1. ZIELSETZUNG
1. OBJECTIVE
Das Land Berlin beabsichtigt die
Veräußerung eines Grundstücksareals im
nördlichen Bereich des Humboldthafens in
Berlin-Mitte. Das Areal umfasst eine Ge-
samtfläche von ca. 11.916 m², auf der die
Errichtung von mehreren Gebäuden mit
einer Gesamtgeschossfläche von voraus-
sichtlich ca. 47.960 m² zulässig sein wird.
Ein Lageplan ist als Anlage 1 beigefügt.
Die Veräußerung erfolgt im Rahmen eines
EU-weiten Teilnahmewettbewerbs und Ver-
handlungsverfahrens. Es wird ausdrücklich
auf die entsprechende Vergabebekannt-
machung im Supplement zum Amtsblatt
der Europäischen Union hingewiesen.
Die Zielsetzung des Landes Berlin ist die
Veräußerung des vorgenannten Grund-
stücksareals an einen Investor, der dort
selbst oder mittels von ihm vertraglich
entsprechend verpflichteter Dritter

hochwertige Wohnnutzungen plant und
baut,
eine vom Land Berlin zu betreibende
und in das Eigentum des Landes Berlin
zu überführende Kunsthalle mit einer
Ausstellungsfläche von ca. 2.000 m²
und einer Nettogeschossfläche von
3.500 m² plant und baut sowie
eine vom Investor unabhängig von der
Kunsthalle zu betreibende, öffentlich
zugängliche Präsentation zeitgenössi-
scher Kunst des 21. Jahrhunderts (im
Folgenden: „Kunstort“) mit einer
Ausstellungsfläche von mindestens
2.000 m² realisiert, für den Kunstort ein
innovatives Konzept im Einvernehmen
mit dem Land Berlin, beraten durch die
Nationalgalerie (Hamburger Bahnhof –
Museum für Gegenwart – Berlin), ent-
wickelt und auf dieser Basis den
Kunstort für mindestens 20 Jahre nach
Fertigstellung auf eigene Kosten be-
treibt.

KUNSTORT HUMBOLDTHAFEN
The State of Berlin is selling an area of land
in the northern part of the Humboldthafen
in Berlin-Mitte. It covers approx. 11,916 m²
and would allow for the construction of
several buildings with a total possible floor
space of approx. 47,960 m², based on
current assessments. A site plan is attached
in Appendix 1.
The sale will take place as part of an
EU-wide competition and negotiation pro-
cess. Please refer to the relevant contract
notice in the supplement to the Official
Journal of the European Union.
The objective of the State of Berlin is to sell
the above-mentioned property to an
investor that will complete the following
work itself or commission a third party to
do so under the terms of the contract:
• Planning and building of high-quality
residential facilities
• Planning and building of an art gallery
with an exhibition space of approx.
2,000 m² and a net floor area of 3,500 m²
that is to be run by and transferred into
the ownership of the State of Berlin
• The realisation of a public venue for the
presentation of 21st century art (hencforth
to be referred to as the “Art
Venue”) with an exhibition space of at
least 2,000 m² that is to be run by the
investor, independently of the art
gallery; the development of an innovative
concept for the Art Venue in
agreement with the State of Berlin and
in consultancy with the national gallery
(Hamburger Bahnhof – Museum for
Contemporary Art – Berlin), and on this
basis the assumption of the costs of
running the Art Venue for at least 20
years after its completion
