate

ein Wellenbecken und
ein Strömungskanal. Tägliche Schaufütterungen
unterstreichen das holistische
Pinguinabenteuer durch eine
Tiershow, die von innen und außen
zum Greifen nah ist. Den Außenbereich
und das Saunadorf prägen
entspannende Naturräume und das
Restaurant verwöhnt mit regionaler
Küche. Das ganzheitliche Design-Konzept
wurde auch auf die Apartmentanlage
übertragen, um eine adäquate
Erweiterung zu schaffen. Geräumige
Apartments laden Familien, Radler
und Wellnessgäste gleichermaßen

Pristine untamed nature, branching
waterways and rich cultural traditions
characterise the Spreewald. Situated
within the biosphere reserve,
Spreewelten is located only an hour
away from Berlin. Redesigning and
expanding the waterpark and sauna
village by an appartment hotel is part
of our future strategic development
plan. It aims to make Spreewelten
more attractive to a range of different
audiences in the long run through
a special blend of fun and relaxation.
The Spreewald serves as the leitmotif:
natural materials and context-appropriate
planting create a virtually
seamless transition between interior
and exterior zones. The addition of
wooden decks and an optimized use
of surface areas make the adventure
pool feel spacious and expansive.
Nothing in the world rivals penguins:
the redesign of the penguin facility
with thrilling underwater views and
a penguin tunnel make visitors feel
like they are swimming with the penguins.
Two giant slides, a wave pool
and a current channel provide added
excitement. Daily show feedings underline
the holistic penguin adventure
by creating another authentic touchpoint
of interaction with the animals.
The peaceful natural surroundings set
the tone for the outdoor area and the
sauna village, while the restaurant indulges
visitors with regional cuisine.
The holistic design concept was also
transferred to the appartment hotel to
create a perfect extension. The spacious
apartments of the hotel are perfect
for families, cyclists and wellness
guests alike.

Das gesamte Bad wurde in eine eigens dafür geschriebene, mystische
Geschichte der Spreewelten-Pinguine getaucht. Von versteckten
Schatzkarten und mystischen Symbolen über urige Flöße und Fässer
– überall gibt es etwas zu entdecken. Als thematische Verknüpfung
zum Bad setzten sich Elemente der Pinguingeschichte in Hotelbereichen
wie der Lobby, Bar und den Familienapartments weiter fort.
The entire destination is now covered in an overall story, specially
written to delve into the world of the Spreewelten penguins. From
hidden treasure maps and mystic symbols to rustic rafts and barrels
- there are exciting things to discover and explore wherever you go.
The penguin story-line connects the waterpark with the appartment
hotel. Thus, penguin elements can be found in the public spaces like
the lobby and the bar but also in the family appartments.

are routed through an amazing
colorful world. The zoo shop at
the Löwentor entrance takes the visitors
on a flying visit through the African

Welche Rolle spielen Zoos heute?
Die historische Entwicklung des Zoos
ist gut dokumentiert. Von den aristokratischen
Ursprüngen als Tierschau,
bis zu den groß angelegten, kulturlandschaftlichen,
immersiven Environments
von heute, umfasst diese
Geschichte eine Vielzahl von Stilrichtungen
und Gestaltungsansätzen, die
eine grundsätzliche Veränderung der
Rolle des Zoos und seiner Funktion
in der Gesellschaft widerspiegeln. Ich
könnte hier sehr ausführlich über die
Geschichte und den Fortschritt der
Zoos, die verschiedenen Designstile
sowie die Beziehungen zwischen Historismus,
Themenarchitektur, Taxonomie
und Systematik oder auch Naturschutz
sprechen. Ich möchte den
Fokus an dieser Stelle auf die Zukunft
der Zoos legen. Ich glaube, dass Zoos
sich stets weiterentwickeln und auch
in Zukunft immer eine wichtige Rolle
für die Gesellschaft spielen. Als Orte,
an denen Menschen Tiere von Angesicht
zu Angesicht treffen und dabei
die Möglichkeit haben, sich in die
Tierwelt und die Natur zu verlieben.
Welche Rolle spielen Zoodesigner?
Sie widmen sich den vier Hauptaspekten
der heutigen Zoohaltung: Bildung,
Naturschutz, Forschung und Wissenschaft
sowie Freizeitgestaltung. Was
ist sonst noch relevant, um mit Veränderungen
in den kommenden Jahren
Schritt zu halten? Man kann davon
ausgehen, dass Zoos in Zukunft
bei der Auswahl ihrer Tierbestände
selektierter vorgehen werden, indem
sie nur Arten wählen, die den klimatischen
Bedingungen, der Fachkenntnis
des Personals und der Erhaltungsmission
des einzelnen Zoos gerecht
werden. Das bedeutet größere und
flexiblere Ausstellungen und mehr
pädagogische Interaktionen. Aber
trotz dieser Entwicklungen innerhalb
der gesamten Branche muss jeder
Zoo nach seiner eigenen einzigartigen
Identität streben und diese bewahren.
Zoo Design hat weniger mit
Design im herkömmlichen Sinne zu
tun, viel mehr spielt dabei das Verständnis
bei der konsequenten Umsetzung
der strategischen Entwickelung
eine wichtige Rolle.

Wenn ein Zoo weiterhin relevant bleiben
soll, ist die wichtigste Frage, die
er sich stellen sollte: Wie kann ich eine

die ich zu bieten habe? Der
Schlüssel für den zukünftigen Erfolg
eines Zoos liegt in der Entwicklung

zusammensetzt: Kooperation, Diversifizierung,
Neuinterpretation, Neuerfindung,
Neupositionierung oder
auch virtuelles Handeln. Darüber hinaus

Zoos davon bedingt sein, dass sie
von starken Werten leben. Wir können
alle oben genannten Punkte umsetzen,
aber die Hauptpriorität besteht
nach wie vor darin, authentisch
zu sein, nach Werten zu leben, gute
Arbeit zu leisten und diese wirksam

und die Besucher in den Mittelpunkt

What is the role of zoos today?
The historical evolution of the zoo is well
documented. From its early aristocratic
beginnings as the menagerie to
the full-scale, cultural-landscape immersive
environments of today, this
history encompasses a multitude of
styles and design approaches that reflect
a fundamental shift in the role
of the zoo and its function in society.
I could expound at length on this evolutionary
history and the progression
of its various design styles, of the relationships
between historicism, themed
architecture, taxonomy and systematics
to the emergence of habitat immersion,
ride-attractions, and conservation,
etc. But my interest here is not
in rehashing this history but in laying
out an argument for where zoos are
headed. I believe zoos will continue
to evolve but will always serve a critical
role for society: as places where
people meet animals face-to-face and
fall in love with wildlife.
What is the role of zoo designers?
Zoo designers have taken to heart the
four main tasks that define contemporary
zookeeping: education, conservation,
research and science, and
leisure activities. That being the case,
what else is relevant for anticipating
the changes in the years ahead? It can
be assumed that future zoos will be
more selective in their animal collections,
choosing species suited to the
climatic conditions, staff expertise
and the individual zoo’s conservation
mission. This means larger and more
flexible exhibits, educational interaction
etc. But despite this evolutionary
path within the industry as a whole,
each zoo must still seek out its own
unique identity. Zoo design has less
to do with design itself, and moreover
it has a role to play in the understanding
and consequent implementation
of the strategic development.
What is crucial for the future success
of zoos?
If a zoo is to continue to stay relevant,
the most important question it can ask
is: How can I develop a unique strategy
that takes into account and exploits
the aspects I have to offer? The key to
any zoo’s future success lies in coming
up with a tailor-made approach
that draws from one or more of the
following strategic options: cooperation,
diversification, reinterpretation,
reinvention, repositioning or being virtual.
In addition, the future success of
zoos will be contingent upon adopting
and living by strong values. We can
implement and take all of the above
points to heart but the main priority
is still to be authentic, to live according
to values, to do good work and to
effectively communicate this to the
public. This means being transparent
about the work you’re doing and
demonstrating to people that animal
welfare is your highest concern. But
above all be inspiring by offering a
change in perspective: try to inspire
your visitors by shifting their points
of view and bringing them into the
center of the action. As I like to say,
if knowledge is a bank and imagination
the currency, the ultimate future
investment is experience!

OF DESIRE
Viele Menschen – viele Ideen. Abseits aller kommerziellen
Projekte haben wir uns eine Spielwiese als Ort der Leichtigkeit
und Freiheit geschaffen: mit den Objects of Desire
(OODs). Keine Schranken, keine Vorgaben lenken die
Gedanken bei der Entwicklung dieser Objekte. Die Ideen
entstehen spontan, schnell und – auch in ihrer Umsetzung
– ohne Anspruch auf Perfektion oder Funktionalität.
Das klare Motto für die Selberbastler: „Lifestyle, money
can’t buy.” Alle Baupläne werden jeden Monat im Lifestylemagazin
H.O.M.E. veröffentlicht. Ausgewählte Objects of
Desire sind auch auf unserer Website im Bereich Collective
zu finden: Designerleuchten aus Pasta, aus Streichhölzern
geformte Obstschalen und viel Kreatives mehr.
„Kunst stellt Fragen. Design gibt Antworten“, sagt Mathias
Vef, der Berliner Künstler, der gemeinsam mit dan
pearlman die Artist Residency auf dem DAN CAMPUS
ins Leben gerufen hat, um Synergien und Schnittmengen
für neue Impulse zu schaffen, voneinander zu lernen, aber
auch, um sich gegenseitig zu provozieren. Mathias Vef
porträtiert in seinen Arbeiten Menschen, die sich selbst neu
erschaffen und damit ihre eigene Identität kreiert haben.
In seinen digitalen Collagen lässt er vielfältige Elemente
und Fotografien zu komplexen Bildwelten auf Wänden
und Objekten wachsen.
“Art asks questions. Design gives answers”, says Mathias
Vef, the Berlin-based artist who, together with dan pearlman,
launched the Artist Residency on the DAN CAMPUS
to create synergies and intersections for new impulses, to
learn from each other but also to provoke one another.
In his works, Mathias Vef portrays people who have reinvented
themselves and thus created their own identity. In
his digital collages, the artist uses different elements and
photographs to create complex visual worlds on walls
and objects.

for itself, created a playful place of vibrancy and independence:
the Objects of Desire (OODs). No limits or rules

Schreibtisch, aber mit unseren Mitteln machen wir daraus
den virtuellen Arbeitsplatz der Zukunft.
