Matched model methodHedonics methodThis method as well requires only information on the prices now of theentire building being reported form respondents. The producers of standardizedbuildings will have to be identified and a lot of these exist.Here two types of information are needed: The prices of the buildings andinformation of the quality characteristics of the individual buildings.Volume in the construction industry and frequency of index calculationThe number of new building projects that is taking place in Denmark canbe obtained from the buildings permits statistics. Certain criteria for theselection of construction projects from the building permit statisticsshould be established and consequently respected. For example, thedwellings which are not generally available on the housing market andare designed for a targeted group of population e.g. elderly people shouldbe excluded.Sometimes it might be difficult to determine from the building permitapplications whether the project meets the established criteria. In thatcase, it might be necessary to contact contractors/investors in order toobtain more information, which can help either to select or eliminate theproject in question.All methods will give an uncertain result if the population is too small. It isthus needed regularly to investigate how many building projects there isin the reference period.How often the index should be produced depends on the number ofbuilding projects and on the needs of the main users. It could be considerabledifferences in volume of the constructions projects between quarters.Hence it should be decided how the quarters included in annual averageshould be weighted.Concerning the needs of the users it appears that Eurostat will eventuallydemand the output price index quarterly, while National accounts primarilyhas a need for an annual index. The national account is not concernedabout a delay in data since they deflate national accounts threeyears <strong>af</strong>ter the reference year. How often the index should be producedneeds to be considered with regard to these considerations.Construction types to be included in the indexWhen determining which construction types to include in the index theneeds of the main users should be taken into account. National account isthe main user and they have a need for the index to include all buildingtypes: New detached-houses and multi-dwelling houses, owner-occupieddwellings, office buildings as well as the repair of these.
