In the joint research project on “Building Sustainably with<br />
<strong>Concrete</strong>”, a fl exible load-bearing structure was compared<br />
to a standard structure using the reference building presented.<br />
In this context, any comprehensive assessment<br />
undertaken must not be restricted to the construction<br />
stage of the load-bearing structure alone. By contrast, it is<br />
necessary to consider the entire building with all its fi nishing<br />
components over its complete life cycle. For this<br />
purpose, a life cycle assessment (LCA) was carried out for<br />
the reference building for the use scenario outlined in the<br />
part referring to the “presentation of the reference<br />
project”. In this analysis, the production and disposal of<br />
the building materials used for new construction, conversion<br />
and removal were considered. Building services and<br />
equipment and the energy consumed for heating, cooling,<br />
hot water, ventilation and lighting were also taken into account.<br />
In regrad to the long life cycle assumed, the stage of<br />
the actual use of the building accounts for approx. 90% of<br />
the global warming potential. During this use stage, the<br />
operation of building services and equipment accounts<br />
for a signifi cantly larger share than the maintenance of<br />
the structure. The disposal stage has a share of only 2% in<br />
the life cycle and is thus the least important component<br />
(Fig. 1). Both options show only a marginal diff erence in<br />
the amount of energy required for the operation of plant<br />
and equipment as the energy effi ciency requirements are<br />
identical in both cases.<br />
Overall, the fl exible structure turned out to be the<br />
preferable solution in the assessment of the complete life<br />
cycle of 100 years with the specifi ed changes in use. When<br />
comparing both design options without considering the<br />
operation of building services and equipment, the global<br />
warming potential could be reduced by about one fi fth<br />
(Fig. 2). The fl exible structure saves a higher amount of<br />
resources because the load-bearing structure can be used<br />
over the entire life cycle of 100 years whereas the conven-<br />

Im Verbundforschungsvorhaben „Nachhaltig Bauen mit<br />
Beton“ wurde eine fl exible Tragstruktur am Beispiel des<br />
vorgestellten Referenzgebäudes mit einer Standardstruktur<br />
verglichen. Eine umfassende Betrachtung darf sich dabei<br />
nicht auf die Ökobilanz für die Herstellung der Tragstruktur<br />
beschränken. Vielmehr ist es nötig, das gesamte<br />
Gebäude mit allen Ausbaukomponenten über einen kompletten<br />
Lebenszyklus zu betrachten. Hierzu wurde am Referenzgebäude<br />
eine Ökobilanzierung für das im Beitrag<br />
„Vorstellung des Beispielobjektes“ vorgegebene Nutzungsszenario<br />
durchgeführt. Dabei wurden die Herstellung und<br />
die Entsorgung der bei Neubau, Umbau und Rückbau verwendeten<br />
Baustoff e berücksichtigt. Die Anlagentechnik<br />
und der Energiebedarf für Heizung, Kühlung, Warmwasser,<br />
Lüftung und Beleuchtung wurden ebenfalls erfasst.<br />
Die Lebensphase der Nutzung macht bei dem langen<br />
angenommenen Lebenszyklus rund 90 % des Treibhauspotenzials<br />
aus. Innerhalb der Nutzungsphase dominiert<br />
wiederum der Betrieb der Anlagen gegenüber der<br />
Instandhaltung der Baukonstruktion. Die Entsorgungsphase<br />
ist mit nur 2 % Anteil am Lebenszyklus am wenigsten<br />
bedeutend (Abb. 1). Hinsichtlich des Energiebedarfs<br />
für den Anlagenbetrieb unterscheiden sich beide Varianten<br />
nur marginal, da sie dasselbe energetische Anforderungsniveau<br />
besitzen.<br />
In der Betrachtung des gesamten Lebenszyklus über<br />
100 Jahre mit den vorgegebenen Umnutzungen stellt sich<br />
die fl exible Struktur insgesamt als die zu favorisierende<br />
Lösung dar. Vergleicht man beide Varianten ohne Berücksichtigung<br />
des Anlagenbetriebs, so sind beispielsweise<br />
beim Treibhauspotenzial Einsparungen von rund einem<br />
Fünftel zu erwarten (Abb. 2). Bei der fl exiblen Struktur<br />
handelt es sich um die Ressourcen schonendere Bauweise,<br />
da hier die Tragstruktur über den gesamten Lebenszyklus<br />
von 100 Jahren genutzt werden kann, während das<br />
herkömmliche Gebäude bei einer Umnutzung von Büros<br />
zu Wohnungen abgerissen und neu errichtet werden<br />
muss. Eine parallel angestellte Lebenszykluskostenrechnung<br />
bestätigt, dass sich die fl exible Struktur auch hinsichtlich<br />
der Kosten trotz höherer Erstinvestitionen spätestens<br />
nach der Umnutzung von einem Büro- zu einem<br />
Wohngebäude günstiger darstellt.<br />
Die umfangreichen ökobilanziellen Untersuchungen<br />
am Stadtbaustein zeigten auch, dass die Wahl der Ausbaumaterialien<br />
und deren Austauschzyklus sich sehr<br />
stark auf das Gesamtergebnis der Ökobilanz auswirken.<br />
Zur Abschätzung der Streubreite, die aufgrund des Ausbaus<br />
zu erwarten ist, wurden Bauteilvarianten gebildet<br />
und zu jeweils einem günstigen und einem ungünstigen<br />
Gebäude kombiniert. Die Untersuchung zeigte, dass bei<br />
identischer Tragstruktur die Ökobilanz des Gesamtgebäudes<br />
allein durch Veränderung der Ausbaumaterialien<br />
deutlich beeinfl usst werden kann. Die ungünstige Variante<br />
verursachte hier rund 50 % mehr Treibhauspotenzial<br />
als die günstige Variante.<br />
