We look forward to a hopefully successful year filled with exciting projects and
further expansion in the retail space, as well as massive growth in the green
sector. This edition, we have plenty of updates on our many sustainable projects,
including our green building and solar energy targets, our very first Greenovate
Award winners and our energy efficient mall (Bayside Mall) being recognised by
the City of Cape Town.
We also have more information on our innovative pan-African real estate
investment strategy and Property Point’s heart-warming community project.
Our Retail sector also comments on the challenges that were faced last year
during the busy festive season. Operation Destination is in full swing too – see

We have set bold green building
and solar energy targets
In the last few months, we have targeted boosting our solar energy
generation capacity to over 6MW by mid-2016, to become one of the
largest generators of rooftop solar power in South Africa.
We have also targeted growing our portfolio of Green Star SA certified
buildings to 50, reinforcing our position as the holder of the biggest
portfolio of certified green buildings in the country. We have also
conducted several investigations to identify which of our buildings are
suitable for solar power electricity generation. Extensive design and analysis
has been done on various buildings. Solar capacity already installed totals
1,215MW and is generated at our properties including, Lincoln on the Lake
in Umhlanga, InfoTech in Pretoria, Waterfall Mall in Rustenburg and Bayside
Mall in Cape Town. Solar installations approved and currently underway
at our buildings will add a further 4,827.5MW to the total. These include
installations at the V&A Waterfront, 33 Bree and De Waterkant, Airport
Industria, and The Constantia Village in Cape Town; Northgate
in Johannesburg; and, Kolonnade and Brooklyn Mall in Pretoria.

Our new Durban green building
beacon is the city’s first 5-Star
Green Star SA rated development
A landmark new R157 million green office development in Umhlanga’s
booming Ridgeside precinct has become Durban’s first 5-Star Green Star SA
rated building. Construction on the P-Grade (premium) 6,680m 2 building,
which boasts views of the Indian Ocean, began in June 2014. We are
currently also investing R117.3 million in another 5,500m 2 new green office
development, named The Boulevard, in the Parkside precinct of Umhlanga,
which will be completed in April 2016. Upon completion, The Boulevard
will make up a city block of green buildings in Umhlanga New Town Centre,
providing A-Grade office space of 20,000m 2 .

Bayside Mall is recognised by
City of Cape Town for being
energy efficient
The City of Cape Town, in partnership with Eskom and the
South African Property Owners Association (SAPOA), launched
Cape Town’s Energy Efficiency Forum (EEF) in 2009 to assist
commercial buildings and operations in improving their energy
efficiency. Bayside Mall in Tableview, Cape Town, scooped the
award for the Large Building Retrofit Category, raising the bar
for energy efficiency at shopping centres in the Mother City
and across the country.
Bayside Mall’s energy efficiency interventions include upgrades to
LED lighting and improvements in the heating, ventilation and air
conditioning system. The projects have yielded consistent monthly
energy savings and the mall has also invested in a rainwater
harvesting and reuse intervention. This involves the extraction,
detaining, storage and utilisation of storm water runoff from
the shopping centre’s hard surfaces and rooftop. All this results
in a 93% water saving in landscaping and public toilet usage.

to create buildings that are more sustainable are being driven by

The winners of the 2015 Growthpoint Greenovate Award competition were
Rowan McKenzie, Dijon Ross and Mieke van der Merwe from UCT (supervised by
Saul Nurick). They won R30 000, a chance to present at the GBCSA Conference
2016 (flights and accommodation included) and a Green Building tour (an insider
perspective on some of SA’s most innovative Green Buildings). The second place
winners; Alex Dimitriou, Daniel Searle and Ken Toplis from UCT (supervised by
Dr Kathy Michell), won R8 000, tickets to the GBCSA Conference 2016 and a Green
Building tour. The third place winners, from Wits and supervised by Dr Dave Root,
included Amy McGregor, Thabo Mathuthu and Wardah Peters. Congratulations to all!

On Saturday, 30 January 2016, the Sharks hosted their annual Fun Day
at Growthpoint KINGS PARK. A morning of fun and awesome family
entertainment was planned for the entire family with the whole
Cell C Sharks squad in attendance.
A crowd of over 7000 supporters attended the day and had loads of fun
interacting with their favourite players. Families had a great time enjoying
the food and fashion market or simply relaxed in the beer garden. The
Sharks Fun Day ended with Gangs of Ballet performing live in concert.

Cell C Sharks confirmed for
2016 World Club 10s
South Africa’s Cell C Sharks and reigning three-time European champions
RC Toulon of France are the first two sides to confirm their participation in
the second World Club 10s, which will be held in Mauritius from June 18-19.
The 10-a-side invitational will again feature Super Rugby franchises and
northern-hemisphere clubs in an eight-team event starting with two pools,
following the format used in the inaugural World Club 10s two years ago.
The Mauritius event will be held at the 16,000-capacity Anjalay Stadium.

Property Point gives back:
Growthpoint Facilities Manager, Pieter Kirkhoff, became aware of a need for
maintenance work at the Pretoria School for Cerebral Palsy Learners in December.
Before
Wanting to help, he approached the Growthpoint CSI team and Property Point to see
if there was anything they could do to help. Both took up the challenge.
Twelve small businesses stepped forward to participate. Some contributed to
the school’s renovations with their time, skills and resources to paint, landscape,
waterproof, as well as do electrical work, plumbing and maintenance. Others
provided funds towards additional items the school needs. They were supported
with a R150, 000 donation from Growthpoint, as well as R50, 000 of paint donated
by Plascon.
The project has proved so successful that we plan to make this an annual event.

We (on behalf of Jones Lang
LaSalle) donated R1 million
donated to improve lives
Our industrial property division donated R1 million to five
charities in consultation with our Operation Millionaire broker
competition winner for 2015, JLL.
The money will help refurbish an orphanage, create new
opportunities for kids with special needs, put a smile on more
children’s faces, make dreams come true for children fighting
life-threatening illnesses and develop skills and knowledge for
people with physical disabilities.

We will also sponsor two property upgrade projects for the
donation recipients by constructing a tailor-made therapy pool
for special needs school, Unity College. Supporting quality
childcare for abandoned children, we are also undertaking
refurbishments around the orphanage property of The Love
of Christ Ministry (TLC), estimated at R80,000. We will be
working closely with some of our suppliers to oversee that
this project is completed to the highest quality.
Operation Smile South Africa has received R220,000 towards
its work of providing free surgeries to repair cleft lip, cleft palate
and other facial deformities for children, as well as life support
education and training. While Reach For A Dream Foundation
has received R100,000 to continue its valuable work and
help make more dreams come true across South Africa. The
Association for the Physically Disabled, another recipient,
received R220,000, which will go towards its internship and
learnership programmes.

We have established a bursary programme to attract able and
committed individuals into the property industry, enabling them
with the opportunity to establish a foundation for their careers. Our
bursary candidates have exceled this past year, showing passion,
dedication and determination to accomplishing their dreams.
One of students, Leander Groenewald, has exceled at his
architectural project and was presented with an opportunity
to exhibit his work at the University of Johannesburg’s Arts
and Architecture exhibition.

The Independent Institute of Education (IIE), a subsidiary
of listed company , Advtech Group, established itself
in the prestigious Inanda Greens Office Park in Wierda
Valley, in 2006. As a market leader in the education
sector, the IIE has grown over the years and so has their

Location trends
Bryanston
Bryanston is the fourth largest node in Johannesburg after the CBD,
Sandton and Midrand. There is a noticeable trend towards an increase in
demand from businesses relocating to this popular area.
The node is currently undergoing major changes with a number of new
developments adding much-needed quality stock in the market. Most of these
upgrades and developments are around Nicolway, Ballyclare and Main Road.
Anslow Phase 2 (our building) is evidence of the confidence in the node.
Why move here?
Bryanston offers an optimal mix of infrastructure, access and upmarket appeal
and brings convenience to the surrounding community. The location of the
node appeals to both residential and commercial property investors. The new
developments, P grade buildings and even some A grade building in the node
offer fantastic efficiencies. Most clients are willing to pay a premium for high
quality accommodation that offers these improved efficiencies and reduce
operating costs. This thriving commercial node is also a preferred alternative
to Sandton for blue chip businesses and large A Grade and P grade users.

Retail space
Tough trading conditions fueled
the fight for retail market share
during the last festive season
The weak economy, deteriorating exchange rate and tighter consumer credit put
pressure on retail sales this last holiday season. Retailers were also under pressure with
even more international retail brands committed to enter the South African market,
such as H&M, Forever 21, Hamleys, Starbucks, Krispy Kreme and Domino’s Pizza.
Successful year-end holiday season trade is vital for retailers and December can often
represent up to two times a normal month’s trade. With the Easter holiday, these
periods can represent around 25% of annual turnovers.
The middle market focused their spending on affordably luxuries, such as eating out
more frequently and other little indulgences. Overall, food and grocery retailers did well.
Although it is evident that South African’s have changed the way they holiday. They are
not behaving the same way they did 20 or 30 years ago, with the long summer family
holiday now increasingly expensive and rare.

Two years ago, we introduced the Story Writing competition as an addition to
the Growsmart Literacy competition. This year we will introduce competitions
for maths and science.

The learners participating in the various competitions will all be from Grades 4
to 6, but each learner can only compete in one of the competitions. Schools will
therefore submit four teams of three learners, i.e. one team for each competition.
The number of participating learners therefore could be as much as 1 920.

In Level 1 of the competition, 160 teams will compete in 32
competition rounds held over seven weeks. The winners of the
Level 1 competition rounds will advance to Level 2, with 40
teams competing in eight competition rounds over two weeks.
Thereafter, eight teams will compete in the semi-final and five
teams will compete in the Growsmart final on 3 September 2016.
